The Franklin - Comfort Ensuite
The cozy Franklin features a queen-size bed dressed in organic long strand cotton sheets. For your relaxation enjoy a warming electric fireplace, amongst a décor that touts an early American style. It offers our second largest bathroom, complete with hardwood floor and a vintage claw foot soaking tub/ shower. With our newly installed tankless heater, there is plenty of hot water for your indulgence. Bring your favorite soaking salts or bubbles and enjoy! The Oliver Phelps house was built in 1813 and expanded in 1830. An example of Greek revival architecture, it retains lovely features for today’s guests: twelve-foot ceilings, wide plank floors, blown glass window panes, old-growth trees on the grounds, and the spaciousness of a great Federal period home.
Experience Canandaigua from one of five comfortably appointed and spacious guest rooms, all with private en-suite baths, several with fireplaces. Our home is tastefully furnished with period antiques, but updated for all modern conveniences, including WiFi and central air conditioning. Awake to a delicious three course gourmet breakfast served with local juices, coffee, or tea.

Our second stay in June at Oliver Phelps was just as delightful as our first stay in March
We truly enjoy the warm and cared for feeling that exudes from Karin and her lovely BnB at Oliver Phelps. The delicious food, all day snacks, pretty rooms, expert sightseeing advice and general good will are among the things that we enjoy.

Lovely BnB in a lovely area
I liked the location and the overall welcoming feel to the place. Breakfasts were really good and used local ingrediants. I liked being able to walk into town. Owner is warm and friendly and had a lot of really good suggestions for activities.

Great stay!
We had a wonderful stay at Oliver Phelps. The location was convenient and the host was truly the most! She shared places to see and hike and had excellent suggestions. And the breakfast was over-the-top fantastic! Healthy and so flavorful. I would definitely stay here again.

Very satisfied
My wife and I were there for a wedding. This was our first bed and breakfast and it was beyond our expectations. Our room was clean and comfortable. The grounds outdoor was well kept. The breakfast was delicious and well thought out. But the highlight of our stay was Karin, she is such a lovely person and made us feel welcomed and comfortable.

Felt like a private country estate
The grounds are lovely, and the downstairs parlor was spacious, a nice place to relax in the evening. Karin and staff were incredibly gracious, but other than mostly seeing them at breakfast time, I felt we had the place to ourselves. My room, the Franklin, was small, but the bathroom was large, clean, and up to date, with a claw foot bath tub. The property is well situated, and walks into town to go to a variety of nice restaurants were very pleasant. Breakfasts outstanding!Highly recommend!

Beautiful home with a wonderful host.
The Oliver Phelps b&b was a great experience. We stayed in the Franklin room which was well designed, clean, and cozy. The breakfast was very tasty and well thought out. Every detail was attended to. The building itself is gorgeous and included some really nice features outside. There are two gazebo areas, a hammock, couples swing, and a deck for guests to use. The garden was beautiful with a selection of flowers as well as a small pond feature. The common areas of the house were well appointed
Karin was an amazing host. The style at the bed and breakfast was very historic to go along with being in the historic district. It’s very quiet, clean, and a great weekend get away. I love how Karin supports other local businesses by using local farm markets. All the food served was fresh, organic, and delicious. She was very helpful in finding ideas to do in the area and would try to get you a discount. Amazing stay! Can’t wait to come back.
