Property features a heated pool. No expense spared when setting up this unit.
Smoking:
○ Strictly no smoking allowed inside - outside only
○ All cigarettes should be disposed of in the outdoor trash can
○ Any odor and/or usage items that indicate smoking inside, a $500.00 fee will apply
○ No illicit substances allowed inside or outside the property

Events / Parties:
NO PARTIES ARE ALLOWED IF THERE IS A PARTY THERE WILL BE A $1000 FINE
○ Strictly no pre-approved parties. $1000.00 fee applies and will result in termination of stay.
○ A party constitutes if there are more guests over the amount of guests allowed at the property and these guests are either visiting and/or staying at the property. If a "party" takes place, we hold the right to charge you the party fee of $1000.00. Please note, this party only covers the act of a "party." If there are any damages or other broken house rules, you will also be charged any additional fees at our discretion.

Extra Guest Policy:
○ Prior authorization is required prior to having additional guests other than the amount on the reservation.
○ If you have any additional guest(s) beyond the amount on the reservation, you will be charged $100.00 per guest, per night.
○ If you have any additional guests over the amount specified on the reservation, you will also be charged a party fee ($1000) in addition to the extra fee of $100 per guest.
○ We are very strict on this rule so make sure you specify the correct number of guests upon booking.

Late Check-out:
○ Late checkouts are charged at $50 per half hour after 11am unless otherwise approved.
○ We hate to do this but we sometimes have to turn our unit for the next guest to check in on time
○ An exception would be if a party otherwise makes an agreement and/or arrangement

Long Stays:
○ Mandatory additional cleaning fee if the stay is 14 days or longer

Pets:
○ Pets are permitted on a case by case basis, please contact us for more information.
○ In some cases, a non refundable pet deposit will be required.
○ If pets are found on premises or evidence of that a penalty fee of $500 will be assessed in addition to any damages that may be a result.
○ Service animals need proper documentation and notice at time of booking.

Keys:
○ Place the key back inside the lockbox prior to leaving
○ If the key is lost a $125 minimum fine will apply

House manual:
○ Please follow the instructions in the house manual

○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
○ Bookings within 24 hours of check-in will require driver's license prior to check-in
○ Local guests please contact me prior to booking.

Note:
Failure to reasonably comply will result in the return of the security deposit and will incur further cost beyond the security deposit if necessary. All of the above carry an additional fee for violation of any of the listed rules at management's discretion.
