Fantastic!
Loved this place!! So much nicer than other places I've stayed in the Keys - I almost didn't book because there were no reviews...I was worried it was too good to be true! The place was very nice and the owners are some of the coolest people you can hope to meet in the Keys! I will be booking again!

Thanks, Chad, we look forward to your return visit. Your best compliment was your comment that guests do not leave reviews so they can keep our little slice of paradise to themselves by not encouraging others! Most of our guests are repeat visitors, and typically do not leave reviews online, so thank you, again, for your gracious comments. We will keep a light on for you.
Barry's place had everything you would want in a waterfront accommodation. It has a rustic charm that mesh's perfectly with the Keys lifestyle, and our group of seven were all comfortable and cool during our stay, with plenty of docking space for our two boats. Barry was very responsive, and he checked in with us a few times to see if we needed anything. We would definitely book there again.

We enjoyed having your family here, and glad you enjoyed your stay. We look forward to welcoming you back for a future vacation.
Barry was a wonderful host. He meet us and show us the beautiful home we would be staying in. He had a book with things to do and restaurants. The home was GREAT. My kids and I enjoyed the kayaks. Perfect place to introduce them to kayaking. Gorgeous sunset. Home was in a great location to go north or south on the keys.

Absolutely fantastic!!!
This place and the experience were unbelievable! The tree house, which literally is up in the palm trees, has spectacular views of the water and the sunsets. The cottage was clean and cozy, sporting decorations and furniture both old and new, kind of eclectic, just like the keys. Barry is a gracious host that takes the time to make sure you have everything you need for a fun getaway. 5 star all the way!!

Barry the property owner was awesome to deal with from the start!! He was very accommodating the property was clean and well stocked. Everything functioned as it should. Also very knowledgeable about the area he lives in and was able to tell us about some really cool spots to hang out.
Barry’s place is full of sailing themed charm and character, a perfect spot to relax with waterside ambiance. A great location as well and Barry and his wife are wonderful hosts!
We were group of 7 traveling from North for Christmas. We enjoyed our time here. Jim and Pam were easy to connect with and responsive. The 19-20 yr olds would have preferred a little more active location- they couldn’t drive to town, etc. We used the boat, kayaks and bikes, went snorkeling and did day trip to Key West.
Great cozy base for family activities. We enjoyed all the marine life we saw from the docks and had a great time out in the kayaks.
The property had everything we needed.
We had the best time here! Barry and Tammy are amazingly gracious and generous hosts. We loved using the snorkel equipment and they even took us as their guests to the Dolphin Research Center. If you have the chance to stay here, we can't recommend it highly enough!

Excellent place to stay and sail!
This is my second time staying here and I cannot wait to come back! If you are looking for a "White Glove inspected" upscale hotel room, look elsewhere. But if you want a clean, comfortable, casual apartment with sailboats, kayaks, bikes, and lots of fun, then look no further! Barry and Tammy are the nicest people and very helpful.

Not what we expected
The tree top cottage was small but comfortable. The deck provided no shade from the sun and there was no lounging available in the shadded areas. The outdoor amenities are well used and some need replacement. The sailboat was satisfactory and we enjoyed the few times we were able to get out on the water. Unfortunately the property is very close to the highway and there is a lot of vehicle and truck traffic. We enjoyed visiting the state parks and a few of the local restaurants serving fresh fish. We recommend Lorelies and their key lime coladas!

Your review got our attention, as it is the lowest rating ever received.. We were on a sail to the Dry Tortugas, rare for us, when you were here, and not able to meet you and personally address issues to make your stay more enjoyable. There were umbrellas available for the deck, and chairs in the shaded common area. We are, as is all the Keys, still recovering from Irma in September 2017, and your comment about updating is accurate and well taken. It has taken a lot of time and expense to get the property back to where we want it. We have since replaced the old kayaks and paddles, completely reconditioned bicycles, and landscaped the common area for a better "shaded" retreat. The Compac sailboats have fresh paint, sails and motors serviced, and are consistantly highly rated by our guests as the ideal day sailer for this part of the Keys. With the ongoing rebuilding, there is more truck traffic then is usual on Highway 1, we can do nothing about that. Since it is the only highway, and most properties are near it, you likely will have this issue. There are places off the road in Key West, Marathon, etc, but you may pay up to twice the rates. We love our location on the only fishing village in the Keys, convenient to all attractions East and West. Thank you for your comments, we strive to give all our guest a five star experience, and will continue to make that so.

A slice of paradise.
Conch Key is beautiful. Sunset from the deck are amazing. The cottage is clean with ample dishes, linens and beach towels. It’s close to Grassy Key and Marathon for dining and shopping. Sailing on the Gulf is an added treat! The boats are old, but in working order. The cottage is dated and basic, but we spent most of our time outside so it worked.

Perfect key stay!
We had such a great time staying at this cottage on our trip to the keys! Barry's suggestions on places to eat and what to do while in the Key's was exactly what we were looking for! The sunset from the balcony and kayaks just outside the property was so beautiful that we made sure to get back every night for it. We even got to catch a few fish and a manatee swam right under our kayak! Barry and Tammy were so welcoming and wonderful people. I would recommend anyone to stay here :-)

Comfortable, clean, convenient!
We really enjoyed our stay here. Boats moored outside your front door, and a beautiful Keys sunset from the deck? You just can’t beat the views! We loved the use of boats and kayaks-a huge perk! It’s very convenient to both the upper and lower keys. Great little restaurants fairly close to the house. Owners are super helpful, friendly, and responsive. Recommended!!

About the host
Hosted by Barry Franzen
We purchased the property from the original owners, who developed this unique property, starting in 1988. We are avid sailors, and love to be on the water, and are delighted to offer this venue to like-minded travelers from around the world. Barry and Tammy
Why they chose this property
Our bayfront hideaway cottages are located in the middle Keys on a small island called 'Conch Key'. The island is the smallest island in the Keys. It is reminiscent of a quaint Bahamian lobster fishing village, with colorful cottages nestled closely together. Rustic wharves are charmingly cluttered with lobster traps, nets, and fishing gear. There is a well kept secret that lobster and fish are both plentiful. Back country fishing and off shore sport fishing are readily available. Our ideal location, in the middle Keys, will allow you to visit both Key West and Key Largo, each approximately one hour away. Our waterfront cottages do offer a 23' foot sailboat for qualified sailors. Additionally, we offer dock space with water and electricity for our guests wanting to bring their own boat for some of the best fishing in the world. Our cottage is impeccably clean, comfortable, and beautifully decorated. Since 1988, we have taken pride in the fact that we have the cleanest, most well-maintained accommodations in the Florida Keys!
