Private, own entrance garden cottage.

A peaceful retreat 5/6 min from London, Luton airport and Luton Parkway train station. (Free from any flightpath noise). The cottage is a large one bedroom garden cottage and features a private entrance, ensuite bathroom and kitchenette. You can cook your own breakfast and enjoy over 11 different cereals, fresh fruit, yogurts, pastries, bacon, free range eggs, tomatoes, orange juice and bottles of spring water, and fresh filter coffee for your breakfast enjoyment.
The space
Please feel free to use the outside areas including the gazebo with outdoor seating, dining area, garden and chimenea. Please note cushions and tarp are placed weather dependant. Cottage has a kitchenette with toaster , kettle , fridge , small oven , double induction hob and all cutlery and crockery. Feel free to use to cook any meals . BBQ available weather dependant / seasonal. Cottage has a 42" led tv with a sky satellite package (all channels except , sports , kids and movies ) dvds are provided and loads of movies downloaded on sky box . We now offer the full UK Netflix package, free to use. Fast fibre internet included. Washer and dryer in laundry room ( not in cottage) are free to use . Small/ medium dogs are allowed (subject to permission and see section :other details to note ) Please message to discuss this . There is a Tesco and a CO-OP within less than a 2 min walk . Loads of massive open areas to walk in, within a 2 min walk of property . Loads of free parking is available . No permits or worry. Airport transfers ( any airport ) can be arranged on request ( charge ) . Please let us know if you have any dietary/religious requirement's for your breakfast .... we try to aim to please all . Vegan , vegetarian and halal ( kosher might be an issue as no supplier and or/dependent on the strictness, our cooking materials might not meet your requirement's) Please feel free to discuss . Full use of garden / shared but rarely used by host ( if guests stay's ... non besides some gardening or cleaning ) Outdoor gazebo and dining area subject to weather. Please note and important !!!! We might be pet friendly , this is strictly on an a agreement , permissions and certain rules , made pre booking. With regret I have had guests booking in without this ! NO pets will be allowed or accepted without prior permission . ( see further notes regarding pets ...under " other notes" )
Other things to note
Please look at rules and regulations. No, not strict , but please follow and be aware . Housekeeping is 1 x per week with the 1st charge added to your booking . Stays of over a week will be subject to a extra £ 15 cleaning charge per week following on . This for housekeeping , full and thorough cleaning , change of bedding , towels ect per week and payable direct to the housekeepers or can be added on to bill . You can op out if you want to do your own housekeeping. Linen and cleaning materials will be provided at NO cost . Please also note the cancelation policy. 48 hours free cancelation, after that you are subject to airbnb and our set up cancelation policy with them . Please be aware we do note take any payments , this is done through airbnb , they are your booking agents and we are only paid after your stay. So we can not help with refunds , changes ect . We only accept payment for extras and housekeeping .

Pets (dogs ect) No cats! Are welcome on a case by case basis and with prior permission! Small / medium breeds will be looked at and depending on breed . Maximum of 2 pets .Large breeds or breeds that have got a reputation of being aggressive will be not be accepted. If accepted there is a once off charge , £20 per stay. Should you not have permission to bring your pets , access will not be granted and NO refund will be made available! Please note : We only accept dogs during the following periods 1st May to 1st of October, this is due to the garden being wet and muddy during the colder months of the year.

We do accept stays over 28 days . We can block those extra weeks / day's ect for you , but you will have to submit an new request / booking on airbnb after your 1st booking .

We do not allow the use of turmeric in the cottage . So no cooking or use of it is allowed . Should you wish to purchase takeaway or food that contains turmeric we kindly ask that you eat outside of cottage , make use of our outdoor dining area .
