Bright 2bed flat in Holland Park-Notting Hill
A spacious and comfortable 2bed/1.5 bath flat in an amazing location. Our flat is located right behind Holland Park tube station (2min walk) and within walking distance to Notting Hill and Shepherd's Bush Westfield.
Located on the 5th floor, with lift. It has nice views and lots of light coming into all rooms. Features 2 spacious bedrooms, a fully equipped kitchen, a comfortable living/dining area and 1.5 bathrooms
This is a very quiet and safe residential area with great transport links
IMPORTANT: Please note that the lift will not function between 7th April - 7th May as installing a new one. We have adjusted our fees accordingly as understand our guests will need to take the staircase to the 5th floor. We cannot accept any claims for reservations made for this period from the 1st March (date when we published this note)
The flat features a cosy living room where you can relax after a long day, a fully equipped kitchen, as well as 2 bedrooms, one family bathroom plus an ensuite shower room.
Ideal for business travellers or a family of up to 5 people
Located on the 5th floor (with lift) within a block of flats in the heart of Holland Park, 2 mins from the tube and many shops and amenities, including plenty of bars and restaurants. The flat is very quiet and full of light and with great views.
The Space:
The flat is spacious with a large and comfortable sofa where you can all relax and watch TV. It has a dining table with chairs and a fully equipped kitchen. There are two bedrooms: the master bedroom contains a superking bed and a large wardrobe, as well as an ensuite shower room. The other bedroom has a double bed and a desk. The family bathroom has a bathtub with shower. The apartment is fully equipped with all you may need to prepare your meals, fast internet, big tv, linen & towels, toiletries, hair dryer, washing machine.

Views: Enjoy fantastic views from every habitable room - south over Holland Park and north over the Notting Hill residential area.
Security: The flat has a secured entrance, a caretaker, and a lift, ensuring your safety and convenience.
Light and Quiet: The flat is full of light and very quiet, providing a peaceful retreat in the heart of London.
Parking space: there is a car park within the building. There are limited spaces available and priority is for regular residents. We cannot guarantee that there will be enough space so please advise in advance if you need parking. Cost per day is £30 (subject to availability)

ID Verification:
The main guest must provide a photo of an official ID prior to your arrival or at check-in (photo of ID to be taken alongside the keys we provide for your stay). This is a standard security measure based on past experiences. We need to confirm that you are the same person who made the reservation and who will be responsible for the keys and the property.
Check-In / Check-Out:
- Check-in: From 3 PM
- Check-out: By 11 AM
- Please contact us promptly if your arrival time changes. Same-day changes to check-in time may incur an additional fee if not communicated in advance
Late/Early Check-In & Late Check-Out are subject to availability and to be agreed in advance. We can only confirm within a few days prior to your arrival/departure date.
- Early check-in: we try to be as flexible as possible. We may agree to this when a self check-in is required or may be available for a fee.
- Free luggage drop-off: usually from 12pm but to be agreed in advance. Our team can provide the keys but we kindly request our guests to then leave so our housekeeper can do her job properly.
- Late check-in: please communicate in advance so we can confirm if it is possible. We cannot guarantee this is possible for last minute reservations. A fee may apply.
- Late check-out: please communicate in advance so we can confirm if it is possible or if we can keep your luggage for a few hours.
- Late check-out without prior agreement: £50/hour or fraction
Security Deposit:
We reserve the right to request a security deposit for direct reservations or via platforms (other than Airbnb). This is to be paid prior to your arrival date. The security deposit is refundable after your departure provided there is no damage to the property or its contents, loss of keys, or breach of our House Rules. We will reach out with any questions for potential claims and will confirm its total or partial return after we clean/inspect the property.
Sleeping Arrangements: please let us know how many guests and beds you require so we can prepare accordingly
- Infants are charged at £18/night. Airbnb or other platforms do not apply this automatically so we will send you a request to cover this cost. Please let us know if you require a baby cot so we can try to organise this.
- An extra bed (premium inflatable bed in the living room) is automatically offered for parties of our maximum number of guests, which is 5. It is also possible for smaller parties of 4 people who may want to sleep separately. This is to be agreed and paid for in advance. A one-off extra fee of £35 applies for setup and laundry service. Please note that for same-day reservations we may not be able to set up the extra bed (at least not for the first night).
Additional Charges: We reserve the right to charge fees for:
- Breach of our House Rules
- Complaints from neighbours
- Lost, unreturned, or damaged keys
- Excessive rubbish or cleaning required after departure

The Location
Holland Park is a wonderful neighbourhood, full of lovely coffee shops, restaurants, beautiful homes and outdoors activities. It is the perfect location to discover Notting Hill and West London. You might even spot some celebrities walking by!
Notting Hill is much loved by residents and visitors alike and it's not hard to see why. Home to the famous Portobello Market (located within a short walk from our flat) and beautiful tree-lined streets of pastel coloured houses made famous by the eponymous film, nothing beats a stroll through the area on a crisp day. Good food, antiques shops and bars aplenty, you won't easily get bored in this part of town. Portobello Road itself does get quite busy with tourists on the weekend but you don't have to go far off it to escape the masses and find the local hangouts. Westbourne Grove is another favourite shopping thoroughfare (catering to slightly higher budgets) that's worth checking out.
