Cliff House One is a truly spectacular property. Modern, spacious & luxurious, it's set into the cliff face above Apple Bay with panoramic views of the Caribbean ocean & neighbouring islands
In winter, you'll find world-class surf at your doorstep & in summer, crystal waters for snorkelling over the reef. Plus, a handful of local bars & restaurants are just a few mins away. For luxury, ease & island bliss, this is the one!

LIVING AREAS:
Formerly a private home known as Falling Down House, the property has been completely rebuilt since hurricane Irma blew it away in 2017. While similar to the previous layout, the new contemporary silhouette is built in concrete to a slightly larger footprint, with elevated ceilings and additional rooms and porches. The sleek white minimalist interior of the main house is furnished with simple teak Balinese furniture creating the perfect backdrop for the views, which are showcased from everywhere on the property by immense windows.
A custom stained-glass front doors open into the heart of the home. Ahead is a super light and airy open-plan sitting room and Kitchen. The comfy sitting area takes advantage of the cross breeze from the stained glass doors all the way to the opposite porch which it is completely open to. You can also close this wall up with an automatic hurricane shutter. Huge glass windows frame the clear skies and azure ocean from every angle.
A dining table sits next to the sleek, minimalist white kitchen complete with convenient pass through to the outside deck. The kitchen has a full size fridge/freezer, dishwasher, electric cooktop and oven and microwave and a social breakfast bar. There's a small washroom and the laundry facilities off the kitchen next to the back door.
BEDROOMS:
1) Immediately to the left of the entrance is the first bedroom, furnished with a teak four poster king bed and en-suite bathroom with shower. This suite is a calm, peaceful sanctuary and features a gorgeous custom stained glass window, but has no view.
2) Dramatic custom stairs lead up to 2 further bedrooms. The Primary Suite is extravagantly large with a king bed, spacious walk-in closet, en-suite bathroom and shower overlooking the ocean, as well as a comfortable seating arrangement to relax in private. There's also a private entrance from the roadside parking area.
3) The third Queen bedroom is accessed from the same landing and has a queen-sized bed, a built-in closet and bathroom with large shower.
4) Sandwiched between these two suites (and accessible through either of the suites) is a small sunroom with yet another dramatic porch that projects into the skyline. The trundle bed (2 twin beds) is ideal for guests in either suite to put their children to sleep.
STEP OUTSIDE:
The main floor has a large Cocktail Deck to the East, overlooking the surf break and the coastal villages of Apple & Carrot Bay and an enclosed outdoor shower to the right is the perfect spot to rinse off after the beach as you overlook the beach below.
Just past the living room lies the Sunset Porch, a covered porch with a small table and chairs perfect for coffee or cocktails with an ocean view. Beyond this lies a covered dining area with built-in gas BBQ. The perfect place to grill some local conch or lobster and enjoy a sundowner.
The 3rd bedroom suite has the most amazing deck tucked beneath the shade of the cliffside trees, with a circular Dedon sun-lounger arrangement where you can stretch out in privacy as you soak in some rays or chill beneath the shade, it’s like your very own tree fort! The bar stools provide an alternative spot for a nice cool drink.
Cliff House One has always been a very unique property, and its reincarnation since Irma (project-managed by my husband JC) has kindled a new kind of magic. I tend to love something about every property we manage...well Cliff House One holds a very special place in our hearts. The owner and Remar Sutton (who has lived here for many years) is our daughter's godfather. Oh, and we also happened to get married here many moons ago!
PLEASE NOTE
Please note that the sunroom bed is really only suitable for couples with children. It can ONLY be accessed via one of the bedrooms, and the children would need to use the bathroom of one of these suites.
Check out our separate listing for the Cliff House Studio which is beneath the house and can be rented with the main villa to accommodate another 2 guests. It has a separate entrance off the driveway and no outdoor space so there is no interaction with guests when rented separately.
AC: The 3 bedrooms are air-conditioned, the sun-room is not but the AC from either adjacent bedroom cools it down easily with the door left ajar. There are also ceiling fans throughout the house.
HOUSEKEEPING: is once weekly. All linen and towels will be changed and a general cleaning will be done. Daily housecleaning can be arranged at your own expense.
PARKING: The Villa has a driveway with room for 1 car & roadside parking for 2 more in front of the house - so no long drag with luggage and shopping.

APPLE BAY (on your doorstep)
A charming little village in the West End of Tortola with world class surf, and you will be within walking distance of a selection of wonderful restaurants. Nardie's Beach Bar at Sebastians on the Beach is just a minutes walk away and is open for breakfast, lunch and dinner. It also has a special weekend brunch menu and can be a lively spot to spend a Thursday or Saturday night as they host Bingo and Karaoke. The Sugar Mill is a beautiful upscale boutique hotel, just a short oceanfront quarter mile walk away. The main restaurant opens for candlelit dinners and its stylish sister Tramonti is open for breakfast and lunch with a beachfront position.
LONG BAY (0.3 miles away)
At Long Bay you’ll find a mile-long stretch of white sand and turquoise waters and a selection of beachfront refreshment options - 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar and 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis and Pickleball courts. A day pass will buy you hours of fun! There's also a gym you can buy passes for & a spa for a little pampering. You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12's are free)
CARROT BAY (1 mile away)
A charming village where you'll find local fisherman, fruit stalls, North Shore Shell Museum and D’Coal Pot restaurant.
SMUGGLER’S COVE (1.3 miles away)
Smuggler’s Cove is idyllic and perfectly sheltered by its vibrant reef which provides sensational snorkeling and is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the "BVI cruise ship schedule" to avoid the busier days.
WINDY HILL (1.8 miles away)
Head to Stoutts Lookout for a chilled beer with an incredible view over the bay or Banakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island.
SOPER’S HOLE MARINA (2.4 miles away)
Here you’ll find West End Ferry Terminal (where you can catch boats to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John and St Thomas) and a great selection of restaurants (Omar's Coffee House, Omar's Fusion & Pusser's Landing), a well-stocked grocery store, boat charter companies, shops and more.

The buzziest beach on island, you'll find a whole variety of Restaurants and Bars (Indigo Beach House, Elms, Paradise Bar, Myett's plus many more) lining the water. You'll also find a white sand beach with calm swimming and options for watersports. *all these amenities mean that the cruise ship passengers come here, so look online for the "BVI cruise ship schedule" to avoid the busier days.
