Welcome to our Lake Muskoka family cottage! This lovely renovated 4-bed, 2-bath, open concept living, dining & kitchen, year-round cottage, located minutes from Gravenhurst on the Muskoka Lake! Enjoy the stunning lake views from the moment you arrive with a beautifully landscaped property all nestled in a quiet bay. This property is close to the water with a northeast exposure. It has a fire pit which is perfect for roasting marshmallows, making smores, or just to stay warm on a cool night. There are lovely, landscaped gardens and level, grassy lawn, great for kids and to run and play. The Muskoka Stone walkway allows you to walk barefoot from the cottage to the waterfront, equipped with spacious floating dock for all the water toys. Plenty of parking for guests and a emergency generator for those unfortunate power outages.

GUEST ACCESS
The entire place is yours for duration of your stay. You will need a vehicle to get here and get around. We are ~2Hrs north of Toronto.
IN THE AREA
Centrally located for day trips to Gravenhurst, Bala, Port Carling or Bracebridge by boat, or car, for farmer markets, LCBO, grocery stores, restaurants, shopping and golf. Kids can enjoy Santa’s Village a 32min (30Km) away or watch a movie at Muskoka Drive-in. Adults can be entertained with local brewery tours, concerts at the Kee to Bala or an evening at Casino Rama. Everyone can enjoy a ride on the historic Segwon or Wenonah II provided by Muskoka Steam Ship or visit the Discovery Center for some local history. Take a run or walk through the surrounding cottage roads or drive to Hardy Lake Provincial Park hiking trails 14min away. When you return take a swim in our quite bay, go kayaking, or paddle boarding, or paddle boating, or relax in any of the many Adirondack chairs.

Please note that there is a $1,500 damage deposit for potential damages and will be released 14days after check-out if property is left as you found it.
HOUSE RULES
The potential primary guest must complete a rental application. The primary guest must be 30 years of age or older to book. This application will form the basis of your short-term lease. Rates are subject to change until your reservation is confirmed.
White linen program includes linen, bath and beach towels.
Pets are welcome at our rental but are limited to 2-Small dogs (20Lbs or less) or 1-Medium dog (50Lbs or less) and approval will be solely based on the owners discretion. You will be required to sign a pet waiver. Wet pets are not allowed inside or allowed on the furniture at any time!
No smoking, electronic or otherwise, inside the cottage. If you smoke outside, please be mindful and dispose butts properly. Do not flick ashes or butts on grounds as these present a fire hazard!
Open-air fires are only permitted in fire pit provided. Please check fire restrictions at https://www.gravenhurst.ca/ before you arrive. Daytime open-air fires are not allowed between April 1 and October 31. Fires must be extinguished when unattended or windy. Keep garden hose on and nearby in case wind comes unexpectedly the fire can be extinguishes quickly!
Fireworks are NOT permitted!
Certain chemicals may stain or alter the surface of our EndDeck PVC Decking, such as sun block, insect repellant, oils, petroleum products, strong solvents and metallic rust. DO NOT APPLY BUG/HAIR SPRAYS OR SUNTAN LOTIONS WHILE ON THE LAKESIDE DECK, DOCK AND RAFT! These PVC surfaced areas will stain.
Professional cleaners will clean, prepare and complete a Check-Out inspection ahead of your arrival.
To ensure the quiet enjoyment of the lake by our neighbors, music or loud noise of any kind is not permitted after 10:00pm or before 8:00am.
Please leave property as you found it, tidy and furnishings, or accessories, returned to their proper place.
DO NOT leave any garbage outside as we are Rural, and it attracts bears! Use bear bin at driveway entrance for any outside garbage storage.

LAWN MAINTENANCE
Lawn maintenance is done weekly by local maintenance contractor. Sprinklers run on early morning timer.
CHECK-IN & CHECK-OUT
Our weekly rental is 7 day/week, Friday to Friday. Check-In is 4:00pm and Check-Out is 10:00am.
IDEMNIFICATION
You indemnify the owners of this short-term rental property, their heirs and agents representing this property from all damages, or injury that may occur either prior to, during, or after your stay. Furthermore, you acknowledge that Snowmobiling and all water sports are inherently dangerous. Please make sure you always wear proper lifejackets for you while on the water and this responsibility remains yours.
LIMITATIONS OF LIABILITY
I/we will use the cottage and its facilities in accordance with booking application agreement/contract, and the House Rules and I/we do so at our own risk and that I/we identify all owners, their heirs and agents harmless from any personal injuries, sickness or death, loss or damage, however caused to person, or property, of the renter, his/her family, or guest before, during or after the time of occupancy.
