Main Description
Westcott Cross Cottage, Luxborough (Somerset) is well-suited to families or groups and provides excellent sociable living space; the large farmhouse-style kitchen includes an Aga; the spacious sitting-area has a wood-burner and lovely views through the patio doors across the valley. Open-tread stairs from the main sitting-room lead up to the light bedrooms with their low bespoke beds. Another staircase at the other end of the cottage leads upstairs from a second sitting/dining room and compact kitchen-area, making this versatile accommodation for an extended family.

The ground floor comprises:
A large entrance porch/boot-room/drying room
Open plan living-room with kitchen and dining areas including SkyQ TV with full package, bluetooth soundbar, Bose bluetooth speaker
and wood-burner.
In the kitchen area there's an oil-fired Aga, microwave, under-counter fridge, under-counter freezer, dishwasher and bread-maker.
Utility-room with washing machine and Belfast sink
Shower-room with shower, toilet and wash-basin
An additional sitting/dining-room, SkyQ TV with full package, wood-burner and kitchen-area with electric cooker, ceramic hob and under-counter fridge.

Upstairs comprises four bedrooms and two bathrooms laid out as follows:
One super-king size (6' 6") bed + one sofa bed in master bedroom.
One king-size bedroom (5ft) with wash-basin, ensuite shower, basin and toilet.
One twin bedroom
One single bedroom.
A bathroom with bath, toilet and wash-basin.

Electricity and heating costs are included in the price of your accommodation. Westcott Cross Cottage has nightstore heaters and wood-fired central heating. There is also a wood-burner for those cosy evenings in, a basket of logs, kindling and matches will be provided in the cooler months to get you started. Further logs can be provided at a cost of £5 per bag (animal feed bag size) or logs can be purchased locally, e.g. the garage at Wheddon Cross.

Bed linen and towels are provided for your convenience, but please bring your own outdoor/beach towels if you wish to take them on day trips or for use in the garden.
Tea, coffee and sugar will be provided. There will also be other non-perishable items like salt, pepper and oil available.
Household sundries such as toilet rolls, washing-up liquid, washing powder, dishwash tablets and tea towels are also provided.

Outdoor Description
Westcott Cross Cottage is surrounded by a huge secure, child and dog safe garden with totally unspoilt views over the Exmoor hills. The large garden provides plenty of space for relaxation or for children to play in and give the property privacy (the little stone building seen in some of the pictures is a storage barn, not another cottage).

There is a patio area with picnic table tucked to the side of the house, making the most of a sheltered position with stunning views up and down the valley.

There is also a footpath from the side of the house which leads down the valley to the stream, and in the other direction, to the top of hill you can see from the garden.

Outside dog kennel beside the patio available for guests to use if they wish to.

Parking
There is parking on the drive outside the property for up to three cars.

Pets Description
This is a dog-friendly property and dogs are welcome on the condition that they are not allowed on the furniture or upstairs. The owners request that wet, muddy dogs be left in the large, dry, heated porch/boot-room.

There is an outside kennel large enough for a number of dogs, which can also be used, especially useful for wet/muddy dogs to dry off before entering the house. But please be wary in sunny weather as it can become extremely hot. One perspex panel can be removed to allow good air circulation but it can still get very warm on a sunny day.

The region

Luxborough is a peaceful hamlet in the Brendon Hills of Exmoor National Park, about 6 miles south of Dunster. Three tiny settlements -- Churchtown, Kingsbridge, and Pooltown -- nestle in a wooded valley at 600 feet.



This is a deeply rural corner of Exmoor where farming and forestry have replaced the iron mining that once sustained the community. The ancient Church of St Mary in Churchtown dates back to the 13th century, with a medieval stone cross in its churchyard that is a scheduled ancient monument. Many of the cottages in the area are thatched, and the pace of life is wonderfully unhurried.



The Washford River rises near Luxborough and flows through the valley, giving the hamlet of Pooltown its name from the many pools along its course. The surrounding woodland is rich with wildlife -- red deer, buzzards, and woodland birds are regularly spotted.



Luxborough has no shops or general stores. The nearest everyday amenities are in Dunster (6 miles north), which has a good range of independent shops, a post office, butcher, and galleries. The market town of Watchet (7 miles northeast) and Minehead (9 miles north) offer supermarkets, pharmacies, and a wider range of services.
