We are a professional couple with two children who fell in love with Montenegro when we first visited in 2007. We wanted an old property first line to the sea and were very excited when we found the ground floor of our palace as it was a shell and working with the builder we suggested how we wanted it. We wanted to create a baroque/modern feel with the best quality building materials we could find locally. We scoured the area for tiles and furniture. We hope you like the main bathroom with the marble walls running into the original stone. The bed in the main bedroom came from Italy and our daughters call it the Princess bed. What do we most love about Montenegro? Being picked up in the morning by Nikoli in his boat and having a day swimming in the Boka!

What makes this Apartment unique
Most definitely the view. Then breakfast on the terrace, being able to dive off our own punta (jetty) the friendliness of the people, the amazing food, the weather. Having the mini market just within a few yards is also great and if we have friends with young children they can go into the shallow water just beside the jetty and paddle.

Wonderful Location. Very good overall
The location is fantastic and the apartment itself was very spacious and open plan.
Just a couple of niggles which didn't really detract but might need attending to. No Welcome pack ? one window could not be opened, the main door has an insecure panel and the property looks a bit tired. However this is not a negative but just constructive for the owner .The apartment is set in such a beautiful location and close to restaurants, shops and the sea and all this outweighs any slight issues. We did call it a palace, so very happy with our stay.
Beautiful property in lovely setting
Upon arrival we were blown away by the size of the property. It was very easy to get to from Tivat airport, around 20 mins away. If you get a taxi, ask them to take you the coast road, it’s unbelievably beautiful. The punta was great, my husband and boys were swimming at every opportunity. It took us around an hour to walk to Kotor but we had a very slow 10 yr old, you could probably do it in around 40 mins. Location was great with mini market down the road and bus stopped just outside. The restaurant next door was great with good seafood. Everything we needed was provided in the apartment. The only hiccup we came across (the lights not working in the bathroom) was promptly resolved after contacting Cora. We were really looking forward to the holiday and we weren’t disappointed
Magically place to stay.... Highly recommended
Property is as described. It is spacious, well laid out, clean and its location is perfect. Everything needed for a wonderful stay is provided and the village is wonderful. You can relax on the punta and take in the sun. Plus sitting out on the punta in the evenings and watching the sunset whilst having supper is heavenly. Kotor Bay is great for swimming and kayaking. It is also possible to rent bicycles in the village and visit other villages along the Bay.
Staying at this property is just magical. It's location is perfect for exploring Kotor Bay as well as the rest of the region which includes hiking in Lovcen National Park.
The owner is prompt in responding to enquiries and provides a wealth of information about the property and location. This is our second stay and I would highly recommend it.

It’s well worth staying here BUT be warned you won’t want to move away from the punta overlooking Kotor Bay - the view is amazing!
We spent six nights here and regret not staying longer. We did absolutely nothing apart from pottering from to the minimarket, to the punta and to the next door restaurant.
We didn’t have our own car but found a local transport: buses and taxis excellent.
The restaurant next door makes the best Aperol Spritz and serves the most delicious seafood.
All the neighbours were terribly friendly and helpful. After six days we really felt part of the local community.
Cora was a helpful host answering all our queries promptly and in detail.
We enjoyed Montenegro so much we are thinking of returning next year.

A wonderful setting for a relaxing holiday
A spacious and pleasant apartment in an excellent spot to enjoy Kotor Bay and beyond. We loved being able to pop out onto the punta to enjoy the lovely views, and we ate in the very friendly Konoba next door most nights where the food was pretty good. We hired a self-drive boat from a rental place in Kotor bay, and spent two days motoring our way around the two bays. Highly recommended, as is Captain Ivan’s guided boat tour, and all reasonably priced. We climbed the Kotor town wall which was hard work but worthwhile for the view / experience and for having done a bit of exercise on an otherwise lazy break! Altogether, despite some unseasonal wet and stormy weather at the start, which made the apartment feel a bit damp in places, we had a great week and loved the location.
Special interest holidays:
Nature lovers check out Skadar Lake and Lovcen National Park. Foodies will enjoy the local food which is fresh and mostly organic. Fish is particularly good and some local wines are excellent. There are a number of other activities that can be booked such as sailing, white water rafting, forest and lake hikes, kayaking. Details can be sent on booking.
Apart from small beach directly beside the property there are a number of other beaches close by. Most can be reached within 20 -30 mins. Further afield there are Budva and Sveti Stefan resorts.
Dubrovnik is approximately 1 hour from Prcanj (the journey comprises a short ferry crossing). Flights from the UK are usually 2 hours and 20 mins and are available from a number of airports and airlines. Flights are also available from Dublin and Knock in Ireland. Tivat Airport is within Montenegro and is 10 minutes from Prcanj. You can of course arrive by boat from the Adriatic sea and navigate around the Boka Fjord)
Kotor is 10 minutes away. Budva is approximately 35-40 minutes.
There are numerous leisure activities available such as sailing, mountain climbing, white water rafting, tennis. Boats can be chartered for use during your stay.
The historic UNESCO heritage town of Kotor is 10 minutes away and Perast is approximately 30 minutes away by car or boat.
