Enjoy the entire and exclusive use of the award-winning 1785 Inn, once a fine dining restaurant, festive pub, and celebrated lodging destination. Featured in multiple publications for its breathtaking views—ranked among the most photographed in New England—the inn offers 17 comfortable guest rooms on 5+ private acres with spectacular sunsets over Mt. Washington and the Presidential Mountains. Relax on the hillside in Adirondack chairs, gather in the pub, or host dinners in the dining room while taking in the stunning scenery.
The property includes 12 rooms with private baths, a prep and event area with balcony, multiple gathering spaces, a game room, pool, hot tub, fire pit, hiking trail, and a sandy beach on the Saco River. It’s a rare and unique stay, perfect for weddings, family gatherings, reunions, corporate retreats, or special celebrations. Sleeping capacity is up to 40, with dining for 70 and pub seating for 44. We DO NOT have plans to add a tent (which requires special permits) but can host events outside without cover or Indoors.
Rates vary depending on group size, dates, and type of stay. Minimums or additional event fees may apply on holidays and peak weekends. All events and gatherings must be pre-approved. Quiet hours are strictly enforced after 10 pm, with no fireworks or outside noise allowed. Pets require prior approval and a signed pet agreement with applicable fees. Parking is limited to 17 vehicles without prior authorization.
Guests will enjoy full access to the inn, pub, commercial kitchen, guest rooms, pool, hot tub, and all common areas. The property is entirely private—no other guests will be on-site, and the inn is not open to the public. As we no longer hold food or liquor licenses, the inn is BYOB and guests may prepare their own meals or hire a private chef or caterer.
To ensure a smooth stay, guests must follow our Good Neighbor Policy, adhere to house rules, and complete check-out procedures, including stripping beds, starting laundry and the dishwasher, and taking trash to the dumpster nearby. Please note: lost keys or lockouts incur a $50 fee, false fire alarms $100, and tampering with safety or surveillance equipment will result in loss of deposit and additional fines.
