The Space:

Step through the turquoise front door into a bright, welcoming home where every room has been thoughtfully styled for comfort and convenience.



Living area

Relax in a generous lounge with two deep green sofas, a flat-screen TV, and a sleek coffee table. Herringbone floors and a neutral palette create a calm space for unwinding or enjoying cosy movie nights.



Kitchen & dining (Important – please read)

The fully equipped kitchen is flooded with natural light from an expansive skylight and offers ample counter space for preparing meals.

✔ Cookware, utensils, and basic essentials (oil, salt, pepper) provided



Please note:

This property does not have a full dining table and does not offer dining seating for large groups (e.g., 8–10 people) to sit together. The main dining setup is the four bar stools at the kitchen island.



There are a few additional seating pieces around the apartment (such as a small bench in the king bedroom, a small chair in the downstairs bedroom, and a small stool in the first-floor double bedroom), but these are not dining-height seats and are not suitable for use around the island.



This setup is ideal for casual meals, breakfast, or takeaway rather than formal group dining.

Six spacious bedrooms sleeping up to 14 guests:

• Ground Floor: 1 double bed and 1 single bed

• 1st Floor: 1 king bed (master) and 1 double bed

• 2nd Floor: 1 double bed, plus 1 double and 1 single bed

• Living room: two sofa beds



Expect crisp linens, cosy throws, and a blend of modern and vintage décor, including a striking four-poster bed and a loft-style room with a skylight.

Three contemporary bathrooms plus an additional WC, finished with marble and patterned tiles. Fresh towels and complimentary toiletries provided.

Parking (Important)

There is no on-site or rear road parking. Parking on the rear/back street is not permitted, including overnight.

Guests must use nearby paid public car parks or private parking via JustPark. The nearest and most reliable options are within a 6–12 minute walk. No parking permits are provided.

Please respect our neighbours and keep noise to a minimum after 10:00 PM.

• Located on Franklin Road, a quiet yet central residential area of Harrogate.

• Just a 2-minute walk from the Harrogate Convention Centre, one of the town’s key landmarks.

• A short stroll to Harrogate’s main shopping district including Cambridge Street, Oxford Street, Beulah Street and James Street for high-street brands.

• Parliament Street and Montpellier Quarter nearby for boutique shops and independent cafés.

• Cheltenham Parade is lined with popular restaurants and local eateries.

• Valley Gardens is around a 10-minute walk, featuring an ice-cream parlour, children’s play area, mini-golf, tennis courts, and green spaces.

• The area is largely Victorian with tree-lined streets and a calm, safe atmosphere.

• Everyday essentials such as Asda supermarket, small convenience stores, bakeries, pharmacies and local pubs are within a few minutes’ walk.



Getting Around:

• Excellent transport links with Harrogate rail station approximately 0.34 miles (6–7 minutes’ walk).

🔒 Guest Verification & Deposit



To ensure the safety and comfort of all parties, guest verification and a security deposit (or damage waiver) are required:

• ID Verification: After booking, you’ll receive a link to complete a quick identity verification through our secure online portal (photo ID and selfie). Your information is handled securely and used only for verification.

• Security deposit / Damage waiver: Choose either a refundable £300 security deposit (card hold released within 7 days after your stay if no damage is reported) or a small, non-refundable damage-waiver fee that covers accidental damage up to a set limit. Full instructions are provided after booking.

• 72-hour window: These steps must be completed at least 3 days before check-in, or the reservation may be cancelled for security reasons (we’ll send reminders to avoid any issues).

• Why we require this: Professional screening and damage protection help keep the home safe and provide peace of mind for everyone.



🚫 House Rules



• Check-in from 4:00 PM; check-out by 10:00 AM

• Children welcome (please note: cot/crib not available)

• No pets

• No smoking inside the property

• No parties, gatherings, or loud music

• Quiet hours from 10:00 PM–8:00 AM

• Please lock all doors and close windows when leaving to prevent water damage or theft

• Any disturbance, rule breach, or unauthorised activity may result in a £250 penalty fee

• Lost keys incur a £50 replacement fee



⏰ Early Check-in / Late Check-out



Early check-in or late check-out may be available upon request and is subject to availability.



• £30 per additional hour

• Must be requested at least 24 hours in advance

• All requests must be made via your Guest Portal



Late check-outs without approval may result in an additional night’s charge.

• Unreported issues may result in additional charges

• Avoid flushing wipes, tissues, or sanitary items, and do not pour oil or grease down the sink
