Relax in the stunning Tuscan countryside at Villa Radicata with its 5 bedrooms, 4 bathrooms, 2 living areas and 2 outdoor dining spaces, both with magnificent views of the Tiber valley and lake monetedoglio. There is an outside pizza oven and private fenced pool. We have lots of toys and baby/toddler equipment, baby monitor cots and highchairs. Games and toys plus sky TV and internet.The restored farmhouse is on 3 spacious levels, set within 3 acres of private land and woods, including fruit, olive and nut trees. The beautiful surrounding countryside is ideal for walking cycling, horse riding, or exploring the nearby Italian art treasures such as San Sepolcro (famous for piero della Francesca) or Caprese Michelangelo, birthplace of the famous artist. Nearby are golf and spa facilities. Within easy reach of Cortona, Assisi, Florence, Siena and famous chianti vineyards. Shoe and wool outlet 20 minutes drive. Horseriding close by. We can organise pizza/pasta making lessons , wine tasting , beauty treatments ,yoga, massage and babysitting . Close by is a small deli where the local couple who own it make all their own bread, pasta,cakes etc . It is like going back in time as everything is kept the same as years back and the pace of life is slow . The house is very well set up for families with fenced pool, cots , high chairs and plenty of toys and baby equipment . Babysitter and chef available on request. pizza and pasta making lessons can also be booked . Guided tours also available .

We had a wonderful time in Villa Radicata. Owner Rita was very helpful with suggestions what to do, where to eat, where to shop.
Even when one of us had to visit a doctor, she jumped in the car and drove with us to the nearest doctor. The pizza experience and
cooking by neighbour Laura were amazing nights. What a beautiful countryside.
We had a wonderful family holiday at this home. It was great for the kids to enjoy all the amenities, plenty of toys, games and books. Everyone enjoyed the outdoor space and fantastic restaurants close by. The views were to die for, and we loved the sightseeing at nearby medieval town, buying veg in local market and picturesque river walks. Would love to stay for longer in the summer. House is spacious with a very well-equipped kitchen. We had a go at the pasta making machine and pizza oven.

The location is beautiful and worth going off the beaten track to experience. Our host, Rita, was delightful and very helpful in many ways including insight to fun and interesting things to see and do locally. Here family is delightful as well. Highly recommend experiencing a dinner of local cuisine on site if available and also a pasta lesson if interested ( ours were conducted by a local neighbor and her delightful family). The old house is beautifully restored and surrounded by nature with lots of butterflies, bees and ..... wild boars (only heard, not seen :)) The view is fabulous.
Paula the pizza baker made delicious pizzas for us. Awesome! The swimming pool is great!
We visit Michelangelo's birthplace in Caprese Michelangelo. A small museum with a beautiful sculpture garden. And we visited Periugia. A very beautiful city. Perugia has an annual international jazz festival with very famous artists.
We enjoyed every minute beiing in casa Radicata (Radicata means "rooted", I love the name :))

There are not enough stars to express how much we loved our stay! The house and surrounding area were everything you imagine Tuscany to be! The house was gorgeous and very well kept! The property was large and had outstanding views! The pool was perfect/clean and well maintained. We had 2 sets of adults and 4 teenagers (so two full families). There was plenty of room for all of us and the different levels of the house give everyone some privacy. Rita was the most amazing host I have ever had on VRBO! She was an outstanding communicator and answered all of my questions and gave great ideas and resources leading up to the trip. When we arrived she greeted us and made sure we had everything we needed. She went out of her way to ensure we were taken care of and gave us great information on the area and things to do!She also arranged a meal the night of our arrival cooked by a local chef Laura! The food was exceptional! It was all done right there at the villa! I highly recommend doing this! There are just not enough nice things I can say about this experience! You will not be disappointed if you stay here!

Listed as a beautiful villa, but later when we made our complaints to the owner she said, “this is a rustic farmhouse.” We found the kitchen and bathrooms were not in working order. The house had not been cleaned properly and the owner was aware of the problem and didn’t disclose until we brought it to her attention. Advertised to accommodate 10 people but could only seat 4 in the sitting area. Disappointed as this was a bucket list trip, but we made the best of it. The view was beautiful and the pool was lovely.

Thank you for your response . As you know there was a bad storm and it was pouring with rain when you arrived ( I waited 5 hours for you at the house as you said you would arrive at 3/4 pm but arrived at close to 9pm so I even I prepared dinner for you as I knew you would be tired) I told you that with the rain water had come into the kitchen and I apologise for this . . When you messaged me to say the kitchen was not clean I offered to get the cleaner to come and clean again but you said you would do it.
The living room upstairs is small as most people spend time outside or in the downstairs living space ( which both have space for 10) I am glad you enjoyed the views and pool and surrounding areas.
We went to Villa Radicata for a short break whilst driving round Italy from the UK. We were a bit nervous about the location, as we read in the reviews that the house is off the beaten track and the road is uneven and a difficult drive. However, the road appeared to be newly tarmacked and didn’t pose a problem for our vehicle. Once we reached the house we were not disappointed. The house is a typical Tuscan farmhouse, it is beautifully decorated in traditional furniture, it is secluded and very private, and has the most fabulous views over the lake and countryside. The pool was beautiful, had a fabulous outlook and was secluded and much needed after a hot day of sightseeing. We had the most relaxing, off grid time away from the hustle and bustle of the Italian cities and towns. The house was really spacious, cool and there was always somewhere to go for ‘quiet time.’ Highly recommend a stay at Villa Radicata.

So we had this journey planned for some time. A family of three generations wanting to have a memorable vacation where we had time and space to enjoy each other’s company. In all we were 9 persons.
We spent a lot of time looking for the perfect place
And we definitely found that
The location is wonderful if you are looking for authentic rural Italian lifestyle. Small villages scattered around all with their traditional food and culture
The house perfect for the individual needs of each generation and personality ( we even ended up having an extra room we didn’t use).
Our host Rita was warm and welcoming and very knowledgeable and frank in her suggestion of where to go and what to do. Whatever we asked about she knew someone who could help. She gave us the best recommendation of trying Laura’s pizza experience which was the most magical evening I’ve ever had
Laura and her husband is something special that just needs to be experienced and we have never had pizza as good ever before
I did have some thought before renting the place regarding previous reviews about the road towards the house. But thankfully I decided that it probably was a matter of experience in driving rural roads in south of Europe. There’s nothing to worry about.
I give my warmest recommendations to this house and hosts. I would love to come back

Casa spaziosa peccato per
Ho soggiornato a casa di Rita quattro giorni a capodanno insieme ad amici. La casa è uguale alla descrizione dell’annuncio. Spaziosa, davvero molto bella e con una vista mozzafiato. Purtroppo la casa essendo molto grande peccava un po’ sulla pulizia, in particolare dei bagni e delle camere. Per il resto, la cucina era attrezzata e gli spazi comuni accoglienti. Unica avvertenza attenzione al parcheggio, essendo un prato consigliamo di mettere le auto sullo spiazzo a destra.

Das Haus ist in sehr ruhiger Lage. Die Aussicht ist traumhaft! Der Weg zum Haus ist ein Abenteuer(keine Chance mit tiefem Auto!)
Das Haus und der Garten benötigt mal wieder etwas Zuneigung (z.B. Silkon in den Bädern und neue Farbe). Der Pool war sehr kalt und wurde aber regelmäßig gereinigt. Der Kontakt zu den Vermietern(leider nicht persönlich) war sehr nett.
La maison de Rita et Mike est confortable avec un panorama magnifique et une très belle piscine. En famille et entre amis, c’est une location idéale pour découvrir la région et faire de belles randonnées dans la montagne. Rita nous a accueilli chaleureusement et nous a donné toutes les explications nécessaires pour passer un bon séjour. Loin des touristes et des voisins, le repos et le calme sont assurés. Un grand four à pizzas nous a permis de fabriquer nous-même de vraies pizzas au feu de bois. Nous recommandons vivement cette location, seule réserve, ne pas venir avec une voiture trop basse car la route d’accès à la villa n’est pas de bonne qualité.

Property is just as described. Mike and Rita are very helpful and the countryside and nearby villages are gorgeous. It’s a rustic place and far from everything - perfect for disconnecting and relaxing and the dinners provided by Laura and her husband are an absolute must. Some of my favorite food experiences in Italy. Only potential drawbacks are wifi not reaching through the property and that the road is a bit rocky (best to rent an SUV). But if you have the right car and book, it’s perfect.

Il posto è molto bello e selvaggio. Piscina grande. La casa è stupenda, ogni stanza arredata in modo diverso, bagni molto particolari. Ci si perde tra scale e scalini e porte finestre che affacciano in aree diverse
Forse poco adatta per chi ha qualche problema di deambulazione ma i bambini si sono divertiti tantissimo a esplorare la casa. Adatta sia per l'estate perché molto ombrosa e per l'inverno perché ha sia la sala da pranzo che un bellissimo salottino con camino.
Data l'ottima posizione nelle colline toscane, questa casa offre una possibilità meravigliosa di godersi qualche giorno di relax. La casa è bella all'esterno e all'interno. Pulizia buona e massima disponibilità dei proprietari. Unica piccola pecca: la strada per arrivare alla casa è sterrata e con qualche buca, oltre che in salita, lo scriverei nell'annuncio.
Wir hatten wunderbare 10 Tage in der Toskana. Ein wundervolles Haus mit toller Ausstattung in unglaublich schöner Lage! Sehr nette und unkomplizierte Vermieterin die wir leider nicht persönlich kennengelernt haben. Super Welcome-Book in dem alle wichtigen Infos der Umgebung vermerkt sind.
Besonderes Highlight unseres Aufenthalts war der Pizza-Abend mit Laura! Sehr empfehlenswert!

Dejlige omgivelser, skøn pool og stort hus. Godt indrettet til flere familier. Huset har autentisk stil dog med brug for forbedringer flere steder. Bar lidt præg af udlejning og slitage.

We both have worked in tourism for many years, taking tourists around Italy. My family is Italian and it was always my dream to own a place in Italy so we moved here 9 years ago and I teach English in a primary school . We also organise study breaks , yoga and cooking breaks, pizza party, cooking lessons and wine tasting .
Why they chose this property
We love the beautiful scenery and the fantastic people. There is such a peaceful and relaxed atmosphere. We both fell in love with the house as soon as we saw it. There is something special about it and all our guests comment on how peaceful and relaxed they feel. It is great to drive down the lane and see boar, rabbits or deer.
What makes this property unique
This is the real Tuscany. the people are fantastic and there are some great reasonably priced restaurants close to the villa. The scenery is stunning and Florence, Arezzo, Perugia, Assisi, Cortona can easily be reached. Our villa is peaceful and relaxing , great for a family get together , child friendly and easily accessible for day trips to Florence, siena, Arezzo , Cortona , Assisi etc. It is a safe unspoilt part of Tuscany and you feel like you have gone back in time. we are so close to nature and you can see fire flies in June/July , hear the birds , crickets , boars {in the distance } and see the occasional deer , toad or hare in the garden . The stars at night are amazing and the whole place has a magical, spiritual feel / atmosphere , maybe because St Francis stopped along the road by the house on his way to LA VERNA. Our chef , Laura , makes the guests feel special with her delicious meals cooked at home or her pizza party at her house close by .
