We booked both ranch house listings for our group. Ages ranged from 11 to 84.
David is a fabulous host and the experience
was everything we were seeking.
Great place to relax and enjoy time with friends and family.
We had a great time celebrating my brother’s birthday at the camp house! We loved the decor on the inside, bed was comfy, AC great and everything worked. The shade trees and outside night lights were nice.
Responses were timely and very accommodating.
If we are in the area again needing a place to stay we will definitely book again.
Fun times!!!

I love this place. It reminds me of the deer lease my family was on as a child in Central Texas. Having a ranch all to yourself, without seeing any neighbors for a weekend, well that doesn't happen often.
This place helped me get back to the basics and explore nature. I hunted arrowheads, hiked with my dogs, birdwatched, rinsed off outside with no one watching, (you get my drift) and watched a big ol orange moon rise at night.
Watch cattle and donkeys move in the morning behind the house area and into the homesite land.
I enjoyed making my meals on the easy breezy charcoal pit outside and watching TV in the evenings inside while having rye whiskey at the bar.
The porch has a nice breeze and 2 rockers to visit with folks or fly solo like I did.
The home is well appointed with a full kitchen, fridge, Keurig and regular drip coffee makers. Satellite TV worked just fine and there is a DVD player if you need to bring such. The bed was nice and comfortable. I slept very well! The bunk house is a major throwback. You don't see bunkhouses like this anymore. This would make a great place to stay with a group and/or let kids stay in the bunk house so the adults have some time to themselves.
I hope to be back soon. This place really is fantastic and it's really amazing that the Koch's share it with us! Be sure to take special care of this place so we can all keep coming back. :)
The property was clean and adequate for our purposes, with on exception. The outside temps were in the thirties and the bunkhouse only had two inadequate space heaters for heat. Suggest something more adequate be provided during the colder weather months.
The property was super clean. This is the second time we rent this property and is great! Perfect if you are looking for something a little rustic. We spend most of our time outside in front of the fireplace on the rocking chairs. I highly recommend this place if you are looking for peace and quite.
Very nice and comfortable, excellent for children since there is a treehouse and swing for them to play on, the property was clean and had everything we needed to be comfortable, and have a great weekend! Everyone enjoyed Mr. Bojangles and watching the deer eat at the feeders in the afternoon.
Great place to stay. Rustic but nice and clean. Used the fire pit one night instead of watching a movie, fire pit was much better.
Enjoyed when the cattle would pass through. Very relaxing, Bed was nice. nice to have a washer and dryer . I would stay there again.

Really enjoyed our stay. The kids loved the swing and tree house and looking for armadillos. The house was clean and comfortable. Owner was very responsive and helpful. We would love to come visit again.
Very nice stay. Lots of extras: firewood, picnic table and outdoor activities. Perfect for our hunting trip needs.

Won't be going back.
First arriving at the location it was easy to find and drive up to the location. When we settled down and got our stuff out we all decided to relax from the drive. Once we got ready to make food we noticed that by where our baby was crawling there was a baby scorpion. That was a major concern for our babies safety. I contacted the location owner only to wait forever for a reply and only to say it was harmless. At this point we weren't really trying to see what else the location had instore. We checked the the side connected to the house where the bunk beds are and there's no door from the main house to the bunk beds it's a wooden door that won't keep any bugs out. Bunk beds were all dusty with dead wasps on the windows filled with spider webs. We avoided that side and decided to all sleep in the main house. If hot weather is not your thing keeping the AC at 75-76 will not help since it get very hot to where the AC doesn't really help. It was 81 at one point. We weren't too happy on our 4 day stay. On the third day we heard something moving by the bar area, turn out it was a mouse. It was a tiny mouse but keep in mind its children friendly on the post and the mouse left it's droppings on the floor which no one wants to see their babies or children grab that. At this point we were fed up and decided to not return. There isn't a trash service so anyone going will have to find a open trash can and hope the owners wont say anything. Don't recommend.
We had a great time on the Koch Ranch and enjoyed every minute of our stay. The house was clean and very well suited for a family to stay. Everything was top notch and the owners were extremely accommodating on short notice. We highly recommend this place as an excellent country getaway.
This was an awesome place to relax and have family time. Floating the river and just being out in the country. I can’t say enough about the owner. Very responsive, and just great. We will be coming here 2-3 times a year. Exactly what we were looking for!
A great way to get out of dodge for a while and relax!
The main house is super cute and comfortable, my 10 year old LOVED sleeping in the loft, it was like her own little fort! The bed in the main bedroom was really comfortable and the house featured all the creature comforts you need. We brought our bb guns and bows and there were a few metal targets and a frame to put your own archery targets into if you want. There is a cute tree house with a net hammock that my youngest liked and a big tree swing that was a big hit too! We grilled at night and cooked smores in the fire pit...it was fantastic. The one thing I would give anyone a heads up about is that if you have an issue with cow pats this might not be your cup of tea....cows walk the area and pats are EVERYWHERE. We just walked around them and it was cool to see the cows early in the morning, but just be aware.
Communication was great with David and we absolutely recommend the location for anyone who just needs to chill out for a weekend!
We stayed at the other “ White House,” on the property. My cousin and I switched. Nevertheless, we divided our time up equally between both houses , so we did get a good well rounded experience! This house was very clean and has ample counter space and an island area. This was the perfect house for games and star gazing while everyone would spend nights at the fire pit. The attached cabin like area was a little more rustic and had plenty of sleeping space. My sister and kids stayed there for one night. I would definitely rent the house again! There’s so much to do and the owners have the place stocked with various activities such as corn hole and BB guns.... there’ll a treehouse too! If you like wineries; they are just a 30 minute drive.
Rented for a weekend hunting party. Was perfect. Horseshoe pit, cornhole boards, great kitchen....exactly what we were looking for.

Just what we needed
Needed a getaway not too far from Houston. David was very helpful, welcoming and responsive. There was room to roam outside, sat by the fire under the evening lights and told ghost stories with s'mores.

Quiet, rustic retreat away from the hustle and bustle.
We stayed here while visiting the Warrenton-Round Top Fall Antiques Show. It was great to return to the quiet and relaxing ranch house each evening. The property was as described. David was very responsive to questions we had, and checked on us each day to see how things were going. If you want something more than the typical road-trip hotel experience, I wound recommend you check out David's place. It won't disappoint.
