Smoking and illegal drugs are strictly prohibited inside the apartment.
✅ A designated outdoor smoking area is available. Marijuana use inside or around the property is strictly prohibited.
Fine: $400 plus cleaning and repair costs.
🎉 No Parties, Events or Schoolies
This is a peaceful building. Parties, gatherings, or “schoolies” are not allowed. Small birthday gathering is permitted with prior approval.
💸 Fine: $750 plus possible eviction.
👥 Registered Guests Only
Only booked guests may stay
💸 Fine: $150 per unregistered guest per night
🐾 No Pets (Though We Love Them!)
As much as we adore animals, pets are not permitted to maintain allergy-free comfort for all guests.
💸 Fine: $600 per unauthorised pet plus additional cleaning associated with removing pet odour, waste, damage and hair.
🔇 Quiet Hours: 10PM – 8AM
Please respect neighbours and keep noise to a minimum during these hours.
💸 Fine: $200 for noise complaints or disturbances.
📸 No Commercial Use
No photography/videography for commercial purposes without approval.
🔑 Lost Key
Lost or unreturned keys within 24 hours will incur a replacement fee.
💸 Fine: $250 for lost key + $150 building fob access key.
🧼 Keep It Tidy
Excessive mess or damage may incur charges.
Fine: up to $300 cleaning and admin fee + repair cost if needed.
⏰ Late Checkout
Check-out is strictly by the stated time.
💸 Additional charges ($35p/h) apply for late departures unless pre-approved with 24 hour notice
🚫 Breach of Rules
Failure to follow the above rules may result in immediate cancellation of your stay without refund, and additional charges may apply based on damages or non-compliance.

A $20 Accidental Damage Waiver is applied to each stay at our property. This provides peace of mind to you by covering unintentional accidental damage up to $500.
The Waiver does not apply to: Lost keys, access cards, or fobs; Pet-related damage; Negligence, misuse, or intentional damage; Excessive cleaning, smoking, or unauthorised parties; Accidental Damage which you did not report during the stay.
