The property is conveniently located near Ontario Tech University, banks, grocery stores, restaurants, Durham Region Transit, GO bus and train services, and just five minutes from Highway 407.

This peaceful suite is ideal for couples, solo travellers, business travellers, or a parent travelling with one child. The maximum occupancy is two registered guests.

The hosts live with their family on the upper level of the property and are available through the VRBO app if assistance is needed.

Optional Paid Amenities

♨️ Hot Tub

Hot-tub access is not included in the accommodation price and must be arranged and paid for before arrival:

- $50 CAD per stay for reservations of up to three nights
- $75 CAD per stay for reservations of four to six nights
- $100 CAD per week for reservations of seven nights or longer

The fee covers up to two registered guests. Hot-tub access is available only between 7:00 p.m. and 11:00 p.m.

Please arrange access before arrival. Access will be confirmed once payment has been completed through VRBO.

🧺 Washer and Dryer

In-unit washer and dryer access is available for:

- $50 CAD per stay for reservations of up to three nights
- $75 CAD per stay for reservations of four to six nights
- $100 CAD per week for reservations of seven nights or longer

Laundry detergent is not provided. Please arrange access before arrival. Access will be confirmed once payment has been completed through VRBO.

House Rules

To maintain a safe, peaceful, and respectful environment, all guests must follow these rules:

- 👟 No shoes indoors: Please remove your shoes at the entrance. Indoor slippers are recommended.
- 🚭 No smoking or vaping: Smoking or vaping of any kind is prohibited inside the property and around the hot-tub area. Violations may result in a charge of up to $2,000 CAD.
- 🎉 No parties, gatherings, or events: Violations may result in a charge of up to $5,000 CAD.
- 👥 Maximum occupancy of two guests: Only guests registered on the VRBO reservation may stay overnight. Violations may result in a charge of up to $1,000 CAD.
- 🚫 No visitors or unauthorized guests: Only registered guests may enter the property or use its amenities. Violations may result in a charge of up to $1,000 CAD.
- 🐾 No pets: Pets are not permitted because of allergies and the shared living environment. Violations may result in a charge of up to $1,000 CAD.
- 🔇 Quiet hours: Quiet hours are from 11:00 p.m. to 8:00 a.m. Please keep noise to a minimum during this time. Violations may result in a charge of up to $1,000 CAD.

🌳 Backyard & Hot Tub Access
The backyard is only accessible to guests who have arranged and paid for optional hot tub access. Access is permitted for hot tub use only, from 7 p.m. to 11 p.m. The backyard is not available to guests at any other time.

Serious or repeated violations may result in the reservation being terminated in accordance with VRBO policies.

Check-In, Checkout and Access

- Check-in is from 4:00 p.m.
- Checkout is by 11:00 a.m.
- Early check-in or late checkout must be approved in advance.
- Unauthorized early check-in or late checkout may result in a charge of $250 CAD per hour.
- The suite has a private entrance and self-check-in keypad.
- Your personal access code will be sent through the VRBO app on the morning of your arrival.
- The basement entrance is located on the right side of the house.

Care of the Property

- Guests are responsible for the reasonable cost of repairing or replacing anything damaged during their stay.
- Please report damage or maintenance concerns immediately so they can be addressed promptly.
- Excessive cleaning may result in an additional charge of up to $250 CAD per hour. This may include dirty cookware, overflowing garbage, stains, or marked walls.
- Place organics and recycling in the appropriate bins under the kitchen sink.
- Please take care of all towels and linens. Guests may be charged through VRBO for permanently stained or damaged items.
- Food and beverages must remain in the kitchen and dining areas. Food is not permitted in the bedroom or study.
- Keep the suite entrance and vehicle doors locked, and store personal belongings out of sight.

Parking

- Free driveway parking is available for one vehicle.
- Additional vehicles require advance approval from the host.
- Please park only in the space assigned by the host.

Hot-Tub Safety Rules

The hot tub may be used only when access has been arranged and paid for in advance.

- Hot-tub hours are strictly from 7:00 p.m. to 11:00 p.m.
- Only the two registered guests may use the hot tub.
- Visitors and unregistered guests are not permitted.
- Shower thoroughly with soap and water before entering.
- Enter and exit slowly and carefully.
- Glass, food, drinks, and dishes are prohibited in and around the hot-tub area.
- Jumping, diving, smoking, alcohol, narcotics, and medications that cause drowsiness are prohibited while using the hot tub.
- Do not put soaps, oils, lotions, bath products, or other substances into the water.
- Replace the hot-tub cover securely after each use.
- Do not sit, stand, or lie on the hot-tub cover.
- Misuse may result in hot-tub access being withdrawn for the remainder of the stay.

After booking, please send us a message with:

- Where you are travelling from and the purpose of your visit
- The name and details of the person accompanying you
- Confirmation that every guest has been added to the reservation
- Confirmation that you have read and agree to follow the house rules
