Every room has a magnificent view, whether you are having breakfast in the kitchen, lunch in the open air dining room, a glass of rosé on the terrace, or lounging in the pool....it is VIEW, AFTER VIEW, AFTER VIEW, of
the cerulian waters of the COTE D'AZUR.
The terraced gardens have a dozen olive trees, a citrus grove, and fig trees.
Squeeze freshly made orange juice from your own trees. And enjoy
barbecuing in the outdoor kitchen.
Enjoy the daily morning market in Beaulieu, nestled beneath the majestic lower Alps. Dine in one of the plentiful port restaurants, drenched in mid-day sunshine. Walk the lovely walk from Beaulieu to St. Jean, Cape Ferrat along the sea, or walk around St. Hospice on Cap Ferrat and reward yourself with a swim & lunch at Paloma Plage. Browse the chic boutique shops in St. Jean, Cap Ferrat. Day trip to Italy for the markets, upmarket fashion shops, and lunch at Bordaghera or San Remo.
Drive 15 mins. to old Nice or Monte Carlo, 45 mins. to St. Paul de Vence, 10 mins. to Eze Village, 45 mins to Italy, 15 mins. to the the Grand Hotel de Cap Ferrat....it is an absolutely unbeatable LOCATION, LOCATION, LOCATION...

In the distance, winks the Cap Ferrat lighthouse, a safe haven beacon for incoming mariners to Villefranche Bay. The Provencal kitchen is fully equipped for serious chefs, with seriously cutlery, cooks’ tools, dishes, wine glasses, serious pots & pans, and many plates, placemats, and napkins for entertaining.
The laundry room has a washer, dryer & upright ironing board. A BOSE CD-player, ping-pong table, foosball, and various games complete everything you will need to have a fun and relaxing Cote D'Azur holiday.
Adjacent to the Provencal kitchen, the dining room can be completely open-air for al-fresco poolside dining., or fully closed for a cozy winter candlelit meal.
A BBQ area and shower are off the pool deck. Below are terraced gardens with fruit trees and olives, and seating for 4 on Adirondack chairs.
Four air-conditioned bedrooms are beautifully decorated: 2 kings, 1 French double, and 2 extra-long twins, complete the configuration, all are en-suites. Two TV rooms (one upstairs, one down), are fully equipped for all language requests, and the WIFI is, free, reliable and strong.

About the host
Your host
Beth and Eddie have owned this villa for the past 15 years as it is their favorite place in the world. They both had International careers in Communications and chose this part of France to retire from advertising. They spent part of the year here and part abroad.
Beth is originally from Boston and Eddie was born in Cuba and they both met in Hong Kong.
They are tireless travelers, foodies and wine lovers.

Why they chose this property
We wanted to buy in Europe, but the next question was where? We wanted: a sea view, clean water and beaches, proximity to an international airport, a mix of both locals and international people, good motorways, and proximity to Italy (which was our second choice). We wanted excellent health care, excellent local produce (we love to cook), and delicious and refreshing wines. And we wanted to be in a country that respected its coastline, and did not allow it to be ruined by commercialization or tacky tourism.
What makes this property unique
When we first walked into this house we were amazed by the views and the light. It's true indoor/outdoor living, yet you have the coziness of comfortable furnishings and the old-world charm of Provencal touches. We also appreciate the security of a private domain and the proximity to Nice, Monaco, and Italy. We spend almost as much time in Italy as we do in France.
