From the moment you step inside, this Moston home feels like a proper base rather than just somewhere to sleep. The living room is generous and genuinely comfortable, centred around a large cream L-shaped sectional sofa dressed with mixed cushions, a solid wooden coffee table set on a patterned floral rug, and a flat-screen TV on a black media unit.

The kitchen and dining area have been set up to make group cooking and shared mealtimes easy and enjoyable. The round wooden dining table with white cross-back chairs, a pendant light overhead, and warm wooden flooring underfoot gives the dining space a relaxed, sociable feel that works well whether guests are sharing a home-cooked meal or simply gathering over a morning coffee. Throughout the property, individual decorative touches, from the navy feature wall in the king bedroom to the moon-phase art in one of the single rooms and the sage-green tones in another, give each space its own character and ensure the home feels considered rather than generic.

The Layout

The property is a semi-detached home arranged across two floors, with all living and kitchen space on the ground floor and all four bedrooms on the upper level.

Ground floor
The living room is a spacious and well-furnished space with a large cream L-shaped sectional sofa, a wooden coffee table on a patterned floral rug, and a flat-screen TV on a black media unit. Glass patio doors lead directly to the rear garden and fill the room with natural light throughout the day.

The kitchen-diner flows between the cooking and dining areas and has been fully equipped for home cooking and comfortable shared dining. The kitchen features white fitted units with warm wooden countertops, a five-burner gas hob, built-in oven, built-in microwave, extractor hood, refrigerator, freezer, toaster, hot water kettle, and a coffee maker. All cooking basics, dishes, silverware, and wine glasses are provided, along with tea, coffee and kitchen consumables. The adjoining dining area features a round wooden table with white cross-back chairs, a pendant light overhead, a large window, and warm wooden flooring, a welcoming space to share meals together.

A separate WC is also located on the ground floor, providing practical convenience for larger groups and families. A washing machine is available for guest use on-site, making the property particularly well suited to longer stays.

Upper floor

Bedroom 1 — Single: A characterful single room with a bold dark navy accent wall, moon-phase wall art, a pendant ceiling light, Venetian blind, radiator, and bedside lamp.
Bedroom 2 — Twin: A calm and comfortable twin room with two single beds, sage-green walls, wall-mounted shelves, a full-length mirror, a bedside table, and a lamp.
Bedroom 3 — Single: A well-furnished single room, comfortable and individually styled.
Bedroom 4 — King: The principal bedroom, featuring a striking dark navy feature wall, a king-size bed dressed in crisp white bedding, a bedside table with lamp, and decorative shelf detailing.

The main bathroom is located on the upper floor and features grey marble-effect tiled walls, a full-size white bathtub with a thermostatic overhead shower fitting, a pedestal basin, and a WC, with a frosted window providing natural light and privacy.

Outdoor space

The rear garden is private, enclosed, and well presented. A rectangular green lawn is enclosed by timber fence panels, with a patio area and outdoor dining furniture near the back of the house. The glass patio doors from the living room open directly onto this space, making it easy to move between inside and outside throughout the day and evening. The area is well served by everyday conveniences, with Moston Lane - the main local thoroughfare, offering a range of convenience stores, local banks, hairdressers, and a variety of independent shops. Moston Indoor Market on Hartley Street trades on Tuesdays, Thursdays, Fridays, and Saturdays, providing a relaxed local shopping experience within easy reach of the property.
For a wider choice of restaurants, bars, live music, cultural attractions, and entertainment, Manchester City Centre is just a short journey away and straightforward to reach by car or public transport. Multiple bus routes run directly along Moston Lane into the city, and the short drive or taxi ride to Moston railway station provides an onward connection into Manchester Victoria and the wider rail network.

Free on-site parking for up to four vehicles, accessed via a gated driveway at the front of the property, makes this a particularly convenient base for guests travelling by car.

• Quiet hours begin at 9:00 pm. Please be mindful of our neighbours and keep noise to a minimum, especially at unsociable hours.
• Check-in is from 3:00 PM

• Please ensure shoes are clean when worn indoors due to cream carpets, or kindly remove them in the hallway.
• Please switch off the heating when it is not needed and on checkout.
•Ensure all doors and windows are locked when leaving the property and on checkout.
• Kindly avoid eating meals on the sofa to prevent spillages.
• Please leave the house clean and tidy as found. Any kitchenware used should be washed, dried, and returned to its place (please do not leave dirty items in cupboards or drawers).
• Ensure rubbish is disposed in the correct bins.
• Please note there are stairs to access the upper floor bedrooms, which may be worth considering for guests with limited mobility

Extra Charges
Early check-in can be arranged in advance for an additional fee of £25, subject to availability. Late check-out can be arranged for an additional fee of £25, subject to availability. Pets are on request only, we only allow small/medium size dogs who are house trained. Pet fee of £30 for one pet and £50 for 2 pets. Only smaller dogs please. If you would like extra cleaning (typical for longer stays) this is £80. We also offer a grocery shop service. If you would like us to pick up your groceries this can be arranged. Please get in touch ahead of your stay to confirm whether these options is available for your dates. A £200 security deposit will be taken.

Booking Policy

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Guests are not required to pay a damage deposit in advance. However, we reserve the right to charge up to two hundred pounds per stay to the card on file in the event of any damage.

Cancellation Policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
