Welcome travellers to our lovely, 4BR home in one of the nicest parts in San Gwann with access to a super large private terrace with outdoor furntiure and lovely views.

This villa features a well-equipped kitchen, dual living rooms, and four thoughtfully designed bedrooms. Three bedrooms offer plush double beds, two with private balconies, while the fourth is perfect for the kids with bunk beds.

With a blend of comfort and style, this villa is perfect for groups, work stays or even interms.

All the Villa has air-conditioning and wifi!

Living Spaces| 2

Downstairs Living Room:
The spacious downstairs living room is a perfect gathering spot, featuring comfortable seating and a welcoming ambiance for all to enjoy.

Upstairs Living Room:
Unwind in the chic upstairs living room, offering a stylish atmosphere for socializing or quiet moments with a book.

Outdoor | The front terrace is a spacious outdoor oasis, complete with loungers and seating. Perfect for soaking up the sun, enjoying a morning coffee, or savouring a sunset, it adds an extra dimension to your stay. The private terrace space allows for a variety of outdoor activities and provides a wonderful setting for relaxation and taking in the surrounding views.

Kitchen| Fully equipped kitchen with all utensils and necessary things to fix a good meal!

Bedrooms| 4 Bedrooms

Master Suite (Double Bed) with Balcony:
Immerse yourself in luxury in the master suite, featuring a sumptuous double bed and a private balcony. This bedroom is also equipped with a convenient ensuite bathroom for added privacy. Enjoy the spaciousness and indulge in the stunning views.

Double Bedroom with Balcony:
This tastefully decorated double bedroom comes with its own balcony, offering a serene escape and a cozy retreat after a day of exploring San Gwann. Also in this room their is an optional sofa bed.

Ground floor Double Bedroom with Ensuite & Balcony:
Another delightful ground floor double bedroom, ensuring a traquil and relaxing stay, perfect for guests who do not like stairs :))

Bunk Bed Room :
Perfect for families or a group of friends, providing flexible sleeping arrangements and a cozy space for relaxation.

Bathrooms| 3 bathroom.

Ensuite Bathrooms:
One of the bedrooms have an ensuite bathrooms, providing convenience and a touch of luxury.

Separate Communal Bathrooms:
Additional communal bathrooms are thoughtfully designed, offering practicality and comfort for all guests, including a ground floor bathroom.

Amenities such as supermarket, coffee shops are all at a walking distance.

Linens| At 360 Estates, we love a good night's sleep, all linens provided are of the highest quality, and all beds are made! We also provide 2 towels per person on each bed. If the sofa bed is used, we would also provide and prepare the bed accordingly.

Laundry| Apartments have access to washing machines, cleaning equipment, iron, iron board, toiletries, and anything our guests would require to make their stay that much more special.
Very important notes before booking:

1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)

2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.

3. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)

4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.

5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.

6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.

7. What is included in the apartment ? (Generally includes for the first 3-5 nights)

- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person

8. Once the booking is confirmed we will also create a WHATSUP group with all the persons involved there, so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.

9. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
