Enjoy a quiet, cosy, and centrally-located home in the heart of York. This charming space is perfect for relaxing after a day of exploring the historic city. Just a short 10–15 minute walk from the City Centre, you’ll be close to all the main attractions, shops, restaurants, and cultural landmarks, while still enjoying a peaceful retreat away from the hustle and bustle. Ideal for couples, solo travellers, or friends looking for comfort and convenience.

Welcome to our charming terraced home, tucked away in the peaceful neighbourhood of The Groves — just a short stroll from York’s vibrant City Centre. Within 10–15 minutes on foot, you'll find yourself at iconic attractions such as York Minster, The Shambles, Jorvik Viking Centre, York Dungeons, and much more.

Inside, our home offers a warm and welcoming space perfect for relaxing after a day of exploring. The fully equipped kitchen comes with everything you need to whip up a delicious meal, including:

- Dolce Gusto coffee machine
- Fridge & freezer
- Hob and oven
- Washing machine

The cosy living room features two comfortable 2-seater sofas and access to streaming services like Netflix, Disney+, and Amazon Prime (guests will need to provide their own login details). Whether you're curling up with a film or diving into one of our books or board games, there’s plenty to keep you entertained during a quiet evening in.

Upstairs, the bathroom is fitted with underfloor heating and comes stocked with everything you might need.

The main bedroom has a comfortable double bed, fitted wardrobe, and chest of drawers.

The second bedroom features a super king bed that can be split into two twin beds – just let us know your preference when booking so we can prepare the room accordingly.

There will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey! If you wish to purchase more for your stay there is a Sainsburys Supermarket a 10 minute walk away on Bootham.

Fresh white bedding and towels are provided (hand towel and bath towel per person), as well as miniature travel sized bottles of shampoo, shower gel and soap.

Guests will have access to the entire house.

CHECK IN / CHECK OUT
Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.

SLEEPING ARRANGEMENTS
In one of the bedrooms there is a super king bed which is set up as default. If you require two single beds instead of a super king, please advise me at the time of your booking so that I can make suitable arrangements in advance of your arrival.

PARKING: Due to the central location of my property, there is no parking available. The nearest parking is at Monk Bar Car Park a short 5 minute walk away.

TRAVEL COT
We can provide a travel cot for guests to use during their stay. There is an additional charge of £20 for this. Please enquire at the point of booking. Guests are asked to bring their own cot bedding.

DURING YOUR STAY
My property management team will be available 24/7 via email, or phone to provide any assistance my guests may need.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
