The Space:

Welcome to this charming 51 m² 2-bedroom apartment on the 1st floor of a building without a lift, perfectly situated in the heart of Edinburgh's Old Town. The apartment is professionally cleaned before every arrival so you can settle in straight away.



Bedroom 1: 1 double bed, Bedroom 2: 1 single bed, Living room: 1 double sofa bed. The apartment has a full bathroom.



The living area is a great space to unwind, with a smart tv (flat screen) and dining table and chairs.



The fully equipped kitchen has everything you need: full fridge, oven, microwave, stove, Dolce Gusto coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months.

Good to know before you book



Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. Please note that any late check-in fee must be paid in cash upon arrival. We’re flexible when we can be — just give us a heads-up!



Check-out: By 10:00 AM.



Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.



Max guests: 4 people (including children and infants). Please keep within this limit so everyone is comfortable.



Smoking: The apartment is non-smoking throughout.



Events: The apartment is a private home and not suitable for parties or events.



Guest Access:

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on Edinburgh and restaurant recommendations, sheets, towels, soaps and much more.



The Neighborhood:

Sitting just minutes from Holyrood Park and the foot of the Royal Mile, this apartment is one of the most centrally placed in Edinburgh for seeing the city’s most iconic sights on foot. Arthur’s Seat is a short walk away, rising dramatically above the city and offering spectacular views in every direction. The Palace of Holyroodhouse, the Scottish Parliament and Dynamic Earth are all just around the corner.



The Royal Mile itself is within a few minutes’ walk, leading up through the heart of the Old Town to Edinburgh Castle at the top. The Grassmarket, with its lively bars and restaurants, is equally close, as are the atmospheric closes and wynds that branch off the Mile. Holyrood Park provides open green space right on the doorstep for morning runs or quiet walks.



For transport, several Lothian Bus routes run along Holyrood Road and the Canongate, connecting to Princes Street and the city centre in minutes. Edinburgh Waverley Station is about fifteen minutes on foot, and the area is very well placed for walking to almost anywhere in central Edinburgh.

Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
