WHAT YOU`LL LOVE...

-Stand-alone home with a large driveway for easy access.

-Double garage for convenient parking, located next to the front door.

-The first bedroom, located on the left-hand side, offers a view of the side of the property. It features a stylish queen bed frame with a comfortable mattress, bedside tables, and lamps on either side for your convenience. There`s a walk-in double wardrobe with hanging space and shelves, perfect for storing your clothes and other personal belongings.

-Adjacent to bedroom 1, you`ll have access to a private ensuite bathroom equipped with a shower, toilet, large mirror above the vanity, and a double sink/vanity with drawers and cupboard space below for convenient storage.

-Moving forward through the hallway, you will find the laundry on your left. The laundry is equipped with both above and below cupboards for storage, a sink, a front-loading washing machine, and a dryer to meet all your laundry needs. There is also a separate storage cupboard behind the door with cleaning and ironing equipment.

-Opposite the laundry, you will find a study/kids` play area with toys, a desk, chair, and lamp, perfect for work or study.

-Walking past the study/playroom area, you`ll come to the modern kitchen. This spacious, well-lit kitchen boasts plenty of bench space, cupboards, and drawers. It is equipped with a full-sized fridge/freezer, gas cooktop, oven, microwave, toaster, kettle, Nespresso pod coffee machine with milk frother, and a dishwasher. This bright and functional space is perfect for preparing meals for family and friends.

-Adjacent to the kitchen is a lovely dining area. The dining table, with seating for six, creates a seamless space for dining and entertaining.

-Next to the kitchen is a dedicated theatre room, ideal for relaxing and enjoying movie nights with family or friends.

-Next to the dining area is an inviting living room, featuring a smart TV for entertainment and two comfortable sofas, perfect for relaxing or watching Netflix. A coffee table is provided for your convenience, along with some reading books for your enjoyment. The living room also offers easy access to your private courtyard via glass sliding doors.

-On the right side of the lounge room there a hallway to back of the house, where you will find bedroom 2, which features two single beds with comfortable mattresses, bedside tables, and a lamp in between for your convenience. There`s a wardrobe for hanging your clothes and belongings.

-Bedrooms 3 and 4 each feature a queen bed frame with a comfortable mattress, bedside tables, and lamps on both sides for your convenience. Each room also has a wardrobe for hanging clothes and storing personal belongings.

-The main bathroom offers a sink/vanity, a wall-mounted mirror above the vanity, a shower, and a bathtub. There is also cupboard space below the vanity—very handy for storing items!

-A handy separate toilet is located off the hallway to the bedrooms.

OUTDOOR SPACE...

-Enjoy the convenience of your own private courtyard with a BBQ, dining table, and six chairs, making it the perfect spot for outdoor relaxation and dining. Embrace the tranquililty and comfort of this well-appointed courtyard.

-The garage accommodates two cars, ensuring secure parking.
You will be provided with 1 garage remote and 1 key for access to the garage. Please ensure the remote and key are returned to their correct location upon check-out.

Guests will have access to the entire 4 bedroom 2 bathroom house. Parking is in a secured garage and will fit 2 cars.

- Our guest concierge team is available for communication and will assist at their earliest convenience.

- Our guest concierge team communicates via the Airbnb app so our team is all kept updated regarding any details pertaining to your booking.

- The Let Go team comprises our property managers, onboarding specialist, housekeeping supervisor, housekeeping staff, and our guest concierge team so if you do require any assistance, please reach out to us and we`ll see how we can be of any assistance.

• NO PETS! If there is evidence that you had a pet stay at the property, you will be charged a $200 AUD deodorising fee.

• STRICTLY NO SMOKING - If there is evidence of smoking inside the property, you will be charged a $200 AUD deodorising fee.

- This property has a noise monitoring device which management check regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.
• AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.

• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.

• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.

• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.

• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.

• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.

• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.

• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.
