Centrally located directly across the road from Papamoa`s main beach & a short stroll to local cafes, shops, Papamoa Mall & Fashion Outlet.

With an office desk set up in the living area, this is an ideal spot to work from!

Private off-street parking behind an electric gate! 11kms to Mount, 49km to Rotorua and 10km to CBD!

Cosy two bedroom separate guest apartment on Ground level, located in a prime central spot at Papamoa Beach.

The generous size Master bedroom features a comfy queen size bed & large bifold doors - perfect for relaxing & enjoying a sunny afternoon Summer breeze.

Separate second room with double bed. (Please note - this room is also used as access to the bathroom).

Open plan living, dining & kitchenette is set up with everything you need for a convenient stay. There`s Freeview TV, Wifi & Kitchenette - including a bench top electric airfryer & stove top for cooking with ease.

An office desk is available in the living space offering a seamless work set up away from home.

Modern full size bathroom with shower.

Fully fenced property with private off street parking space for one vehicle in front of apartment.

Papamoa`s main beach, shopping, cafes, dining, bars and other amenities all within a short stroll!

The entire separate guest apartment is yours to access.

Your Hosts are available over the phone at anytime if you need anything!

Wastewater Pump
Wastewater for the guest house is on a pump which you will hear after turning on any taps or flushing the toilet.

Please ensure you only flush toilet paper provided (Kiwi rolls) down the toilet. Anything else WILL BLOCK THE TOILET & any unblocking fees will be at the guests cost.

Second bedroom is an internal room without a window to outside.
This room is also used as access to the bathroom.

BYO Beach towels
Only the guests listed in your booking are permitted overnight.
You must be 25 years or older to book the property.
Visitors are only permitted during non quiet hours.
No parties or events without permission — breaking this rule may lead to cancellation of the stay (no refund).

Quiet hours: 10:00 PM – 7:00 AM
Respect our neighbours: no loud music, shouting, or group gatherings.

No smoking or vaping inside the property.
If permitted outside: use the ashtray / bin and clean up properly.
Heavy drinking is not permitted at the property.
Zero tolerance of drugs policy applies.
Pets
No Pets (unless property is listed as pet friendly & only if pre-approved).
Please clean up after your pet.
Pets must have own bedding.
Pets are not allowed on any furniture.
Pets are not to be left alone at the property at any time.
Additional cleaning fees may apply for pet-related damage or mess.
Cleanliness
Kindly keep the space tidy.
Wash or load used dishes, no food in bedrooms.
Please use the bins for all rubbish.
Clean BBQ after use - if left dirty, extra cleaning fee will apply.
If property is left in a very messy state, extra cleaning fee will apply.
Outdoors
Please put away any outdoor furniture after use where it belongs. (Cushions go back indoors etc).
Umbrellas are closed & put away.
Blinds are closed & locked down.
No food or glass in pool/ spa. (If applies).
Children must always be supervised around pool/ spa areas.
Damage
Report any loss, breakages or damages to your Host right away.
Guests may be responsible for repair or replacement for damage beyond normal wear and tear.
Safety & Security
Lock doors, windows & gates when leaving the property.
Replacement keys/ swipe tags - a replacement fee will apply.
Parking
Use only the designated parking spot(s).
Waste & Recycling
Please separate recycling and rubbish as per bins.
Dispose of rubbish according to the local collection system.
Rubbish bins are for household rubbish only & any excess amount of rubbish is guest responsibility to remove, otherwise a rubbish removal fee may apply.

Appliances & Amenities
Use appliances (oven, laundry, heater, etc.) as intended & turn off at wall when not in use.
Let us know immediately if anything isn’t working or breaks.
