A very high standard villa, extremely comfortable and modern, located in an exclusive and quiet setting less than 1 km from the crystal clear waters of the Ionian Sea and immersed in the privacy of an ancient olive garden.

Come and explore this remote corner of Italy, the extreme tip where the heel of the boot ends at the junction of the two Adriatic and Ionian seas, and stay in one of the most elegant and refined villas of our collection, equipped with modern design furnishings and a kitchen with top-of-the-range appliances, including a Miele dishwasher and a retractable extractor hood integrated into the KitchenAid induction hob. The kitchen integrates perfectly into a spacious living and dining area where every piece of furniture, from the chandelier to the sofas, from the TV cabinet to the table and chairs, is a unique piece selected with extreme attention to detail.

Large glass doors and windows overlook the outside. The large, 40 smq pool, surrounded by a lawn, can optionally be heated (optional extra cost €100 for the preparation electricity consumption), which means that it can be used almost the whole year round. A covered patio with barbecue for your outdoor meals and a solarium area on the rooftop with sea view complete the picture.

The villa, as well as the entire property and olive grove, are private and for your exclusive use. The property, reachable via a secondary road, is entirely fenced and closed with an electric gate.

There are three bedrooms, all with double beds measuring 160x200 cm and in very different styles and colors. One of the bedrooms has a bathroom with en-suite tub; there is also a bathroom with shower, two separate toilets and a small laundry room.

The villa is located in an exclusive area with several high end villas called "I Francesi", facing south-west, towards the Ionian Sea and the sunsets. At 1 km there is the little seaside resort of Ciardo, with its pebble beach, and at about 2 km Marina di Felloniche, with a beautiful partly sandy beach and some equipped beaches. The well-known kilometers of golden sandy beaches of the Ionian coast of Salento, from Pescoluse to Torre San Giovanni and then continuing towards Gallipoli, begin a few kilometers from the villa.

Boat tours, with or without skipper, can be booked in Santa Maria di Leuca, about a 5-minute drive away. Supermarkets and excellent restaurants can also be reached by car in a few minutes.





Sheets, duvets and towels are not included. If you don't want to bring them with you from home, regardless of the length of your stay, you can rent them for €26 per person.

Final cleaning is not included and costs €160, unless you clean yourselves before departure.

Pets are NOT allowed in this property.

We will ask you to pay a security deposit of €1000 before arrival. The security deposit will be refunded within 7 days after departure, if there is no damage.

Electricity costs (and thus where applicable AC, hot water, heating etc.) are NOT included in the price and will be charged based on your actual consumption. The price per kWh charged to guests was €0,35 on 10/01/2026, when this text was last updated. Prices may slightly change over time.

By booking this accommodation, you accept that:

We are obliged by law to verify the identity of all our guests. We will therefore ask you to upload copies of your IDs on our (secure) website to verify your identity before handing out the key code for the accommodation. Your personal data is treated in full compliance with EU data protection laws.

Also, we are obliged to sign a rental agreement with our guests (one person per group). This will be done digitally and requires just a few seconds on your side. You can find a template of the rental agreement on our website.

Parties, gatherings, events or loud music are not allowed at this property unless explicitly authorised beforehand by us in writing.

In case the local municipality charges a tourist tax, we will ask you to pay this separately to us and we will transfer it to the local authorities as required by law.

Please note that, like for all houses in Italy, the power allowance of the house is limited and you might not be able to always use all electric appliances simultaneously. No need to worry: most guests don't even notice this limitation.
