Guest Access:

Guests have full, private access to the entire property. For long-term stays, we can arrange optional cleaning services to keep the home fresh and tidy.



Other Things to Note:

🚭 Smoking: Smoking is permitted only in the private back garden. Ashtrays are provided for your convenience. Please dispose of cigarette waste responsibly.



🎉 No Parties or Additional Guests: To ensure the comfort and safety of all residents, parties and unregistered guests are not permitted at any time.



🔇 Quiet Hours: Please keep noise to a minimum between 10 PM and 7 AM out of respect for neighbours and the surrounding community.



💶 Important: A £250 fine will apply if any of the above house rules are breached.



🛏️ Sofa Bed Linen Set – £25 per stay: If you require use of the sofa bed, we’re happy to provide a full linen set, including sheet, duvet, pillow, and towel, for an additional £25 per stay. Please request this in advance via your Boarding Pass so we can ensure everything is prepared before your arrival.
