Ideal for families or mature groups, this expansive private oasis is located close to Rye’s stunning back beaches. Offering plenty of space for combined holidays, there are three indoor living areas - including a games room with a pool table, multiple outdoor living areas, and even a basketball ring! Extra indulgence is provided with two fireplaces, ducted heating and refrigerated air-conditioning which together ensure year-round comfort.

Great get away for friends and family

Although there are a couple parts of the property that require some maintenance it’s everything you’d need for a nice holiday and perfectly suited our group. The pool table and arcade machine kept us entertained for hours. Thanks to the owners for making such a great location available!

Absolutely lovely

The house was absolutely lovely, Great feel. There was a few things that could be improved on. For a house that is bookable for 10 people it did not have enough chairs in one place for people to dine together or even hang out together. We kept having to bring chairs from the BBQ area in order for 8 of us to fit around the table. We loved the fireplace but there wasn't really much space to sit around it, the sitting areas were kind of lacking. I loved that it had 4 toilets and 2 bathrooms that was super handy. It had a great heating and cooling system.

Lovely property especially for large groups

Very nice property, clean and well presented. On suite bathroom slightly dated but functional. Great location for Rye & Sorrento. Pool table was a great inclusion which we very much enjoyed making use of. Despite earlier posts it was a large full sized table with functional pockets. One of the reasons we choose this property was for its advertised dog friendliness. This was slightly misleading as there is no gate so you cannot leave your animals unattended to roam the grounds. However after paying our deposit we were informed of this fact. Inside the floors are very dog friendly. Would definitely return.

Hi Jo, thanks for your review. We appreciate the care you took of the property. We disagree however that the property's advertising is misleading. The property is advertised as pet friendly, in so far as ticking a "yes" or "no" option. It should never be assumed that any "pet friendly" property is fully fenced, or that even the word "pet" refers only to dogs. The level of pet friendliness is specific to each property, hence why we clearly state it is "Pet friendly, on request (conditions apply)". This way, we get to explain the conditions and assess the suitability of the pet to the property. On this occasion, the conditions being that it is not fully fenced at the front and therefore is probably only suited to smaller pets (as we then explained to you). Comfortable but needs updating and better cleaning.

While the bedrooms and bathroom were renovated and comfortable, the living area and kitchen are well past due date. This does not appear in the photos. The grounds were also unusable due to being steep and not really user friendly or comfortable. The guest item's were on a mangy side especially fire wood. Given that it is winter and two fire places were advertised there were barely enough logs for one small fire. The clean up that was supposed to happen prior to our check in and which invalidated our ability to get in earlier seems to have not happened. It looked like only bathrooms were cleaned. The house needs repairs especially the front door that needs to banged hard and loudly, waking everyone in the house, in order to be closed.

We refute Alla's claim that the property was not cleaned - we personally witnessed the cleaners complete their work while onsite until 1:42pm on the day of her check in, ie 18 minutes before her arrival. We were last to leave and the property was thoroughly spotless. The property has also been significantly renovated (as of June 2021, just before Alla’s stay) with stunning new bathrooms, new blinds throughout and a complete garden makeover. What Alla fails to understand is, if the property was fully renovated, it would attract a much higher price point. The price Alla paid however, at a discounted winter rate, very accurately reflects a property of this size and its inclusions - 5 bedrooms, 2.5 bathrooms, hotel quality bed and bath linen, luxury bathroom products, and a brand new coffee machine – none of which are “mangy” as per the technical term Alla used to describe them. The kitchen and living areas are simply well presented, as depicted in the photos. It was clear from Alla’s repeated requests that she felt entitled to both an early check in and late check out. If we could have granted early check in, we would have. However, lockdown #5 in Victoria had only just lifted. As we explained to Alla, we were not permitted to enter the property during lockdown, so we had little time to turn the property around for her. We also had to arrange express delivery and installation of a part for the dishwasher. As it was, the property was not ready until 18 minutes prior to check in time. Alla knows this because we sent her a text at 1:42pm to let her know we had turned the ducted heating on ready for her arrival. We also granted a generous complimentary late check out. She still chose to write this extremely one-sided review. In relation to firewood, the listing description clearly states (twice) that we provide a “modest supply” between May-August. Despite this, as we had more in stock than usual after lockdown, we actually provided double the usual supply for Alla’s stay. It transpired on the last day of her stay (when Alla demanded our cleaners come and put the bins out for her, then suggested that we “ask a neighbour to do it”), that her group had some physical limitations. Whilst we of course sympathise, and we personally attended to put the bins out on Sunday for her, we feel her comments around the grounds being “unusable” were likely more related to her physical limitations than the grounds themselves. As advertised, the property has magnificent tiered landscaping which is clearly demonstrated in the photos, and by the various stairs on the site plan. It also has a huge open space at the lower level with an extremely user friendly basketball area. Perhaps if Alla had better done her research she’d have selected a property on a level allotment which would have been more suited to her needs. We cannot be held responsible when a guest does not pay attention to the listing particulars. This is an extremely popular property which receives highly rated widespread reviews and provides an excellent offering for its price point.
