Conveniently located 15 minutes from the Chiusi exit on the A1 motorway, reaching the villa from Rome or Florence is very easy in about 2 hours.
Central to discover Montepulciano, Pienza, Montalcino and Orvieto in Umbria (about one hour's drive) and only 15 minutes to the beautiful old town of Radicofani or Cetona (30 minutes). Sarteano, the nearest town to the villa (10 minutes) with an historical centre full or charm, family restaurants, delicatessen shops where to purchase local specialities and other necessary shops.

Villa Tramonto lords over 10 private acres and is surrounded by rolling, wooded hills and lush meadows. For the more active, bikes can be delivered to the villa or enjoy an escorted bike tour for all levels. Chefs will adore the main villa's country kitchen. with an 18th-century, wood burning oven and a waist-high fireplace for grilling. On request we can prepare for you delicious dinners and pizzas. Beside the pool, a covered dining area with a marble top table, a wood burning barbecue, a pizza oven and a small refrigerator make it just as enjoyable to cook outside.

Shade trees are everywhere, providing cool rustling breezes and utter seclusion. Amidst the sheltering privacy, there are also strategic clearings showing views of one of Tuscany's most prized possessions - its striking and untouched countryside. The most far reaching panorama is from the villa's furnished patio.

Amenities include: hairdryer in each bathroom. All the bedrooms are air conditioned along with the living, dining and billiard rooms. All windows are screened. Wifi internet free of charge available in the main villa on ground floor (good for browsing internet and check e-mails). Washer/dryer. A light cleaning with change of towels on Wednesday included in the price.

TECHNICAL DESCRIPTION
Villa Tramonto comprises two buildings: the main villa with 6 bedrooms / 8 bathrooms and the detached cottage with 2 bedrooms / 2 bathrooms for a total capacity of 16 guests. In lower season we it can be rented for 12 guests, the cottage remains closed.

MAIN VILLA GROUND FLOOR:
Entry foyer leading to the billiard area, living room with fireplace, dining room for 16 people.
Kitchen with six burner stove top, oven, microwave, fridge, dishwasher, US-Style coffee maker, toaster, electric mixer, wood burning oven, waist-high fireplace and French doors to outside.
Two half baths.
One bedroom (two steps down) with en suite bathroom.
Outside dining area for 16 guests with view and natural shade from the century trees

MAIN VILLA FIRST FLOOR:
One bedroom with small balcony and en suite bathroom with shower.
One bedroom and en suite bathroom with shower.
Two bedrooms with en suite bathroom with shower.
One bedroom with en suite bathroom with a tub and hand shower.

COTTAGE:
Kitchenette equipped with hob, fridge and stairs leading to the lower level with
two bedrooms and two bathrooms with shower. One bathroom is en suite.

Included in the price:
-Utilities (except air conditioning and heating on request, read further on)
-Light cleaning on Wednesday (neatens bathrooms and change of bath linen)
-Full villa cleaning with full change of linen every Saturday
-Final cleaning
-1 pool towel per person
-Wi fi connection main villa ground floor (Satellite – good for general browsing on internet but not for downloading)

NOT included in the price and payable in Euro cash on site:
-Tourist tax: 3Euro per person over 12 years per day.
-Refundable damage deposit: 500Euro at check in and given back on departure.
-Air conditioning/electric heating wall units: 300Euro per week unlimited usage. On arrival you will let the keyholder know if you wish to use it
-Gas heating radiators are located throughout the villa: 8Euro per unit clocked up. A meter reading will be taken on arrival and on departure.

On request with a notice and based on availability (payable on site in cash):
-Traditional 4 course dinner: 45/50Euro; Cooking class: 80Euro. Pizza class: 50Euro. Prices based on 8 participants.
-Espresso tubs: 20Euro pack of 50 tubs
-Extra cleaning: 20Euro per hour minimum 3 hours. Extra linen: quotation based on request
-Winery visits with lunch. Quotation based on request.
