The Space:

Designed for families and groups, this spacious **4-bedroom, 4-bathroom ChampionsGate villa sleeps up to 10 guests** and gives everyone the space to relax comfortably after a full day in Orlando.



The home features an open-concept living area, a fully equipped kitchen, plenty of dining space, and your own **private screened pool** just steps from the living room. Whether you're enjoying breakfast before heading to the parks, spending an afternoon by the pool, or gathering together for dinner, the layout makes it easy for everyone to stay connected without feeling crowded.



### Sleeping Arrangements



Each bedroom has access to its own bathroom, making this home especially convenient for families traveling together or multiple couples sharing the same stay.



- **Ground Floor Bedroom:** Queen bed (bathroom is beside the room)

- **Upstairs King Suite:** King bed with en-suite bathroom

- **Upstairs Bedroom 3:** Full bed (bathroom is outside, share with Kid's room)

- **Upstairs Kids' Room:** Twin/Full bunk bed (bathroom is outside, share with bedroom 3)



The themed bunk room adds a fun space for younger guests, while the other bedrooms offer a more comfortable and relaxing setup for adults.



### Living & Dining



The main living area is bright, open, and designed for spending time together. Relax on the sofa and enjoy the Smart TV, stay connected with high-speed WiFi, or gather around the dining table for meals and family time.



The kitchen comes fully equipped for everyday cooking, with plenty of counter space and a breakfast bar for quick meals, snacks, or morning coffee.



With seating for up to **8 guests at the dining table**, plus additional breakfast bar seating, there is plenty of room for everyone.



### Private Pool & Outdoor Space



Step directly outside to your **private screened swimming pool**, one of the home's best features.



Spend a quiet morning by the water, cool off after a day at the parks, or enjoy dinner outside on the patio while the kids swim nearby.



Pool heat is available as an optional add-on, making the pool more comfortable during cooler months.

To help you plan your stay, please review the following information before booking:



**Parking**

Up to **4 vehicles** are permitted per reservation. All vehicles must follow ChampionsGate community parking and registration requirements.



**Check-In & Check-Out**

- Check-in: **4:00 PM**

- Check-out: **10:00 AM**



Early check-in and late check-out may be available for **$45 per hour**, subject to availability. Please contact us in advance and we’ll be happy to check availability for your stay.



**Trash Collection**

Please place all household trash in **13-gallon trash bags** and leave them in the designated trash bins at the front of the home.

Trash is collected **daily by the HOA**.



**Pool & Spa Heat — Optional**

Pool heating is available for **$35 per day**.



For the best experience, we recommend requesting pool heat at least **3 days before arrival** so the water has enough time to reach a comfortable temperature.



**Grill Rental — Optional**

A **4-burner propane grill** is available for:

- **$105 per week**, including one full propane tank

- Additional days: **$15 per day**

- Additional propane refill: **$40**



Please request the grill in advance so we can have it ready for your stay.



**Starter Supplies**

A complimentary starter supply is provided upon arrival, including essentials such as:

- Toilet paper

- Paper towels

- Trash bags



These items are intended to help you get started. Guests staying for longer periods may need to purchase additional supplies during their stay.



**Towels**

Bath towels are provided for use inside the home, and dedicated pool towels are provided for use at the private pool.



Please do not take house towels to the clubhouse, water park, beach, or other off-site locations. We recommend bringing your own towels if you plan to visit these areas.



**Quiet Hours**

Community quiet hours are from **10:00 PM to 7:00 AM**. We kindly ask all guests to be considerate of neighboring homes during these hours.

Getting Around

Keyless entry via digital keypad — no key pickup, no check-in desk. Full access to the villa and all private outdoor areas including the pool from the moment you arrive.



Getting Around:

The best way to get around is by car with free parking included during your stay.



Guests can also use a taxi service or a rideshare company like Uber with plenty of cars at any time of the day or night.

We will be accessible for our guests via phone, text, or the Airbnb app.
