The home is set on private 2+ acres and located in the tranquil surrounds of the unique Australian bush. Huge combined internal space of approximately 500m2 to get lost in. Main floor 283m2, Upper Studio 110m2, Lower Studio and Games Room 105m2
It boasts direct ocean views from most of the rooms and living areas or bush views from the rest or both.
An all year round heated 25 meter lap and play infinity pool (set to approx 26 degrees Celsius)
POOL HEATING - Every effort is made to heat the infinity pool to 26 degrees . Please be advised that if there are mechanical issues with the pool or during the winter months, primarily June and July when the outside temperature is low the pool temp can vary between 17-26 degrees.
There is a perfectly positioned deck where you can enjoy the magnificent sunrise over the Pacific Ocean and the 25 meter lap and play infinity pool views. Another deck reveals sweeping bush views and stunning sunsets. The pool deck enables enjoyment of all the views.
There is dedicated GAMES RUMPUS ROOM with Air Hockey, Table Tennis, Foosball Table and couch and views. There are board games and a Play Station 4 PS4 gaming console - (BYO games)
For the KIDS and Adults, The backyard has a kids playground with slide, sand pit and trampoline. There is a 25 meter kids flying fox ZIP LINE in the bush side backyard (max 100kg) and a laying swing (max 100kg) There is a small walking track on the 2 acres with a chance to see some deer. There is a BASKETBALL hoop that is adjustable between 2.4-3 meters.

Take a 5 minute drive to the closest patrolled beach. A leisurely 20 minute walk will take you to a beautiful secluded beach.
You can easily access and enjoy assorted National Park walks including the Otford to Bundeena walk and Figure Eight Pools
Please take care-Huge rogue waves frequently smash Figure Eight Pools. Conditions change quickly, so never turn your back on the ocean. Check the website before considering a visit
The living areas and bedrooms are spacious and welcoming. The kitchen is well equipped.
The home is perfect for relaxation. It is suitable for a couples retreat, family getaway and yoga retreats. It is also suitable for small approved events.
The number of bedrooms available for guest use is dependent on the number of guests staying. The property can sleep up to 20 people when requested during booking... Main level is always open for up to 10 guests over the age of 2. This level has 4 bedrooms. Bedroom 1,2 and 3 have a king bed. Bedroom 4 has 2 king beds. Bedroom 5 Lower Studio ( 1 king bed)is only opened for 12 guests over the age of 2. Bedroom 6 Upper Studio ( 1 king bed)is only opened for 14 guests over the age of 2. Bedroom 6.1 Upper Studio, access through Bedroom 6 (1 King bed & 1 queen bed) is only opened for 16 guests over the age of 2. Please be advised that for the security of our guests and neighbours, all outdoor areas are monitored by CCTV. The footage might be reviewed if there are complaints or to ensure guest compliance with our policies.
From time to time it is necessary to attend to repairs, maintenance or an upgrade to some elements of the house. Current work in progress- reinstatement of small ceiling on ground floor entry. If there is any work that will affect your stay we will notify you prior.

What a stunning home! We had a group of ladies stay here for a long wkend & we all couldn’t have been happier!We hope to come back again next year to enjoy the stunning views & pool, the local beach, cafes, walks & shops!I couldn’t recommend this home more to large groups or multiple families.
The view was spectacular. House had everything we needed and was very nice.the pool and spa was utilised as was the games room. It was a perfect stay for our son’s wedding at Tumbling Waters

our second stay here was amazing lots of fun activities for the kids abit of problems with the pool but the owner bass quickly solved it. house does need to be looked after abit more but over all a 10/10 very fun.
This property was perfect for a large group of many ages. We didnt feel overcrowded and theres so much to do with the spa, pool, foosball, air hockey, table tennis, board games and more. We also appreciated how stocked up the kitchen is making cooking also a breeze.Only thing is with little kids you need to be mindful the living room door is kept closed as it opens up to the pool
We enjoyed the beautiful property so much, the photos don’t do the view justice. Even in rainy winter weather it was magical. Everything was easy thanks to Bass’s clear instructions & he was quickly responsive to any of my queries. I would highly recommend this accommodation!
Being an hour trip out of Sydney, it was the perfect location for a girls weekend away. It's also only 10 mins from the train station, so it suited both those who drove and those who didnt. The house had three levels which we paid extra to open but it was worth it. The view on the Upper Studio is next level, although the patio was missing the railing so it's not ideal for young kids or potentially intoxicated/uncoordinated people. The host was super accommodating and I can't fault the hospitality that was provided. I will reconsider staying again as it's a great retreat for any occasion.
This was a beautiful home in the most incredible location. The house is not perfect but that is what made it perfect for us. It was beautiful but lived in, and that made it comfortable for us. Everything was durable and functional. Each room was beautiful and all most all of Them had a view.

This house sits high above the cliffs, offering breathtaking views. The house itself is huge and lovely but could use a bit of a refresh. If you’re a nitpicker, this might not be the place for you. The living areas are spacious, the kitchen is well-equipped and expansive, and the bedrooms are generously sized.The only frustration was the pool/spa combination. The spa takes about three hours to heat up and automatically shuts off after three hours, so it’s cold each morning unless you wake at 3 a.m. to restart it. When the spa is heating, the pool isn’t, which often leaves the pool cold too. Aside from that, I can’t fault the property. As for the price, it’s a bit steep for what you get, but just acceptable. For us, it was worth it.
the pool was in need of cleaning, no steps to get in and out of pool. no instructions to use a very complicated oven. dishwasher only worked sometimes. clothesline broken. bbq's very dirty. electrical wires hanging. no draws in the bedrooms to put your clothes so lived out of suit case. we were 8 people in our 70's and I expected more from a property in this price range.

Take your money elsewhere
I hired this house for a weekend away from friends. The location itself is beautiful, cliff top views from many areas of the house and a heated pool for all weather events! However this is where the benefits end.
On arrival, the front door entry keypad was broken so the house was left open. It looked as if it had not been cleaned in weeks, dead bugs everywhere and a dank mould smell.
The pool spa was not usable, left half empty with dead crickets inside. The BBQ had not been cleaned, was unusable with cockroaches inside when opening.
For the price, the house is not in an acceptable state to rent or safe for young children. You can tell there is no love being put into the maintenance of this home. Would recommend you take your money elsewhere!

Nice place, but maintenance issues
This is a gorgeous property and is excellent for larger groups who want a bit of space and privacy to roam.We found it was too far to walk to the beach (down a cliff) and couldn’t see a walking path to the town (just a very narrow main road), so didn’t leave much. The cafe was unfortunately closed during the week - I recommend guests bring everything you need for meals etc. down from the city with you. A guide book that mapped out the walking paths wouldn’t go amiss in the future.The host and another person were at the property when we arrived, and were wandering around the lower floor discussing maintenance issues, but they left soon after. Unfortunately the place wasn’t that clean - everyone’s feet turned black from walking around the living area gathering dust, and there was a large puddle of hand sanitiser in a bedroom. The sun loungers were stained and had cobwebs on them, and there was some litter on the grounds. Many of the kitchen utensils were also dirty.The main issue, though, is that the pool and spa heating were completely broken. We let the host know (though he should have checked they were working when he was at the property) and he sent a maintenance man up, but no luck. So, the best part of the property was largely unusable during our stay. It also rained on our last night and the windows leaked quite badly, making the tiled staircase very slippery.I think this place will shine again with a bit of love and attention, but I wouldn’t book again.
The property was good, we did not necessarily understand that the photographs show you rooms that you need to book with 16 people or pay extra for every level you want which is unfair when you think the initial booking includes the master bedroom. The owner did explain to me that the upper floor and the lower floor would be locked unless more money again. The advertising does not provide the correct image you would imagine. Overall, house does need finishing and then a wonderful home with stunning views.
