This beautifully appointed and modern 2 bedroom / 2 bathroom apartment is on the fifth floor of this new-build residential building and benefits from a balcony with stunning views over the marina view in the popular, Ipswich Waterfront area. The area is well served by bars, restaurants and cafes and it’s a short walk to the main town centre area and the business district, as well as ideally located for the main transport links (train, bus and coach depots and A14).



** For families, this apartment is suitable for a maximum of 2 children over 8 years old, accompanied by 1 or 2 adults. Children are included in the maximum occupancy. Additional security deposit applies.**



** This is a 100% NO SMOKING BUILDING, this includes the balcony, apartment and communal areas. **



The apartment has lots of natural light due to the large floor-to-ceiling windows and is furnished to a very high level, with a fully equipped kitchen including fridge/freezer, oven/hob, dishwasher, microwave, toaster, washer/dryer and sufficient cooking/serving equipment for your day-to-day catering.



You will be provided on arrival with a welcome pack of basics such as bread/butter, milk, cereal, eggs, beans and tea/coffee. We also provide essentials such as washing up liquid, kitchen rolls, cooking oil, salt and pepper.



The living area and dining area is open plan with a comfy three-seater sofa and chair and access to the balcony which overlooks the waterfront. The large flat screen Smart TV has free to air terrestrial channels provided and also the facility for you to view your own streaming content. There is also a large dining table and four chairs.



The master bedroom has a double bed, large wardrobe and drawer units and an ensuite shower room with toilet and basin. The second bedroom can be configured either as a king-size (5ft) double or two twin beds on request, and has a large drawer unit as well as bedside tables.



The main family bathroom which has a shower over the bath is off the main internal hallway, where you will find additional storage and hanging space. Welcome toiletries (shampoo/shower gel) are provided.



The building has secure entry via key fob and an internal lift to all floors. The apartment comes with one allocated parking space in the covered car park (short wheelbase vehicles with a maximum height of 1.95m). Access from the car park into the building is also via secure entry key fob. The building has manned onsite caretaker during normal office hours and CCTV in public areas.



Please note there is no requirement for a carbon monoxide detector as there is no gas supply to this apartment.



Ipswich is Suffolk’s County Town and due to recent and significant regeneration projects, the town is alive and bustling. It has a thriving business district, an excellent cultural and arts scene, a constantly growing food and drink offering, sports and outdoor activities galore, some spectacular coastal, rural and architectural scenery, many places of interest to visit, and not forgetting the impressive history and heritage of the area which dates back to the Anglo-Saxon times. You will not be bored visiting Suffolk!



The Waterfront area is iconic and is what makes Ipswich 'East Anglia's Waterfront Town'. This vibrant area of the town is alive with restaurants, cafes and bars; all perched on the water’s edge. A great place day and night; watch world-class dance at DanceEast, hop on an Orwell River cruise or simply soak up the atmosphere with a stroll along the quayside.



Ipswich has a great transport service network of buses, trains and taxis as well as good access to A12 / A14 arterial roads and is just one hour from both London Stansted and London Southend airports by car, and the train from London Liverpool Street.

Awesome Relaxing Stay with Beautiful view of WaterFront

Quite spacious living room & Kitchen Need to add some utensils, if you can keep cooker & mixer that would also help as it these are basic requirements.

For those reading the 'negative' comments, these guests are from India, and they are referring to a pressure cooker and food mixer, which are standard items in an Indian kitchen. As our apartments are equipped for short term stays, these particular items are not provided. You will however have an oven and a hob, a full set of saucepans, and a mixing bowl and hand whisk - and lots of other cooking equipment. excellent location with many attractions nearby, very good restaurants on the quay. good towns and villages to visit nearby especially Felixstowe and Woodbridge

We can indeed confirm that the TV required re-tuning in order to get all available channels. This was done shortly after being reported to us. We can also confirm that balcony furniture has been added.
