The Space:

Sunset Tiny House at Bluebush Estate 1 is situated in a 10-acre private land in Rothbury, NSW. Just 50 minutes away from our tiny house, is the vibrant coastal city and major port of Newcastle. Our holiday homes are perfectly positioned to capture the stunning Rothbury sunset, have an overlooking view of three acres of vines and are home to different wildlife.



Your stay is more exciting with Hunter Valley’s horse-riding activities and The Vintage Golf Club 18-hole course. Vibe with the Rothbury’s vibrant Sunburnt Country Festival for a taste of local culture. Visit the world-class wine tastings at Peterson House or peaceful strolls at Hunter Valley Gardens in Pokolbin.



A cozy 139-square-foot tiny home with easy access to water, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities. These amenities include an eco-friendly cassette toilet with a removable waste holding tank, hand basin, and gas-heated shower.



IMPORTANT NOTE: If you're booking for a group, we have two holiday homes in our property available with 24 hours' notice.



Guest Access:

Tiny Away guests will have access to their assigned accommodation, the Estate gardens and grounds, and the on-site Cafe (during opening hours). Guests also have access to the Tennis Court, Swimming Pool, Volleyball Court, and Ping Pong Table (these facilities are shared between all accommodation guests of Bluebush Estate).



ADVISORY:



- Guests are not permitted to drive or park on the neighbour's private road, which runs behind the Tiny Away tiny houses.

- Vehicles must not be driven or parked on anything other than the designated gravel driveways and parking areas, particularly in wet weather conditions.

- Guests must not walk directly behind the Bluebush Country House (between the Bluebush Country House patio & first row of vines) to ensure each guest has privacy.

- Swimming in the dam is not allowed.

- Exercise caution when on the property. Appropriate clothing and protection for the outdoors should be worn at all times.

- Guests should not approach any wildlife; only observe from a distance. This is especially important for Kangaroos, Birds and Snakes.

- Dangerous activities are prohibited on the entire property (196 Wilderness Rd, Lovedale, 2325), including, but not limited to, 4WD driving, motorcycling, horse riding, shooting, hardball sports (including golf), and any other uninsured activity.



We do not accept responsibility for unauthorised behaviour and activities. Children must be supervised at all times, especially near the Swimming Pool and Dam.

Fun awaits you in the Hunter Valley Horse Riding & Adventures with horseback trail rides through the Molly Morgan Range and fun farm activities like hay rides, yabbying, and animal feeding.



Get the best wine experience with Hunter Valley's famous wine scene, like Peterson House, offering renowned wine tastings. See stunning Hunter Valley Gardens in Pokolbin, providing a picturesque spot for nature walks and seasonal outings.



Check out the acclaimed 18-hole Greg Norman–designed course ranked among Australia’s best at The Vintage Golf Club. Or join the locals at the Sunburnt Country Festival for lively country music, dancing, and a welcoming community experience.



Nearby local food spots includes a coffee and delicious French crepes at Cafe Brocante, enjoy cocktails and dinner at Jimmy Joans Restaurant & Bar. Visit Binnorie Dairy to sample their famous herb fromage cheese and gourmet deli meats.



Explore and take a stroll through the beautiful Hunter Valley Gardens. Enjoy the stunning views at Carillion Wines in Mount View, or get up close to native and exotic animals at Hunter Valley Wildlife Park.



For shopping and essentials, Coles Cessnock offers a full supermarket experience, while Pokolbin Village is home to a variety of specialty stores.



Families and nature lovers can enjoy Bridges Hill Park, explore the picturesque gardens at Hunter Valley Gardens, or experience a scenic trail ride at Hunter Valley Horse Riding & Adventures.



Throughout the year, the region also hosts vibrant events. Highlights include A Little Bit of Broke in March, the Kurri Kurri Nostalgia Festival, Mega Creatures at Hunter Valley Gardens, The Gum Ball Music & Arts Festival in April, and the Art of Shamanic Ceremony Women's Retreat in May. Wine lovers can enjoy the Hunter Valley Wine & Beer Festival in July, while seasonal favourites such as Snow Time at Hunter Valley Gardens during winter and the spectacular Christmas Lights Spectacular from December make the area a fantastic destination year-round.



Getting Around:

By car:

- From Sydney, 2 hrs, 183 km and to nearest towns 0.23 hours, 14km.

- Reachable by 2WD



By public transport:

- Guests can get to Bluebush Estate by train or bus from Sydney by travelling to Maitland. Transfers by car can be arranged with host for an additional fee or with a local Taxi.

- Taxis and Transfer Cars are the best way to get to the nearest towns. Guests can also tour the area via Electric Bike Hire or with iHop Hunter Valley (transfers to first stop from our property will be required). The most popular way to tour the area is on a Wine Tour. These can be with a Tourist Group or on a Private Tour for half day or full day. There are Taxi services in the area.



Other Things to Note:

- Gas BBQ grill is available.

- Drinking water is provided for free

- Pets are not allowed on the property

- No unregistered guests or visitors are allowed.

- Firewood costs $80 per stay, including kindling/lighter/matches. (Cooler months only)

- Yoga is available for $165 for up to 2 guests

- French Antiques Gallery tour is available complimentary during Cafe weekend opening hours and by appointment on weekdays

- Cafe available onsite Friday / Saturday /Sunday 7 am - 4 pm

- Tennis Court / Swimming Pool/Volleyball/Ping Pong available between Sunup and Sunset

- No smoking inside, except in designated areas.

- Compost bins are provided to dispose of trash properly.

- Telstra, Optus, and Vodafone have strong reception, while other networks are weak

- We would like to advise guests that longer stays or later check-outs will incur an additional charge.



IMPORTANT NOTE:



- Vehicles must stay on gravel driveways, especially in wet weather.

- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain our cassette toilet and ensure a clean and fresh experience for all guests. We appreciate your understanding.
