Nestled between Hunter (7 miles) and Windham Mountain (10 miles), Fox Hill Home is a recently renovated, family-friendly 3 bedroom, 3 bath cabin, perfect for your year-round retreat. Just down the road from Colgate Lake and the Colgate Lake Wild Forest, Fox Hill (: foxhillhome) is the perfect base camp for all that the Northern Catskills have to offer.

Guests have full access to the house and the surrounding property. A private road near Colgate Lake will take you up to Fox Hill Home. We share the road with a few friendly neighbors. Say hello! Please note that during winter months, access to this property can be challenging. We highly recommend that you have a 4WD vehicle with snow tires for safe travel. If you do not have the proper equipment, we kindly ask that you reconsider booking during this season.

Dogs are welcome, and will love the space to run around freely.

The entire 3 bedroom, 3 bathroom cabin is clean, sun soaked and recently renovated. The cabin is surrounded by trees on almost all sides, and offers a large yard and expansive deck with stairs down to the grass to match.

Upon entering the front door at Fox Hill, you’ll be greeted with an open concept living room / kitchen, which is brightly lit by the surrounding windows and well decorated. The kitchen is fully stocked with everything you need to cook and enjoy meals at the house, including a dishwasher and baking tools. Friends and family can sit at the 8-person table adjacent to the kitchen, relax by the fireplace, watch TV on our 55” Samsung Picture Frame mounted TV, or listen to records on our Crosley record player. Off the kitchen and living room is an expansive deck facing a beautiful line of trees. Easily move from the kitchen and dining room to the grill, or to our outdoor table and couches that are set up for 6-8 people. After long days hiking or skiing, enjoy our 6-person hot tub outside, taking in the stars or sunset over the trees.

There are 3 bedrooms and 2 bathrooms on the primary floor, away from the kitchen and living room. The first bedroom, to the left upon entering the front door, has a queen size bed with a foam topper, a built-in wooden floating bench, and a closet. The two bedroom windows look out at the front yard and the beautiful nature we have in Tannersville. The primary bedroom totes a king bed with a new Bear mattress and 3 windows overlooking the side and backyard. The primary bedroom has an en-suite, newly renovated bathroom with a rain-style shower (walk-in). The last bedroom is adjacent to the primary bedroom and has a queen bed with a new Bear mattress, a closet and two windows facing the front yard. All 3 bedrooms are fitted with Parachute linens.

The common bathroom upstairs is also recently renovated and offers a deep Koehler tub and shower. All 3 bathrooms are stocked for our guests with Public Goods shampoo, conditioner, body wash and hand soap. Guests can also enjoy Parachute bathroom linens.

All 3 bedrooms, as well as the living room and basement, feature new HVAC and heating systems. Use the digital Honeywell systems to set the AC or heat to your preferred temperature.

Downstairs is our remodeled basement and family room. In one corner we have a large leather couch and two armchairs to read, play games or watch TV on our 75” Samsung TV. Behind the couch is our full-sized pool table. Adjacent to the pool table is a wet bar and refrigerator so you can stock the downstairs for games and refreshments. There is a third bathroom downstairs that includes a single-person shower and is also fitted with Public Goods products and Parachute linens. Off the basement, guests will have access to the garage, and the backyard below the deck.

You’ll also find a set of jumbo Jenga, lawn bocce and (in warmer months) a firepit and chairs. Enjoy the lawn with the kids or friends, playing lawn games or toasting marshmallows.

If you’re working from the house, the Wi-Fi is provided by Spectrum and outperforms our Brooklyn Wi-Fi.

--If you’d like to bring a dog, please add it to the reservation under # of guests. We only allow one dog per booking, unless otherwise approved. Please reach out to us if you’d like to discuss an exception!
- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc. *Note that the master bedroom and living room fireplaces are not currently operational
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Please note, this property does have exterior cameras for safety and security. These are only located on the exterior of the property, never the interior, and will not be monitored during your stay unless an issue arises.
- Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.
- Tents, yurts, and other camping equipment are prohibited
- In the winter, vehicles with AWD are necessary to get up the private drive.
- You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. We hope you enjoy your vacation with peace of mind knowing that if an accident happens and damages occur, you are protected under Waivo.
- Please note guests may experience difficulties with cell service while staying at Fox Hill Home. We recommend connecting to the internet during your stay to mitigate communication issues with our team and anyone you wish to contact. Thank you for your understanding!

🐾 Pet Policy: We welcome all types of dogs with a $50 fee per pet/per night. If you plan to bring more than one dog, please obtain prior approval from the host. All fees are due before check-in and we cannot accept other types of animals at this time. Any undisclosed pets will incur a $300 deep-cleaning fee.

Please be advised that every 30 minutes spent on the property past 11am check out time a $50 fee will be initiated and charged to the card on file used to book the listing. We appreciate your cooperation and understanding.
