Great location, not completely renovated recently but OK

The access procedure to the property has changed into trying to find the lockbox on a pool fence post and obtaining the emergency key to gain access to the property at first. It was a little convoluted at first but once I figured it out, it worked. If this system still in effect when you rent, please make sure you arrive during daylight to find the lock and enter the combination to your unit. To my surprise, the unit had some remodeling, lots of new flooring, white appliances (2015), painfully so, still, the kitchen surface with old Formica several areas chipped to the core wood. The apartment was poorly cleaned after the previous guests departed (fridge has drippings by the bottom drawers). Master bed mattress--amazingly good. Towels in bathrooms, pretty worn out. Lots of pots and pans and cooking utensils, more so than other units I've rented in the past. Owner had left a lot of his personal belongings in the master closet, glad it was only two of us at this stay so space was OK. Underground parking is a big plus and quite convenient. Overall, great location, not totally renovated but acceptable, not worth the price paid.

We had a great time. Beautiful views. Perfect location. Clean and comfortable place.

This is a beautiful condo and has had many upgrades. Its always nice to be on the top floor. Great breezes coming of the ocean. The beds were comfortable, and the rooms were quite clean. The kitchen was well stocked. The balcony sliders were hazed over from the salt air on the outside, probably from being vacant for a week or two prior to our arrival, but we gave them a cleaning and what a view we had. It has a very private balcony and if you like a beautiful sunrise or moon rise, this is a place for you. The pool was clean and cared for and nice to jump into after spending the day on the beach. Another big plus is having an underground secure garage to park your vehicle out of the Florida sun. My one detractor would be the master shower has very low water flow / pressure issue but the guest shower is fine. The owner Tim was fabulous. He was very accommodating. I will definitely stay here again if it is available. Thanks for lending us your place for a week. PS. Tim even leaves his Callaway golf clubs to use if you an experienced golfer, I am not a golfer, but who does that? Thanks again, Mark & Kim....

Great Beach Vacation

I just returned from a 10 day stay on Cocoa Beach. I highly recommend this oceanfront condo. Great location and the owner is very responsive! I will be back!

We loved the condo it was true to the pictures. It was so quiet and location was perfect.

Perfect for family trip

The property was very nice, exactly as described. The kids enjoyed the childrens books that were available. You cant get any closer to the beach!

Christmas in Cocoa Beach

What a wonderful property. We come down every year for Christmas. This was our favorite property to date. Tim was fantastic, he offered up all the information we needed before we asked. Everything we needed was already there. The condo is spacious and beautiful. The beds were comfortable the closets were large the TVs were modern. This place was like home away from home. The view is unbeatable, right on the beach. Parking for the unit is underground so I our car was never sweltering. Downtown Cocoa Beach is the best. The most walkable or bikeable (if you prefer) town. The shops and watering holes are friendly and inviting. The entire town is this way. There is no better place to vacation.

We loved our stay and the condo. Everyone except the cleaning lady for other units were helpful. If you are going to stay in Cocoa this unit is the place to be.

Excellent Location - Great Property!

We had a great time at our VRBO - it was exactly as described and perfectly fit our needs! The location was ideal (even better than I expected) with the condo located next door to Coconuts on the Beach and the main entryway to the Beach. (We didn't need to use this path - as we had direct beach access from the condo - but it was fun to be in the action. Plus, it allowed for someone to go back to the room and leave the condo access key with the all-day beach dwellers in our party.) The unit was clean - it provided ample room - and the owner was a great communicator. He immediately answered all inquiries and provided clear information on checking in and checking out. The building itself was also great. They had an on-staff friendly maintenance man that was always around and going out of his way to assist renters with questions on the area, building, etc. We would definitely stay at this VRBO again!

Our Cocoa Beach Visit

Upon first entering the property we could tell of its cleanliness. The location is convenient and beautiful with it being ocean front and the lanai is large! If you don't want to drive much, you don't need to with a handful of restaurants, shops and ice cream shops within walking distance. Coconuts is very conveniently close and the food is delicious and the music is fun. The property owner was always easy to reach and very helpful. We very much enjoyed our stay!

Whole nine yards

Tim was a great communicator, thanks Tim. During our 5 night stay we experienced a spacex rocket launch, live music in the evening, morning dolphins, awesome storms, rainbows, picturesque sunrises and colorful sunsets all from the balconies of this place! It was very clean and had what we needed. The two bedrooms worked out perfectly. Most of our time awake at the property was spent on the balcony or on the beach. Thanks again Tim, Cindy

My family and I stayed at Tim's condo for a family vacation. The views of the beach and the ocean were amazing. I loved falling asleep to the sound of the waves. The location was great; you are within walking distance to restaurants and shops. We utilized a lot of the local businesses. Coconuts, just next to condo has a fun atmosphere with good food and music. It can be a little loud at night. Everything we needed was available at condo. We had a few questions while staying, and Tim replied very quickly. We had a great time and enjoyed our stay.

Great location, looked very much like the pictures. Fantastic views of ocean from the balcony. The kitchen was very well stocked with dishes, and pots etc. I would definitely recommend staying here.

We stayed at Tims condo in coco beach. The view was awsome, it was very relaxing and quiet, had all the things you would need for a great time.Tim is a very nice person and wants to make sure your stay is nothing but awsome and we thank him very much.this condo is in a perfect location, everything you need is a walk away.the only thing we worried about is the rip currents pulling people who were ignorant about the danger of them. Saw many dummies being rescued by life guards.we also saw a launch while there, it was spectacular. Jim and cindy harris

Great property at a great location

This condo was clean, well equipped and conveniently located right on the beach. Tim was extremely accomodating with any needs we had. One nice feature is underground parking, and a dedicated storage unit and area where Tim had us equipped with beach toys, boogie boards, even bicycles we could use while there! And the garage had access to the elevator so it was really easy to move groceries etc. from the car to the room. For those who want a super quiet place, be advised there is a beach bar (Coconuts) which is in relatively close proximity. Friday and Saturday nights in particular you could hear the live band. We did not find it annoying, but you should be aware. The property itself is nice but not a "resort property" - there's a pool but no hot tub, no common area barbecues and things like that. We found it a delightful place to stay with all the amenities we needed, and would definitely consider spending more time there!

Awesome location and wonderful condo

Waking up to Surfing Santa on Christmas Eve made our vacation. This condo is located in the middle of all of the action. We have stayed near the pier, but it pales in comparison to the fun and things to do in downtown Cocoa Beach. The views from this condo are amazing and the condo was great for our family!

This is a very nice unit. Spacious, attractively furnished. Clean and comfortable. Beautiful views from master bedroom and living area. Good location, overlooking the beach. Walking distance to several dining & nightlife options. We liked the unit and the area and look forward to return visits.

Clean, great view, but has issues.

THE GOOD: Clean - except for all the ants we discovered in the kitchen the first night. Went to Dollar General and bought spray and traps - that seemed to work. Other than that, the place was very clean. View - the owner is correct, it's very good, hard to imagine any better on the beach Location - Very good proximity to everything. A nice restaurant next door, a bit loud at times, but it's the beach. Well stocked - most of what you'd need/want is there. The golf clubs were a nice touch - haven't seen that before. The master bed was a bit noisy, but, it was comfortable. Overall the unit was good, BUT.... THE NOT SO GOOD: FURNITURE: The living room sofa is a back breaker. Either it's old or bad quality, or just worn out. We had to put the chaise lounge pad over the cushions to even use it. The love seat was a little better since it wasn't a pull out. The dining room seats needed a cleaning so bad we didn't even sit on them. ELECTRONICS: The tv's were very nice, yet the time figuring out the remotes was crazy- some type of instructions would have been nice. Netflix on the master bdrm, but not the living room? Master bdrm: Prepare to be awakened at the crack of dawn. The vertical blinds installed provide zero darkening of the room. TIP: Bring some eye masks. Master shower: didn't even use it, the water flow was so weak it'd take an hour to shower. On arrival we saw a leak in the master bdrm ceiling, which had soaked a lamp and nightstand below it. After we cleaned that mess and put a bowl under the leak, it didn't cause much trouble since no more rain came. You could see where the ceiling had been patched previously. NOISE: We were awakened each morning by foot steps, hammering, and sawing going on each morning by the roofers. They were there the whole week. We saw the schedule of roofing posted in the garage, so all owners should have known about this. It would have been nice to have been told prior, but maybe the owner didn't know. OVERALL IMPRESSION: You can tell the owner is slowly doing upgrades, which are very nice. There are thoughtful touches throughout. Ants happen, so do ceiling leaks, we own properties, that shouldn't deter anyone from renting this nice unit. The problems above can be addressed - I hope the owner will consider doing so. None of this may bother anyone but us. So, if you want a clean & well stocked place with a great view, we can vouch for this unit.

The beach access is right at the building and their are Lifeguards stationed all day. Most places do not have Lifeguards at the beach in front of the building. Nice touch. Local restaurants and shopping is just a walk away. But if you choose to ride, use our Beach Cruiser bikes for a nice ride around town. Their are bike lanes all around town for your use.

You can drive into an underground private parking lot and take your groceries right up to your room via the private elevator. We even have shopping carts for you to use. No need to get wet in the rain or fumble around with your bags here at the Boardwalk.
