I’m Debbie, the owner of Villa Gioia. I’m originally from New Zealand but this little corner of Umbria–Tuscany has become a place I return to again and again.
I come from a background in writing, beauty and travel, and hosting allows me to bring all of those worlds together. I love creating spaces that feel calm, thoughtful and uplifting — the kind of place where you can breathe out the moment you arrive.
Villa Gioiella has been a long, lovingly restored project, and sharing it with guests has become one of my favourite things. I want people to feel looked after without fuss, to experience the slower pace here, and to enjoy the small details that make a holiday feel effortless.
If you ever need local tips — vineyards, lake swims, hilltown markets, family-friendly ideas or food recommendations — I’m always happy to help.

This part of Umbria and Tuscany has a magic that’s hard to put into words. The landscape opens out in every direction — soft hills, vineyards, cypress lines, big skies — and yet the villages feel intimate and full of character.
I chose Gioiella because it has that lovely balance: peaceful and rural, but central to so many beautiful places - and with a bar and store. Within minutes you can be at Lake Trasimeno for a swim, wandering the medieval lanes of Castiglione del Lago, tasting wine in Montepulciano, or exploring Cortona’s galleries and cafés.
What I enjoy most is the pace of life here. Morning walks past olive groves, long lunches outside, evenings when the sky turns a deep gold — it never loses its charm. It’s a place that invites you to slow down, explore at your own rhythm and feel connected to the landscape.
It truly offers the best of both Umbria and Tuscany.

Families love the thoughtful touches — toys, books, a playground next door — while couples enjoy the sense of calm and privacy.
What makes it truly special is the blend of simplicity and comfort: a relaxed, inviting home where you can settle in quickly, feel close to nature and enjoy everything this beautiful region offers.
