Located right on the waterfront at the mouth of the peaceful and idyllic Bay of Zaton, only a short drive from the historic old town of Dubrovnik, but away from the crowds, this spacious 3 floor villa ( "The Cliffhouse") benefits from the most spectacular views on the Dalmatian coast.

The Cliffhouse has a private pool and private access to the sea, with beautiful swimming along the coastline. Even in peak season, you can enjoy refreshing and relaxing swimming in the sea away from the crowds, or relax on one of our 3 panoramic terraces, or 4 further garden terraces containing fig, plum, lemon and mandarin trees. The Villa has a bright open-plan kitchen, dining room and lounge overlooking both the bay and the open sea. 4 air-conditioned double bedrooms all with sea views, 3 bathrooms plus an extra WC. Wifi provided. Private parking.

A stay at the Cliffhouse is the perfect way to combine the tranquility and natural beauty of the coast with the churches, monasteries, fountains, cafes, restaurants and sophisticated night-life of Dubrovnik, with easy ferry access to nearby Islands.

The house can accommodate up to 8 people. Due to the number of steps from the parking area to the house and down to the swimming area, the Cliffhouse may not be suitable for those who have difficulty with stairs.

Dramatically positioned with view, sea and pool swimming and good facilities nearby. The villa was perfect for us (would have loved another week!). The local team for check in could not be more helpful including some good recommendations.

Fantastic property half way down the cliff. Lovely pool and access to the sea off the rocks. Excellent communications when booking and during our stay.Just be aware lots of steps down from parking to the property.

Beautiful place to stay! We thoroughly enjoyed our stay at the Cliffhouse. Everything was clean & the house was very well equipped, loved having the pool & sea access. It was very easy to catch an uber into the town or anywhere else we wanted to go. Bozo the house manager was very helpful & responsive to all our needs. If we came back to the area we would 100% stay here again.

Stunning Waterfront Villa

Our family of 5 stayed here in late June. The villa is a spacious, modern waterfront gem just outside of Dubrovnik. We loved the private pool and swimming platform on the bay. The bedroom air conditioning was fantastic on the hot summer nights. Yes, there are many many stairs but it’s doable if you’re able-bodied. This was the perfect location for our family to celebrate some milestone moments.

We absolutely loved the villa. It was spacious, had great views and was well equipped (highlights include cafetières, cling film, snorkels and masks, backgammon). Great air con, and good to have a decent TV with Disney and prime. Boza the house manager was super helpful, arranging boat trips etc. his son Carlos even took us to the shops when we arrived as we didn’t have a car, which was unbelievably kind. It was very easy to order Ubers and it worked out cheaper than hiring a car, plus no issues with figuring out where to park in Dubrovnik. Food in the restaurants isn’t cheap, but it’s very good, as is the wine. Our first trip to Croatia and we’ll definitely return.

Best VRBO we have ever had (and we have rented dozens all over the world!)

There is no way to describe this rental and do it any Justice. The photos do not convey the uniqueness of this property. I will detail the house but adding details on reasons you might hesitate to book first (and why you shouldn’t). FIRST the stairs are not a big deal if you are physically fit. I was a little stressed as we traveled w my parents who are in their 70s and our young sons and it was perfectly fine. I expected them to be much more intense based on the reviews. Next UBER was extremely easy and always available. But more importantly there is a bus stop adjacent to the road on the top of the property so pick up was not only easy it was extremely safe (and we had two young boys 5&4 w us so this was such a great surprise). It is very close to Old town (and Ubers were cheap). The house was extremely clean and the layout was great for a family spread over two floors. There are two master suites so no one feel like they don’t get a great experience if you went w two families or two couples. We spent our time either on the porch, by the pool or down on the cove w a private entrance to the water. The swimming was very calm in the sea all but one day and it was still easy to get in and out (even for the kids). Running out of room but the boat/cave tour was awesome (that they arranged for us), and there is an easy way to get to a GREAT beach which has two restaurants without walking on the road at all! Best VRBO of our lives! We’ll be back!

What a view!

Wir waren hier als Freundesgruppe und haben eine wunderschöne Woche in dem Haus verbracht. Die Zimmer sind toll eingerichtet, die Küche hat alles was man braucht. Der Ausblick ist unfassbar schön (mit Sonnenuntergang). Der Pool ist zwar etwas kleiner, als wir ihn auf den Fotos erwartet hatten, aber auf jeden Fall ausreichend. Zum richtigen Schwimmen kann man nämlich die Treppe runter zum privaten Meereszugang nehmen. Du solltest kein Problem mit Treppen steigen haben, sonst könnte es schwierig werden bei dem Haus ;) Am einfachsten ist man mit einem Auto da, wir hatten keinen Mietwagen und haben Einkäufe und Trips mit Uber gemacht. Wir würden auf jeden Fall wieder kommen und sind sehr dankbar für die schöne Woche, die wir hier hatten! :)

Wir hatten eine sehr schöne Zeit, vielen Dank!

Das Haus ist super aufgeteilt, mit einer tollen Terasse, einem schönen Pool und einem eigenen Zugang zum Meer. Wir haben uns sehr wohl gefühlt. Anstrengend waren die vielen Treppenstufen hinauf zum Auto, insbesondere um Einkäufe für acht Personen ins Haus zu schleppen. Aber so kann man auch im Urlaub etwas Sport treiben :-) Alles in allem ein rundum gelungener Urlaub.

Amazing stay - highly recommend

We thoroughly enjoyed our stay at the Cliffhouse in August 2022. We were welcomed with a tour of the property, as well as a complimentary fruit platter and bottle of local wine. The location was perfect for our first trip to Dubrovnik. Away from the hustle and bustle of the old town but only a short Uber ride away! We had stunning views from the terraces, balconies and newly fitted swimming pool. Perfect spot for sunset, watching the boats go by and we even spotted Dolphins one morning! The Villa was well kept, clean and had everything you’d need. Great communication with the owner Charles in the run up to the trip who ensured we had all the relevant details. Adrian, the property manager was super friendly and always available to answer any questions we had throughout our holiday. For those worrying about the stairs - there are a lot of steps but if you take your time they are manageable. Adrian also helped to carry our luggage up the stairs on our departure which we really appreciated. Overall, we had an amazing experience and would recommend the Cliffhouse to anyone!

Great location but could be fantastic

Location fantastic but the property is tired. At this level there should at least be a coffee machine that works, The furniture is old. That said the views are amazing and should not put anyone off staying here. With a very little investment this villa could be 5 star.

The best view

Good. Beautiful and serene view. Great swimming in the sea at the foot of cliff. Carrying luggage up and down the steps between the house and the car park was a challenge in the heat but then again what are teenage children for!

Fantastisk ferie i et skønt hus

Vi havde taget børn og svigerbørn med på ferie til Kroatien. Huset var perfekt indrettet til 8 personer, og lå med en fantastisk udsigt over Zaton-bugten. De mange trapper var en udfordring, men var samtidig gøg træning. Vi nød i fulde drag, at vi havde egen adgang til vandet, og kunne svømme og springe fra klipperne helt uforstyrret. Den store terrasse var vores base, Her kunne vi nyde udsigten mens vi spiste, spillede spil eller blot nød solen. Afstanden til Dubrovnik er overskuelig. Man kan tage en taxi for omkring 200 kr. eller hoppe på den lokale bus . I øvrigt kan vi varmt anbefale den lokale familierestaurent "Veranda", som serverede fantastiske lokale retter for os. Huset kan varmt anbefales, men det kræver som sagt nogle gode ben.

Perfect setting

We very much enjoyed our stay at the property. We didn't mind the steps. Having access to the water was ideal. Swimming and snorkeling from the rocks was great. The views from the terraces and balconies are impressive. We often didn't want to leave for side trips since we enjoyed relaxing at the house so much. You need a car to get to the grocery store. You can walk to the local restaurants in Stikovica. A few negatives. The kitchen has some water damage at the walls/cabinets. Moisture must be coming in from the exterior. I didn't find the beds comfortable on the third floor. These negatives wouldn't prevent me from renting again.

Wonderful stay!!

We had a wonderful stay here! Close to Dubrovnik, but far enough away to have your own space away from the hustle and bustle of the city. The property manager, Adrian, was extremely helpful with check in and giving us an overview of the property. He was also very accessible for questions afterwards. We rented a car and were easily able to drive to Montenegro and Bosnia and Herzegovina!

traumhafte Lage; auf 2 Stockwerken jeweils 2 Schlafzimmer mit eigenen Bädern; ein Zimmer mit eigener Dusche; jeweils mit Terrasse bzw. Balkon; Klimaanlage sehr angenehm; darunter der große Wohn-Essbereich mit großer Terrasse, die durch Steinmauer und Geländer gesichert ist, was wir, da wir mit eineinhalbjährigem Kind da waren, sehr stressfrei fanden. Der Blick von den Terrassen in die Bucht mit den einfahrenden Kreuzfahrtschiffen einfach sensationell. Eigener Meerzugang über die Steilklippe empfand unsere 10 jährige als besonderes Highlight. Fußläufig (10 Min.) Stikovica mit flachem Strand für Kleinkinder und guter Gastronomie. aus unserer Sicht ein absolutes Muss ein Ausflug nach Bosnien-Herzegowina (Mostar) und für Weinliebhaber auf die Halbinsel Peljesac. Unseres Erachtens für 2 Familien mit 4 Kindern bestens geeignet auch wegen der guten Rückzugsmöglichkeiten auf zwei weiteren Terrassen unterhalb des Wohn-Essbereiches. Adrian, der Manager vor Ort sehr hilfreich; hat einen Tagestrip mit Ausflugsboot zu den elaphitischen Inseln perfekt organisiert. 120 Stufen zum Haus und 130 Stufen zum Wassser sind natürlich nichts für Gehbehinderte, Unsere Bestzeit vom Meer zum Haus betrug 25 sec.

Magnifique pays , des paysages fabuleux avec une eau couleur vert émeraude ,À visiter absolument

Très belle maison , bien équipe , propre , fonctionnelle , spacieuse avec climatisation dans toutes les chambres. La literie est de qualité .L accès privé à la mer est un vrai plus . il vous faudra monter et descendre des escaliers pour y accéder mais accessible facilement sauf pour personne à mobilité réduite . A proximité des restaurants , plage etc ... je vous conseille fortement cette villa si vous voulez passer un magnifique séjour . Aucun point négatif , Adrian qui vous remettra les clés est très arrangeant et vous donnera de très bon conseil pour visites , restaurants etc...

Hard to find better

I have given this rental 5 stars because we were really sad to leave and that is a great indication of a quality stay. Here are the pros and cons as we see them. Pros Just amazing view every day. Plenty of space for 6 and lovely areas to relax Light modern design and tasteful decor Walking distance of Stikovica with the great pizza place which is v good value and does tasty fish and meat dishes. Also the more expensive but fab Konoba Veranda. Canoe rental from pizza place. Possible for skipper of boat trip to drop us at our little dock. Short drive to Zaton for food and nice walk in woods. Swimming frrom bottom of garden. Private. Water warm in June. Comfortable rooms. Quiet Cons You sometimes hear neighbours on holiday Broken shutter in top room. Put towel in front No help getting suitcases up and down. Lots of steps. Good workout ! Could have used more beach towels Hob slow That being said would love to return

Exquisite, Stunning Beauty - Precisely as Shown

Well this was a real gem of a find for our extremely highly rated Croatia trip we just returned from. I would recommend the house just as much as the consideration of Croatia as a country to visit. It is important to note and not dismiss that everybody staying in the home does need to be physically fit and able to traverse a couple hundred stairs a day without issue, as there is no other choice. Otherwise what seems a bit difficult certainly becomes much less challenging by the end of your stay, and again this is an absolute artists dream of capturing the views the Adriatic Sea has to offer from the coastline of beautiful Croatia.

A perfect week!

We loved the Cliffhouse! The location is ideal -a lovely, quiet cove away from the crowds but close enough to Dubrovnik to make several trips. The water was clean, clear and warm. It was so pleasant to visit Dubrovnik in the late afternoon after the crowds abated, have dinner and return in time for a twilight swim. Adrian arranged a fun boat tour with Antonio for a visit to the Elafiti Islands and some cliff jumping for our boys. We also kayaked in the bay to a secluded beach, explored and swam off the peninsula across the bay and took a day trip to Kotor in Montenegro. On our last night, we had a delicious traditional dinner at Konoba Veranda a 5 minute walk away at Stikovica. The house is clean and comfortable with lovely views - and lots of steep stairs for hardy travelers!

Nice Villa in a beautiful location

Really nothing bad to say about the place. Of course lot of stairs to climb every day but that was known before and if you took it as an daily workout it was ok :) mornig swim in the sea was really great experience. Lot's of space for our team of 6 people. Kitchen very well equipped. Well, new coffee maker would be a bonus for next visitors. Housekeeper is very nice and helpful. We had a car so moving around was easy. Also taxi is quite cheap and Uber works very well around Dubrovnik. You can not really walk anywhere, the roand are so narrow so it would be quite dangerous. We really enjoyed our stay, thank you !!
