A leisure pool with hydro massage arra,, a hot tub, expansive grounds and a huge detached luxury villa, overlooking Lake Bolsena.

This luxury villa has 8 double bedrooms (4 ensuite) and 2 double sofa beds plus 2 single beds. We also provide 2 beds for children up to 6. And 2 cots for babies.

In total, the villa can sleep up to 16 people, not including children and babies.

So, assuming you are a group with a maximum of 16 persons, you may choose to occupy only 3 of the apts. In this case, we close the 4th apt. And, apart from the 4th apt, the whole campus……..Villa, pool, jacuzzi, grounds and gardens……… is all exclusively yours.

Please note that you can choose the 3 apts you want to inhabit on arrival.

We offer this villa as a fabulous holiday location with pool between May 1 and Oct 15, the best period for pool and outdoor jacuzzi. Outside of this period, the pool and jacuzzi is shut.

In Italy, much of our energy is imported. So, from an ecological perspective, we discourage our guests from using either central heating or Aircon At The Same Time As Keeping Windows And Doors Open.

Details Of The Villa :

Just over the Umbrian border into Tuscany, this enormous luxury villa consists of 4 self catering, independent apts.

Each of the 4 apartments has :

Sat TV
a private terrace with dining furniture
a washing machine
a fully equipped kitchen that includes a hob,
a dishwasher + a microwave + fridge freezer etc
2 bathrooms, each with hairdryer

The largest of the 4 terraces is next to the pool and the jacuzzi. Here, we set up dining facilities to seat up to 24 persons to eat alfresco. Guests love to be here, when not sunbathing or swimming.

Prior to dinner, sundowners on the enormous roof terrace is an absolute joy. The views are world class. Sparkling blue lake. Orange streaked sky. Purple hills, tips tinged pink. Creeping shadows of dusk beckoning a bright starlit night. What better way to celebrate a fiery sunset? To toast a silver moon! To pay homage to the creator of this magical mystery. Our universe.

Pool and Jacuzzi situated on a large, paved, terraced area with sun loungers, tables and parasols. Surrounded by lawns and trees.

In this large solarium are 4 umbrellas, sun beds, tables and a shower.

Pool and jacuzzi are lit with multi coloured lighting.

Here, you can organize private parties and dinners. Guitar available, if you play!

Roman steps lead into the pool.

Pool Size: 7.5m x 3.5m, 1.4m deep. Open May to October, weather permitting (usually is). Gated.

An Events Room (with 9th bathroom + kitchen) for hire :

Inside the villa there is a baroque style room, of 80 m2 (air conditioning / heating) where you can celebrate a wedding, birthday or other anniversary (we are available to help you organize your party as you wish)

You can book our personal chef to cook typical local dishes or something special.

Wine And Olive Oil Tasting On Site :

Our wine cellar, inside the villa, is available for guests to taste our wines and our extra virgin olive oil - both of which we export abroad and across Italy.

Playground, Fountain + Orchard :

Part of the villa is a fenced plot with a garden area inside with centenary oaks, tables and chairs in the shade of the trees, a playground for both adults - ping pong, table football, tam-tam - and small children - mini slide, mini tunnel, rocking table.

A dirt road and steps lead to a fountain with spring water, an orchard and a small wood.

This villa is in an ideally placed to visit nearby sites of historic interest such as Civita di Bagnoregio, Terme Di Viterbo, Lake Bolsena and its islands, Orvieto, Bomarzo, Tarquinia, Terme di Saturnia , Val d'Orcia and Pienza reachable in a few minutes by car, Rome and Assisi an hour by car.

Bikes + Horse Riding :
Nearby is a bicycle rental and a riding school - discover the nature trails around the lake by bike, on horseback or on foot.

Local Tax Due At Check In :
Stay tax of 8 euros per stay, per person will be due to the owner upon arrival. Does not apply to children under 12 years.

Breakfast is not served at the villa, but we recommend the nearby historic centre of Montefiascone, inside the ancient village, under the large basilica of Santa.
