Charming New House in Locmaria Near the Beaches

New house typical of the island of Groix of 70m² and furnished with care. It is ideal for 6 people, but sleeps up to 8 (2 double beds per room under the attic).<br>It is ideally located in Locmaria close to the beaches of Locmaria, the Grands Sables, the Red Sands. The coves are also easily accessible by bike, like the rest of the island.<br><br>Services not included: towels and beach towels are not provided.<br><br>Services to be paid in addition to the rental price: <br>FROM 3 NIGHTS: mandatory cleaning + sheets + on-site welcome by Susana<br>- Cleaning is a mandatory service 95 € to be paid on site on arrival<br>- Bed linen rental is a mandatory service: 8 € / bed to be paid on site on arrival<br><br>UNDER 3 NIGHTS: the cleaning + sheets + on-site welcome by Susana is optional (contact us if you wish to take this service)<br>If you don't take the pack:<br>- access is self-contained by key box<br>- a posteriori verification of the cleaning if it is carried out by the tenant<br><br>On the first floor:<br>You access the house through a small vestibule that leads to the bathroom and the main room. The vestibule will allow you to put your shoes and outerwear. <br>The vestibule opens onto a beautiful main room largely illuminated by natural light from 2 bay windows. The main room has a kitchen/living room area and a lounge area in the extension. The kitchen is fully equipped, and has all the necessary equipment: oven, microwave, induction hob, dishwasher, fridge/freezer, Nespresso coffee maker, toaster, electric juicer, waffle / croque-monsieur set as well as all the utensils that will allow you to make good little dishes.<br>In the extension, an old table equipped with 6 chairs.<br>A comfortable living room will welcome you for quiet evenings, around a sofa and 2 armchairs. The living room is equipped with a TV, internet access and wifi.<br>A washing machine is available, as well as a pellet stove for cool evenings.<br>The bathroom is equipped with a walk-in shower and a double sink unit, a heated towel rail, and a sanitary system.<br>Attic floor<br>The house has 2 bedrooms in the attic, each equipped with 2 beds 140 x200 cm. We also provide at no extra cost, a cot for baby. Upstairs you will also find a separate sanitary facility, and a dressing area to store your belongings. The rooms are equipped with Velux windows, from which you can see the sea. <br>Outdoor areas <br>At the front. In a semi-enclosed space, a gravelled area to park a vehicle (other free spaces are available in the immediate vicinity) as well as 2 wooden hoops for your bikes.<br>At the back. Very quiet fully enclosed garden facing west, with a large tiled terrace of 45m², and green spaces under development (130m²). The garden has a wooden path in cumaru connecting the terrace to the outdoor shelter at the back of the land. On the path, there is a small additional terrace and an outdoor shower (cold water) very useful for washing beach belongings. The terrace is accessible directly from the main room.<br>Outdoor equipment at your disposal: table and 8 aluminium chairs, garden furniture with cushions, 2 wooden sunbeds, barbecue, parasol, free-standing drying rack, a brazier and an additional small lounge for 4 people to enjoy the wooden terrace area at the bottom of the garden.<br><br>A shuttle awaits you every time the boat arrives at the port, just go to the bus stop right next to the bike rental companies. For 1.5 € per person it will drop you off at the church of Locmaria which is very close to the house.
