Easily accessible from the highways, you’ll enjoy the proximity to Deauville (40 minutes by car), Lisieux (25 minutes by car), and many charming nearby towns (Livarot, Camembert...), as well as the D-Day landing beaches.
Nestled in the Normandy countryside, our gîte “Les Pâtis” offers an authentic and peaceful setting for stays with family, as a couple, with friends, or for business retreats.

Les Épicéas – A charming little Norman apartment for 2–3 guests!
Step into the authentic atmosphere of “Les Épicéas,” a delightful apartment full of character located in the heart of Normandy. This cozy nest, with exposed wooden beams and warm decor, invites you to relax from the moment you arrive. Perfect for a romantic getaway or a peaceful retreat, this apartment beautifully blends Norman charm with modern comfort.

The accommodation includes:
1 bedroom with a double bed and a bathroom with a bathtub, toilet, and vanity unit.
1 sofa bed in the living room, suitable for 1 adult or 2 children.

A spacious living area with a fully equipped kitchen: refrigerator, gas hob, microwave, dishwasher, toaster. The cupboards are stocked with everything you need to prepare and enjoy your meals. A “L’Or” coffee machine is also at your disposal.

A television with Netflix, French and English channels, plus free Wi-Fi.
No parking issues – a dedicated space is available within the estate, near your gîte.

Outside: a private terrace with a charcoal barbecue. A peaceful area to relax with stunning views of the estate and the swimming pool.

• Cleaning kit (1 sponge + 1 cloth + 1 dishwasher tablet + 1 disinfectant + 1 dish towel)

🔒 Security Deposit
A deposit of €500 is required for your stay. It can be paid either:
• Via a secure link (bank imprint, not charged)
• By check on the day of arrival
👉 Important: The secure link only captures a pre-authorization. No amount is charged unless damage is found. The deposit is automatically released within 7 days of departure.

🛏️ Bed Linen, Towels & Bed-Making
Optional services:
• Sheets (left on the bed, not installed): €5 / bed
• Sheets + beds made before your arrival: €10 / bed
• Towel kit: €10 / person (includes 1 bath towel, 1 hand towel, and 1 bath mat per bathroom/apartment)

🐾 Pets Welcome
Pets are allowed (max 2 per gîte), under the following conditions:
• Less than 15 kg: €15 / pet / stay
• More than 15 kg: €35 / pet / stay
Payment on-site in cash or by credit card.
Please inform us when booking if you are bringing pets.
Rules:
• Must be kept on a leash outdoors
• Waste must be picked up
• Please sweep up hair before departure
• Be considerate of other guests who may not be comfortable around animals

🏊‍♀️ Pool & Jacuzzi
• Outdoor Pool: Open from mid-April to end of September (weather permitting). Closed from end of September to mid-April.
• Outdoor Jacuzzi: Open year-round.
Pool hours:
• High season: 9:00 a.m. – 9:00 p.m.
• Low season: 9:00 a.m. – 6:00 p.m.
🚫 Night access prohibited for safety reasons.
👶 Children must always be supervised by an adult. Swimming is under the full responsibility of parents/guardians.

🚫 Safety & Hygiene Guidelines
• No running, pushing, or diving in or around the pool
• Shower required before swimming
• No swimming right after applying sunscreen (wait at least 15 minutes)
• No pets allowed in pool area
• Do not throw objects or food into the water
• No glassware—plastic cups are provided

🧼 Maintenance & Cleanliness
• Avoid swimming if the pool is heavily polluted (hair, sand, leaves, etc.)
• Close the pool cover after use if applicable

🩱 Dress Code & Behavior
• Swimsuits required (no underwear or street clothes)
• Please keep music at a moderate volume and avoid shouting

❗ Liability
Use of the pool is at your own risk.
The owner accepts no responsibility in case of accident, particularly in the event of non-compliance with the rules.

🛻 Guided Quad Tours
From early May to late October, enjoy a nature ride on a quad guided by an instructor.
• Duration: 2 hours
• Price: €120 per quad (1 or 2 people)
• Driving license (B) required
• Gear provided: helmet, disposable liner, gloves
The ride takes you through forest paths, river crossings, and offers just the right dose of adventure in a safe and friendly setting.

Tourist Tax
A tourist tax has been introduced in the territory of the Community of Communes since January 1st, 2024.
Collected based on the actual number of overnight stays, it is paid by travelers staying in commercial accommodations within the area.
All proceeds from this tax are fully dedicated to improving the quality of visitor services and tourist infrastructure in the region, as well as to promoting and developing local tourism to enhance its attractiveness.

This tourist tax will be requested from you by the owner before your arrival and will be transferred to the local municipality.
