The house is light and bright with everything you need to feel at home. The fully equipped open plan kitchen and butlers pantry has an espresso machine, dishwasher, microwave, air fryer, ninja blender, toaster and kettle. There is a large family sized fridge and freezer.

The laundry has a washer/dryer, and there is both an indoor and outdoor clothes line.

The outdoor area consists of a great, sheltered seating space with dappled sun and a large BBQ. There is also a private grassy courtyard.

There are 2 living spaces. One is large and cozy space with sofas made for lazy days, and a huge HD TV with access to all of your streaming services. This one is adjacent to the dining area and kitchen. The other is a sitting room, with great natural light, a large TV, gas fire and is set up as the perfect work from home area with a desk and comfortable office chair.

There is also the most comfortable reading nook, with plenty of books for kids, teens and adults to borrow. The house has plenty of games available, a porta cot, and a tub of kids toys.

Downstairs Master Bedroom with King Bed, walk through robe, large ensuite with double vanity, bath and walk in shower.

Upstairs, is the 2nd bedroom with Queen bed, 3rd bedroom with Queen bed which is set up as a teenage room, but comfortable for a couple, and also has a small balcony. There is a shared bathroom with bath and shower, and a separate toilet.

The house is situated within walking distance of the Fyansford Hotel - a great pub for huge and hearty meals, sports bar, bistro, kids activity centre, and adult gaming.

Also within walking distance is Truffleduck function centre, and a slightly longer walk or short drive award winning Provenance Winery and the Fyansford Paper Mills district.

At the end of the street are 3 playgrounds, surrounded by beautiful parklands and a full size sports oval, public BBQ area and rotunda. The Barwon River, and the surrounding walking trails leading to Buckley Falls and beyond are so easily accessible just 150 metres from the front door. You can ride or walk the river trails, and even access the extension of the Bellarine Rail Trail. Queens Park Golf Course is a 15 minute walk or short drive away.

Convenience is paramount, with the Princes Fwy only one minute away to head directly the famous Great Ocean Road (Anglesea, Torquay, Bells Beach, etc...) or head to Melbourne in only 1 hours drive. Geelong West and all the flavours of Pakington Street are only a 5 minute drive, and Geelong City Centre and the famous Waterfront only 5 minutes further from there.

There is no smoking allowed in the house, if you do smoke you will be charged an extra $500 towards cleaning.

We do not accept `schoolies` groups at this property and the minimum age for check in is 25 years.
