Look no further THIS is the place to book

I really don’t know where to start it was great from beginning to end! Ricky was a 10/10 host everything you may need he was there to accommodate. Easy communication, friendly it almost felt like staying with a family member. The stay and the pool is beyond beautiful the pictures really don’t give it justice it’s a really massive backyard! We had a pool party for brother who got out of the army and it was enough space to fit everyone. I’m telling you now to look no further THIS stay is the place to book. I will be booking again soon

We had a great stay! We love being close to Potomac point winery and enjoyed the hot tub. We will have to go back when the pool is open!

Gorgeous and relaxing

We had a quiet weekend getaway and the property is fantastic. Beautiful pool, amazing outdoor area perfect for grilling, swimming and watching movies. Very nice host, highly recommend!!!

Adorable getaway!

What a fun little getaway! The pool house is where you stay- cute little 1 bedroom 1 bathroom place. The pool and hot tub is amazing! What a space!!! Plenty of seating & a fire ring! We had a great time!

Had a blast!

We enjoyed a pool party on one of the hottest days of the summer. The covered bar area with fans was a perfect area to stay out of the sun. The sound system and lights really added to the party vibes!

Awesome Place

Me and my fiancé and our two little boys had an amazing time at this pool house, such a nice relaxing home with your own personal hot tub and pool very laid-back relaxing and Across the street same little area you have a river Beach area, Very clean and the homeowner was awesome! Will definitely be back! Must check it out!

Incredible pool and wonderful hosts!

The pictures do not do this beautiful backyard pool and pool house justice. Amazing setup for a celebration or a weekend getaway, and Michelle and Ricky are great hosts - super accommodating! Would highly recommend staying here - I'll be returning for another weekend soon.

"In paradise!"

This property was just was what needed to entertain my family of 10. The 18 over crowd felt like they were in paradise. The pool house and pool were just top notch. After a busy day with USMC, the quiet ride through the parks was such a relief from the noise of Quantico. It was quiet, AC was great and just a wonderful place for all!

Wish we could have stayed longer

It was still very nice but there were way more bugs this year than the last year the tiki torches did not have fuel and the grill tanks were empty. The pool and hot tub were nice but the stereo and lights outside didn’t work like the previous year-

Family fun paradise!

I can't say enough about this property! Our family of 5 had a wonderful time. The pool is just as amazing as it looks. We were fortunate to have beautiful weather and used it morning through night every day of our stay. The use of space in the pool house is superb with a beautiful kitchen and everything you need. We had just enough room for our 2 teenagers and one younger child on the pull out sofa and attached chaise. Sunsets at the dock over the Widewater beach were an awesome perk just a short walk down the road. There is a place to launch kayaks, jet skis, and boats if you bring them. The hosts were very accommodating and friendly. I highly recommend this property. Thanks Ricky and Michelle! We will be back!

Not as thought

We stayed there for just 3 or 4 hours. When we arrived at the property, we were checking out the property. I opened the door to one of the rooms and there was an older person laying on the bed. When I was booking this place they haven't mentioned anything about someone else staying there. One important part that I want to mention is that, when someone is booking this places it's not just you someone else will be staying there as well. Also the Wi-Fi was terrible was not working at all. Overall we had a bad experience because at the end of the day there were 2 dogs that attacked us and we had to leave the place. We only stayed for 4 hours, but the owner never refunded us for anything, please keep that in mind. If something happens they would not refund your money.

This place is convenient for older people

On the property description, it says that parties are welcome. However, according to the policy; the hosts want all guests to leave the property by 9:00pm except for the people sleeping in the property (max 5 people). I don’t know what kind of party you can have if it is required for all guests to exit the premises by 9:pm sharp. The drive itself is long and very roads are very narrow. This could be risky for people to drive back and forth; and letting everyone leave at 9pm is too risky. Also, there is $100 per day fee if you wish to have the pool and hot tub to be private. Any additional guests you invite other than the 5 people sleeping have to pay $10 fee. Overall, in my opinion, there are too many unnecessary additional fees and payments that need to be done outside the reservation payment if you really want to enjoy your stay. Owners live in the property, which makes it easy to communicate. They hosted us well during our check in. It’s nearly impossible for any young adult to throw any type of party/kickback with all these restrictions and payments that are not so clear when booking the property. I like the facilities ( hot tub, pool), but generally you need to be aware that you may be spending more than expected. I had to go elsewhere to celebrate my grad celebration due to following the owner’s house rules, and not risk anything. I only used the hot tub for an hour and that was it. Just be aware that is all. But you’ll enjoy your stay if you just go for the hot tub and pool without a big group, which may create complications in fees. I personally would not refer this place to anyone in my family member nor friends! It is such a rip off!!

Pros and cons

When we first booked the property earlier this year in the description we didn’t see that the owners live on site and could also be using the pool/hot tub whenever. Being exited for our vacation I checked the listing constantly but it wasn’t until the day of check in I saw a huge description that wasn’t what it was when we booked. (Could be my fault but I swear it wasn’t like that when I booked) or else we would’ve stayed somewhere else. We got lucky and they were out of town for the week so I can’t complain just a heads up for others. For check in I never got sent a code for the door but the second door to the bathroom was left unlocked so that wasn’t a problem. The pool was ABSOLUTELY amazing the set up was so nice with the water fountains and pool chairs. It gets great sun and the water was warm. We spent 90 % of our time in it. The tiki bar is also a huge plus with speakers and lights. Inside the appliances were all nice and up to date, cooking ware had a large variety of plastic/ceramic and party stuff. I highly recommend bringing your own WiFi as the hotspot they have is in their house and when it’s actually working you barely get service in the pool house and my phone had no actual service either. With that being said our baby monitor we brought didn’t work so for when baby went to sleep we had to open the window to be able to hear him. There’s no screens on the windows….. The amount of wasps on in the backyard is absurd, my toddler is severely allergic and while we brought his meds still not something we like to risk. They were EVERYWHERE. must’ve been a couple nests just within the backyard. As we walked through the gate first entering the property I was holding him and got stung, too close for comfort. We ran to Walmart and got wasp spray and went through the whole can in 5 days. The place was clean ish, there where dirt/food spots on the floor the would’ve been easily mopped up and the bathroom had soap drippings down the shower. My biggest concern was sitting out at the tiki bar and hearing scratching in the ceiling above us. The next night we were greeted with a mouse running from the tiki bar and into the grass. Would definitely recommend an exterminator to the property owners. The rules are a little extensive in my opinion for every additional guest you have to pay $10 for even if they are not staying the night. Ac is to be set at a certain degree etc overall our stay wasn’t horrible but the little things really add up

In Virginia for my son’s Marine Corps graduation

The property was very close to base. This made it very easy for my son to meet up With my sister, daughter, & myself. We did a lot of sight seeing, otherwise we would’ve enjoyed HB s as aging out by the pool. The property is amazing, rural feeling, and very relaxing, my family really enjoyed staying there. Thank you Ricky for your hospitality.
