Nestled in the peaceful Norfolk countryside near Litcham, this charming holiday cottage offers a tranquil retreat for friends or family, with the owners living nearby on what was once a working farm. The property is ideally situated for nature lovers, with Litcham Common—a stunning 60-acre area of heathland and woodland home to wild Dartmoor ponies (less than 2 miles away) that connects with the Nar Valley Way walking trail.
The cottage also provides easy access to the nearby market towns of Fakenham, Dereham, and Swaffham (all within 10 miles). Alternatively, explore the beautiful Norfolk Coast National Landscape and its array of popular coastal villages and towns, Wells-next-the-Sea is 19 miles from home. Inside, this characterful cottage boasts charming exposed beams and plenty of space to relax. Upon entering, you’ll step into a cosy family room—an ideal spot to kick off your boots after a day of exploration. The heart of the home is the welcoming lounge, featuring a wood burner, Smart TV, and comfortable seating for all. Adjacent to the family room you’ll find a well-equipped kitchen and a separate dining room with a table and seating for eight, perfect for family meals. The ground floor also features a downstairs bedroom with a small double bed, a walk-in shower room with WC, a utility room and another downstairs WC. Upstairs, the master double bedroom comes complete with a walk-in wardrobe, a Smart TV, and an en-suite shower room. It also has lovely countryside views from its windows. There is also a comfortable twin room with ample storage space, as well as a separate bunk bedroom, ideal for children.
Outside, the spacious rear garden provides a perfect spot for relaxation, with unspoiled countryside views and garden furniture for al fresco dining. Guests can also enjoy sole use of the enclosed onsite swimming pool (Dimensions - 10.3m length x 3.6m wide. Depth - Shallow 66cm, deepest 1.74m), a sauna, and a hot tub with a close by WC—ideal for unwinding after a day of exploring. For entertainment, there's a games room equipped with table tennis, table football (foosball) and a 6ft long Pool/Billiard table. The property offers private ample onsite parking.
