🏡 ABOUT OUR HOME
Upon entering Tweed Valley Treehouse you will instantly feel relaxed with multiple places to hang out, have conversations or watch the kids play in a safe - fully enclosed yard with beautiful views and amazing sunsets. For those attending weddings or events nearby ( scroll down to see travel times to all nearby wedding venues) there is ample space to get ready for everyone without feeling squished and loads of natural light for the perfect hair and make up prep.

1 double bed, very spacious and would easily fit a BYO portacot. This room also has it’s own outside door access

🛌 BEDROOM 4 :
Sleeps 3 and is our bunk room with 3 built in king single beds. The upper 2 beds are suitable for those aged 9 and above for safety due to only one side having a safety rail ( please see pictures) . An extra floor mattress can be added at $50per night to sleep 4 in this room.
‼️use at your own risk should you sleep anyone under 9 on the top bunk.

☀️OUTSIDE: We have an upper and lower outdoor area which includes a ninja style play course, small bbq and gazebo. There’s lots of space to play ball or ride any “bring your own” bikes, scooters or skateboards in the lower outdoor area and is fully enclosed ( when the driveway age is shut) for children and pets.

📅 CAN WE BOOK OUTSIDE OF YOUR AVAILABILITY CALANDER? If you have a wedding to attend, small event, workshop or future booking request (that isn't open on the calendar yet) please get in contact

⏱️DO YOU ALLOW EARLY/LATE CHECK IN/OUT? We have a check out time of 10am NSW time as everyone loves a sleep in and a check in time any time after of 3pm NSW time.
If you need to drop off bags earlier due to an event or check out later please feel free to request this and we will see what we can do.

❌NO SCHOOLIES or LOUD PARTIES we are in a residential area not acreage. 10pm - 8am is quiet time. No loud music or partying during these times. Please respect our neighbours!

🐶DO YOU ALLOW PETS? Yes- 1 small pet upon request at $50 extra per stay due to an extra cleaning fee charged by our cleaner

👯‍♀️WHY DOES THE RATE CHANGE WHEN BOOKING MORE THAN 8 PEOPLE? Our starting rate is set at 8 guests. This is because for 8 people or less we lock the studio room with no access. 8 people can sleep comfortably in the other 4 rooms including
Bedroom 1- 1 king bed sleeps 2
Bedroom 2-2 single beds sleeps 2
Bedroom 5- 1 single bed sleeps 1
Bunk room- sleeps 3
Total of 8
Should you be booking 9-13 guests the price increases due to opening the studio room for access to sleep 2 more people and/or the hire of the other 3 fold out spring mattress - which sleep another 3 guests and includes the mattress, linen and pillow hire at $50pp per night extra.
Should you have a booking of 8 or less guests but wish to use the studio room for more space please request this during your booking at a rate of $100 per night extra.

🤗 CAN WE HAVE VISITORS DURING OUR STAY? No extra guests/visitors, other than those booked, are allowed on the property without prior written approval. This includes make up/hair artists and personal visitors. We are on a residential street and too many cars/M bikes can cause problems for neighbours. Please get in touch with your request for visitors prior to booking so we can keep everyone happy.

❌ CAN WE SMOKE OR VAPE? This is a non smoking property. However if you’re going to break the rules and smoke anyway and you need a smoke ( of any kind ) please do so outside the property gate and away from neighbours where possible. If smoke is smelt by our cleaner upon your check out inspection an extra cleaning fee will be applied. Please don’t put cigarette butts in gardens.

🎮 DO YOU HAVE ANY GAMES?
So many!!!! We have a large selection of board games for down time/rainy days including scrabble, trivial pursuit, jumanji, monopoly, chess and more. We have various Uno and other card style games plus a nintendo switch console.

🎯WHAT TOYS DO YOU HAVE? We have one of the largest selections of toys for kids of all ages to keep them entertained. From Marvel, Cars, dolls, dress ups, Barbie, massive Lego collection, books, play kitchen, indoor swing and more. Outdoors there is a ninja play structure, archery, large jenga, bean bag toss and lots of room to ride BYO bikes/scooters etc. 💰PRICE MATCH! ( when booking over 8 guests) If you find another property on Airbnb, in the same area, that has the same amount of bedrooms and beds available that you need (and that look just as inviting) and can sleep the same amount of people you are wanting to book (but they are a lower price) we are open to looking at a price match- please mention the property and dates you’re looking to book along with the price difference total when requesting your booking. Sometimes we can match or help with your budget and other times unfortunately it’s not possible- but it doesn’t hurt to ask.
