The Boat House sits in a wonderful position fronting the sea in its own secluded setting, and is one of just a handful of Kalkan holiday villas that offers such extensive and impressive outside space including its impressive sea platform and private water taxi service that is exclusively provided for all Boat House guests.

Stunning villa! I review villas for the Sunday Times, so I see a LOT....Boat House takes the biscuit. What I really loved is that it's not just style over substance. Yes it's a looker, but it functions really well too. Kitchen is superb and spacious but not cavernous, air con worked a dream, and all those shaded outdoor spaces were great for families where some love shade and others love sun. Still a bit part of my heart on that sofa under those sails!"

Over 3 levels, spacious terraces offer some wonderful places to relax, dine, swim, and luxuriate in the incredible, uninterrupted sea views and comfortable furnishings. Guests are no less pampered inside the property with over 3500 square feet at their disposal and amenities that include a cinema room, table tennis, 2 kitchens and 5 spacious en-suite bedrooms.

A long driveway opens to an imposing entrance, and parking area sufficient for at least 2 vehicles. The villa entrance is at the rear of the property and at first floor level. Double doors open into an entrance hall with guest WC. The first of the 5 bedrooms is on this level with a king sized bed; en-suite bathroom with double sink and shower; separate WC and direct access to the sun terrace with open sea views. There is an open plan living area comprising of a modern kitchen which is fully equipped to self-cater (including a Nespresso coffee machine and milk frother, with a limited supply of complimentary Arpeggio coffee pods) and which has a central island, dining area and spacious living area with a flat screen TV. Floor to ceiling sliding glass doors to southern and easterly aspects flood the space with light from early morning and provide a wonderful connection with the very spacious furnished sea view terraces beyond. Stone flooring throughout the property feels cool underfoot. There are two double bedrooms and one twin on this floor. All have en-suite facilities, sea views and access to the furnished pool terrace via sliding glass doors. The twin bedroom (can convert into a double on request) has an additional private entrance via the pool terrace. There is also a second fitted kitchen at ground floor level equipped to make it convenient to cater for a day spent around the pool. The cinema room with a 247cm x 144cm screen has surround sound and comfortable seating if you fancy a movie. Stairs from the entry level first floor lead up to the master bedroom suite with a king sized bed, lounge area with a work desk, en-suite bathroom with double basins and shower, a separate WC and access to a large private sun terrace with cushioned rattan furniture and spectacular sea views.

The villa has been designed to extend the living space outside to some beautifully furnished and well thought out terraces on which to dine and relax. The infinity pool here measures 16.5 metres long by 5 metres wide and is in our opinion one of the best in the area. The pool terrace is furnished with sun beds and parasols. A feature wall, and inset mood lighting which make this a wonderful space to be in the evening, and where better to enjoy a sundowner than in the integrated semi-circle Jacuzzi. There is plenty of shade at the back of the terrace too. Along with the spacious pool terrace, the villa has its very own platform offering guests direct sea access. Access to the platform is via a shared pathway with the neighbouring villa, which then leads off to a private three level platform set over the water.

At first floor level, again, partially shaded, a large L shaped terrace wraps around the living space and is furnished with a dining set up and comfortable rattan lounge seating. Dedicated to the 2nd floor master bedroom suite, a very generous terrace is furnished with a day bed and offers spectacular sea and mountain views. The luxury of exceptional space, a wonderful location and excellent amenities, The Boat House is an extraordinary place to holiday.

Private Boat House water taxi: Boat House guests enjoy an exclusive complimentary water taxi service from the property to the harbour in Kalkan's old town and some local beach clubs​. The boat is smartly liveried and has been the subject of an extensive re-fit. Powered by Powered by an 84 hp Perkins 4 stroke diesel engine with a top speed of 13 knots, the boat will comfortably take up to 10 passengers offering a gentle sea going experience

-To visit Kalkan beach clubs and Kalkan Marina drop off and collection by arrangement

- The service is dependant on weather/ operational safety and runs completely at the captain's discretion
