Beautiful place but needs better management and also the pools need to cleaned. Went without light a night and half of the next day. Taxi over charge when they are call to this location and is the only way of transportation. Roads around are dirt.

We had some unforeseen issues, but the staff was very helpful and able to accommodate and make everything work for us. The suite was spacious. Minor details keep it from being a perfect place but when all is said it was a great experience and the staff was great.

The architecture and layout of the property is lovely! We stayed on the ground floor and it felt very private being surrounded by all the greenery. We loved waking up to the sound of the bird in the morning.

The condo was amazing! The building was impeccable and the foliage all around was magnificent I would’ve liked it more without the construction around it but it’s a temporary problem that will only improve the area. I also would’ve liked more dining options since I traveled with my three kids but overall it was a great stay and having a full kitchen where we cooked their meals was a definite plus for us.

Overall, the property was nice, but it could have been cleaner. The difficult part was the host not sending check-in instructions to us ahead of time, so when we got there, we couldn't check in for a while and had to wait around late in the evening. That was a major inconvenience for us after long trip. The property is not maintained very well, unfortunately. Once we got hold of the hosts, however, they were nice and allowed us to have a later check out.

Overall, property was beautiful, just wish the roads were actual roads, and not dirt uneven roads, with extreme ditches, made it very nerve recking to drive through; especially at night with limited light. The pool did not work, so we could utilize, the first bedroom’s bathroom shower had a serious leak from the ceiling - ceiling looked like it was going to collapse any day. There was accessible parking in the indoor garage underneath.

Very nice property with lots of great amenities (several pools, a gym, onsite restaurant, beautiful view & concierge). Room was beautiful but felt like it had not been fumigated or touched up in a while. Quite a few insects roaming the room upon arrival.

Apartment was gorgeous , it wasn t the cleanest but not dirty either . Concierge was attentive . Just one cleaning lady that was not able to come and clean because she was too busy so I didn t like that . Cleaning is not included u have to pay extra which is ok . They say u have a free shuttle to the beach but it was never available for us , either was too busy or too late ext. Which makes me question it . It felt safe. Taxi are a rip off there really taking advantage of people . Rent a car if you can .

We stayed in a 3 bed/4bath PH with plunge pool for 3 days. The unit was gorgeous but was very flawed. The pool filter didn’t work and the water was super cloudy and gross. One of the toilets was plugged and wouldn’t flush. There was no basic items like coffee or filters in the kitchen or soap for the laundry. For an apartment rental, it wasn’t equipped at all. We had to let the concierge know when we were there to let in a repair person. But we were inconvenienced and didn’t want to have to coordinate a time during our two days there. So we didn’t have these items fixed during our stay, which is disappointing because we paid for the plunge pool. The restaurant is very basic and expensive. The building is beautiful but it’s surrounded by construction and dirt roads that are in the roughest condition. Expedia should be aware of the access. Our taxi wouldn’t drop us off due to the pot holes and we had to rent a car to get there. It’s very unsafe and a rough entry. It’s a baron, garbage site around the building. Honestly, we’d like our money back.

This property is advertised in expida as a hotel ITs not !!! It’s basically it’s rental no turnover service no front desk staff ,no restaurant but one that opens 8am to 5:00pm minimal choice to eat. The place is in a construction area taxi out rages 20 dollar’s each trip to go eat anywhere to el centro that’s 15 min away highway robbery so just to grab lunch with out counting the food you will go buy 40 bucks down round trip consider ur self lucky and lot of the taxi don’t take any plastic but cash . Also electricity goes out randomly. Can’t say I would stay there again endless I rent a car . It would have been good to know it was not a hotel . Oh and the only place to eat is again the restaurant that’s not open on Sundays so ur out of luck or just forced to spent another 40 dollars to get breakfast that’s going to coast you 30dollars !!!!!!

Pros - rooftop pool, not alot of hotel guests/felt private, quiet, friendly staff, beautiful grounds/gardens, apartment was clean, cooked our own food/ordering from Tomato.mx was convenient Cons - plunge pool was leaking, microwave broken, water was cut off one time, lights went out a few times, restaurant closed too early and closed on Sunday, also not alot of menu options but food was tasty, location is surrounded by construction, not pedestrian friendly and not convenient to get around Tulum, shuttle service was limited and not convenient, taxi/tour companies did not know location since it is a new building, overcharged for car rental, ants/flies came in through large gap of front door, no full length mirror, needs chain lock or extra lock on front door for security, need cleaning service/trash pickup during stay

I loved staying here, however, the communication between my concierge last about a day and a half. Also the store on the property doesn’t sell toilet paper so you have to message the concierge who doesn’t reply. Checking in was the most stressful part of my stay. They didn’t send me any emails about how to get into my property, no codes, nothing. They’re supposed to send that atleast 24hours before arrival. They eventually got ahold of someone and they sent me the codes and all. After a good 40 minutes. I travelled like 12hours that day. Beautiful property though! The road leading up is quite pot holey so be mindful with your transportation style.

This location is brand new. The problem was that it is not finished. The floors were covered in white dust which caused people to slip all over in the rooms next to the pool in the lounge. Not only that but the surroundings of this location was horrible. I couldnt believe that this resort was so well rated this is the first time i have been misled with the review something i depend on a lot when making my decisions. They had no phone in room so for every problem you had to walk to the front. Not only that but there was construction going on all damm day on the top floor where we were right under. Your complaints fall on deaf ears at this location as well. But worst of all was the terrible service by the front desk person philipe was completely useless everytime i had a complaint we would nothing until i was pissed and demanded a resolution where he proceeded to call someone and handed me his phone to talk to someone haha. Never again will i be back here
