Outdoors and swimming pool
The accommodation is surrounded by a large unfenced garden of about 400 m2, enriched with flower pots and a natural lawn with bushes. In the part of the garden in front of the house there is a rectangular swimming pool measuring 2.80 x 5.30 with a depth of 1.20 metres, an outdoor shower with hot water, 4 comfortable sun loungers, 4 light wooden deck chairs, an umbrella, an external sitting area for aperitifs. The entrance to the house is enriched by a large masonry porch for outdoor lunches and dinners around a large wooden table with 4 benches and comfortable sofas. This area is enhanced by white curtains with a beautiful and relaxing view of the surrounding vineyards and olive groves. At guests' disposal a built-in barbecue. All outdoor areas are well maintained and cared for. The parking is located inside the property.

Interior
The house, recently renovated, is tastefully furnished in a completely modern style. All electrical and water systems are recently installed. It develops entirely on the ground floor: in fact, it opens onto a corridor that leads to the right to a dining room with a large table and a decorative fireplace, connected to the very well-equipped kitchen, from here you enter directly into the living room with sofas, TV satellite, DVD/HI-FI and, through a large sliding glass door, you can access the outside. To the left of the entrance we find the laundry room, a large bathroom with tub and shower, two double bedrooms (with TV, mosquito nets, air conditioning and access to the outside), one of which has an en suite bathroom covered with ceramic tiles and shower.

Position
The cottage is located in the countryside, inside a farm, in the Valdichiana Aretina, the agricultural soul of Tuscany: this territory, in fact, was formerly inhabited by the Etruscans who exploited its fertility for large crops of wheat and other cereals.

The swimming pool is open from 01/04 to 30/10. The cottage is inside a farm, consequently at certain times there may be tractors in motion. Railway line about 300 meters. Departure must take place within 09.00am.
