Guests are welcomed to this grand riverside property, located in the sleepy village of Tiddington, just a stones throw from the historic Stratford Upon Avon.

This modern, spacious and comfortable property sits on the river bank, and has exclusive river access for a boat or water based activities, such as paddle boarding (please bring your own boards).

The property is to be enjoyed all year round, from the large garden and river access in summer, to the internal games room in winter.
The space
This grand riverside family home boasts large internal and external spaces for guests to relax and enjoy during their stay.

DOWNSTAIRS
Entering the property, to the left hand side is a large living room area with a large TV and plenty of seating for guests. To the right, a second living room (snug) also has a large TV and seating for guests.

Moving through the property, the large dining room area offers dinner seating for up to 8 guests, and the large kitchen offers all the modern amenities required for a comfortable stay.

The utility room had a second dishwasher and laundry facilities, whilst the large games room offers the guests a chance to enjoy some pool.

UPSTAIRS
Upstairs consists of 4 bedrooms, 2 with an en-suite. We have 4 large double bedrooms, one with a Super King Bed. There are 3 bathrooms upstairs in total.

GARDEN
The garden has a large patio area and BBQ set, perfect for outdoor cooking & dining next to the river. Guests can access the river via the steps at the bottom of the garden, if they wish to do so.

WASTE DISPOSAL UNIT IN/UNDER THE KITCHEN SINK
There is a waste disposal unit in/under the kitchen sink. Please make sure the water is running prior to turning this on so the waste is watered down. The switch to turn this on is to the left of the sink in the cupboard. Once on it will make a noise. Once on, wash down all of your waste, then turn off the switch before turning off the water. Please refrain from putting down any foreign objects, or things such as bones, cauliflower or hard roots. If you are not sure if it will go down, please don't wash it down and instead remove it from the sink and into the bin.

FINDING THE PROPERTY:
If travelling from Stratford Upon Avon, continue through the village of Tiddington, past NFU Mutual on your right hand side. The turning for the Avoncliffe development is on your left hand side as you are heading out of the village, and is located opposite the Home Guard Football & Rugby Club.

Guests have exclusive use of the whole property during their stay.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
