• Strictly no smoking or vaping INSIDE the property. You may smoke on the balcony. Evidence of smoking will incur a minimum £300 specialist cleaning charge.
• No illegal activity, drug use, or anti-social behaviour is permitted.
• Only the number of guests included in the booking may enter or stay at the property unless agreed in writing beforehand. Unauthorized guests may result in immediate cancellation of the stay and/or a charge of £100 per unauthorized guest.
• Please respect neighbours and keep noise to a minimum, especially between 10:00 PM and 8:00 AM.
• Any lost, damaged, stained, or broken items will be charged at the full replacement and/or repair cost, including associated labour where applicable.
• Lost keys, fobs, remotes, or access devices will incur replacement charges starting from £40. Emergency call-outs or locksmith visits may incur additional charges.
• The cleaning fee covers a standard hotel-style turnover clean only. Excessive mess, stains, rubbish removal, smoking residue, or unreasonable cleaning requirements will incur additional cleaning charges.
• Please avoid leaving excessive water on bathroom floors, as this may cause damage or leaks to neighbouring properties. Where damage is determined to have resulted from misuse or negligence, repair or associated costs may apply.
• Furniture must not be moved between rooms or removed from the property.
• Please do not use towels for makeup removal, dye, shoes, or cleaning purposes. Damaged linens or towels may be charged.
• Guests must report any damage or maintenance issues as soon as they occur.
• Check-out time must be respected unless late check-out has been approved in writing. Unauthorized late departures may incur additional charges.
• Commercial filming, photography shoots, or business use of the property is not permitted without prior written approval.
• Tampering with Wi-Fi equipment, smart devices, CCTV systems, noise monitoring devices, or safety equipment is strictly prohibited.
