Le Verger is a beautiful villa situated just 5km away from the picturesque small town of Lauzun, 6km from Miramont de Guyenne or 9km from Eymet on the Dordogne border. Private, secure, gated and fenced pool.
An idyllic place to enjoy a holiday in this beautiful region. From the moment you walk through the front door, you will fall in love with its charm, character, light and space.

This holiday home comprises 5 bedrooms, 3 bathrooms, a comprehensive kitchen/diner, a grand salon and a utility room. The upper floor bedrooms are air-conditioned.

A pretty veranda provides a relaxing spot to escape the midday sun in between a cooling dip in the private 10m x 5m swimming pool. Further outside, an eating space is just outside the kitchen door, with dappled shade under mature trees.

5 Bedrooms:
1. Double bedroom, ground floor. A pretty double-aspect room with a double bed (160cm x 200cm) and sofa (converts to a double sofa bed, providing extra sleeping space). Located next to a shower room with a shower cubicle, a separate bath, and a wash basin. There is also a separate wc next to this room.

2. Double room, upper floor. Romantic bedroom in the eaves of the house with a double bed (140cm x 190cm) and views over the front garden and pool area. En-suite shower room with shower cubicle, wash basin and wc. Mosquito nets over the window. Air-conditioned.

3. Double room, upper floor. Beautiful bedroom with characterful beams in the house's eaves. Double bed (140cm x 190cm), views over the front garden and pool area. Small dressing area. Mosquito nets over the window. Air-conditioned.

4 Twin room, upper floor. Located in the eaves of the house with views over the front garden and pool area. Two single beds (80cm x 190cm each). Opposite bedroom 3. Mosquito nets over the window. Air-conditioned.

5 Twin room, ground floor. The window overlooks the front of the house and gardens; there is also a door leading into the garden. Two single beds. There is a separate wc opposite this room and a shower room down the corridor with a shower cubicle, washbasin and wc.

Bathrooms: 3 bathrooms in total. A total of 4 wc, 2 of which are separate.

Cleaning/towels/linen: Bed linen, bath towels and pool towels are provided and included in the price. A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more.

Baby Package: The owners have thoughtfully provided a cot, highchair and buggy. Please book at the time of reservation.

Kitchen: The well-stocked kitchen has a good range of facilities, including a dishwasher, a range cooker with 5 gas rings, a double electric oven/grill and a Plancha grill, an American-style fridge/freezer with ice maker, a microwave, a bread machine, and a double sink overlooking the garden. The dining table seats up to 8 adults when extended.

Utility area: Laundry area with a washing machine, a tumble dryer, and an iron/ironing board.

Living room: The comfortable and cosy lounge features a large, original stone sink built into the wall, a wood-burning stove, a TV with UK Satellite channels, a DVD Player, and a Bose Bluetooth sound bar. French doors open onto the wonderful terrace and gardens.

Office space: A desk is in bedroom 5 on the ground floor, with a pleasant view out to the garden. Fibre broadband and high-speed Wi-Fi at the property. The usual speed is over 100Mbps.

Outside and garden: Enjoy breakfast on the front patio overlooking the pretty garden, or take lunch under the shaded covered veranda, which has a table and chairs for 10 people. A large gas BBQ is great for alfresco dining, and there is additional outside furniture for relaxing in the shade. Table tennis provides excellent entertainment.

Le Verger is surrounded by 4 acres of grounds. There is a private orchard where you are welcome to pick fruit, including figs, cherries, apricots, quince, apples and nuts.

Pool: The 10m x 5m pool is 1.1m – 1.8m deep with walk-in Roman steps, a sun terrace and loungers. The pool is situated in front of the house, on the other side of a hedge, and is protected by a fence, a locked gate, and an alarm.

The house is situated near the towns of Lauzan (6km), Eymet (9km), and Miramont de Guyenne (6km) in the region of Aquitaine within the Bordeaux wine region and on the border of the Dordogne, Gironde and Lot et Garonne, France.
Eymet, Monsegur and Duras are ancient Bastide towns set around a market square, which host weekly markets and a weekly night market during the peak summer season. There is a good selection of shops, including cafes, bars, and a pizzeria, which hosts weekly live music.
There is also a Cinema in Monsegur that shows international films in their original language versions (VO) and a selection of English-language films with French subtitles. The market squares also host many festivals and events throughout the year.

Markets: Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.
Eymet (9km) Thursday morning. Miramont de Guyenne (6km) Monday morning.
Eymet, Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.

Supermarkets and shops: Pineuilh, Ste Foy, a large hypermarket 36km. Miramont de Guyenne supermarket 6km. There is also a Lidl and a Netto on the Marmande road, a mixture of small shops in the town. Eymet supermarket 10km. Lauzan 5km: a small selection of local shops, a convenience store, a pharmacie, a restaurant, and a tabac newsagent bar.

Additional charges: Heating is charged based on consumption. The indicative average charge is 200 Euro per week, depending on usage.

Pool Information: The pool is open from May until the end of October.
