The property is surrounded by gentle rolling hills, rows of cypress trees, and cultivated fields, offering breathtaking views that change with the seasons and perfectly embody the essence of the Tuscan countryside.

The farmhouse, renovated in 2007, has been carefully restored in full respect of local tradition, following eco-sustainability principles and using environmentally friendly materials and technologies, ensuring a comfortable and responsible stay. The final 2 km along an unpaved country road enhance the sense of complete immersion in nature and provide a pleasant escape from everyday hustle and bustle.

Outdoors, guests can enjoy a large, well-maintained unfenced garden and a private panoramic pool (12 × 6 m, depth 1.40 m), equipped with sun loungers and an outdoor shower, generally open from April to October. It is the perfect place to cool off on warm summer days and unwind in total privacy, while admiring spectacular sunsets over the surrounding hills.

The outdoor areas are completed by a spacious panoramic terrace, furnished with an iron pergola with a fabric cover, barbecue, and two dining tables seating up to 14 guests, ideal for enjoying al fresco meals immersed in the silence and scents of the Tuscan countryside.

The property also offers 4 private parking spaces, including 2 covered shaded spots and 2 uncovered spaces.

The owners live in a separate apartment within the property; they do not use the outdoor areas reserved for guests and ensure maximum privacy, while remaining available should any assistance be needed during the stay.

Internal description

Villa Beltramonto is spread over 2 floors and can accommodate up to 9 people, with 4 bedrooms and 4 bathrooms. Internet Wifi is included. All bedrooms have air conditioning and fans. All windows and French doors are provided with mosquito nets. 2 cribs and 2 high chairs are available upon request. Pets are allowed upon request (maximum 1 - a security deposit is required).

Ground floor: The ground floor opens directly onto the large panoramic terrace, creating a pleasant continuity between indoor and outdoor spaces. Here unfolds a spacious and bright open-plan living area, consisting of a dining area with a large table for 12 people and a cozy lounge with sofas, armchairs, and a fireplace, ideal for social gatherings in every season.

Adjacent to the living room is a spacious, fully equipped kitchen, designed to meet every need.

The level is completed by a guest bathroom and a convenient laundry room, fitted with a washing machine, dryer, iron and ironing board.

First floor: A small and charming loggia leads to the upper floor, which hosts a second lounge with single sofa bed, armchairs, and fireplace, as well as a dining room and a second fully equipped kitchen, ideal for large groups or to provide greater autonomy to guests.

This level also accommodates the sleeping area, consisting of 3 double bedrooms and 1 twin bedroom with two single beds. Three bathrooms are available for guests, two with showers and one with both shower and bathtub, designed to offer comfort and functionality.

Prices and conditions

Included in the price: Final cleaning; tourist tax; utilities (water, gas, electricity except heating); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Heating if used (25.00€ per day); pets allowed upon request (maximum 1 - a 300.00€ security deposit is required); any additional services upon request.

Security deposit: Customers are required to pay 200.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
