Shoal Bay Coastal Sanctuary, Anguilla, BWI

Shoal Bay Coastal Sanctuary is located directly on the coast with beautiful unobstructed views of the sea. It's a gracious two story home of 3 bedrooms and 3 attached full bathrooms--the lower level is comprised of two bedrooms on either side of an open plan kitchen / dining room / living room arrangement with the master penthouse bedroom on the upper level--all rooms face onto the Caribbean sea and overlook the fresh water pool that extends beyond the covered patio...all rooms are fully screened and air conditioned and graciously decorated in a Caribbean motif.

The space
Shoal Bay Coastal Sanctuary is a very short hop to Shoal Bay Beach (less than a 3 minute drive or 10 minute walk) whereby the beach has a number of "hidden" access points that can be easily reached from the home and will be detailed upon your arrival--Shoal Bay Beach is famous not only for its sand and water quality and abundant snorkeling opportunities, but also for its upscale hotels / friendly beach bars / causal and gourmet restaurants...as such you're close enough to it all to enjoy it while being far enough away from it all not to be bothered by any of it.

Guest access
Guests have unencumbered use of the entire home whereby the home is solely for use of guests who book together--there is no "sharing" with anyone other than those in your party.

Other things to note
In addition to the villa itself being lovely and comfortable the area is sublime with easy access to the nearly adjacent beautiful Shoal Bay Beach along with the amenities thereon of hotels and beach bars and causal restaurants, none of which impact the serenity of the villa itself--and, as an added "home entertainment" option, the garage has been converted into a pool table / dart board game room with the garage ramp now boasting a putting green and corn hole set...as such, the best of both (the best of all) worlds.

And as an important aside...

Please be sure to correctly indicate the number of guests so that proper arrangements can be made regarding bedroom preparation and provisioning--additionally, as base rates are calculated on double occupancy, please know there is a per person per night surcharge for additional guests to cover added costs of electricity / water / propane / wear & tear & breakage--in the event the additional guests are only staying for part of your holiday, please let me know directly so we can make adjustments properly.

And as a final note: Insofar as the villa is being offered for purchase, any purchaser must contractually commit to honoring all rental reservations as a condition of sale, whereby any rental guest interested in purchasing the villa will be granted a 5% purchase price reduction with showings only occurring during vacancies as guest privacy is paramount.

Relaxing & Beautiful Villa with Stunning Views!

We had an amazing stay in the villa! As soon as you walk in the door and see the beautiful pool and ocean right in front of you, you instantly feel relaxed. The sound of the waves while sitting outside is magical. The villa has everything you need for a very comfortable stay and Scott is great at checking in with his guests. Everything was clean and well thought out for our stay.The location is great for privacy, but so close to plenty of restaurants and beaches. This is our third trip to Anguilla and we have always stayed in the hotels on the island, but this villa was exactly what we needed to rest and recharge. We relaxed at the pool in the mornings and then went to all the beaches to explore. You will be very happy staying here. It’s heaven on earth. Lastly, we loved seeing the wild goats daily on the rocks. It was a goat parade and for my teen who loves goats, this was the perfect surprise!Thank you Scott for everything!

Property is tired. Outside doors (both sliding and hinged need replacement). Railings and outside lights need further repair and not just painting. Inside needs new furniture throughout. Kitchen is under equipped: needs more pans, baking sheets, short on dishes - no medium plates for salads, breakfast, etc. All air conditioning has failing thermostats. Always too hot or too cold, can’t maintain consistent temps.

Wonderful stay

The house is located close to Shoal Bay which is one of the prettiest beaches. The pool is a great feature. Plenty of room. We had 4 people in our party but could easily accommodate 6. Location is private with only a few other houses around but the garden really secludes you. I would recommend renting a car to access dining and other parts of the island. Loved it.

Wonderful place to stay. The ocean views of Shoal Bay are stunning. Very quiet with sounds of the surf, birds and roaming goats that frequent the outside of the property. Extremely pleased and would likely return next year if available. Thanks Scott......

Beautiful house on the ocean

We really enjoyed our stay at Scott's place! He was an excellent host and the place was clean and well equipped. The views of the ocean were breathtaking. Wonderful pool that we enjoyed every day. Great restaurants close by. Anguilla is a quiet island- no crowds when we were there. We would recommend it!

A perfect Anguilla stay

Absolutely beautiful property with a stellar water view and easy access to the most beautiful beach in the Caribbean. The villa is large and comfortable and the bedrooms are private and spacious with each having an en suite bathroom. The pool is an infinite looking directly over the ocean and the large deck is perfect for daytime and evening fun. The property manager Scott is a delight to work with, responsive and fully knowledgeable on all aspects of Anguilla life. For a couple or a group, this is a perfect island home.

Island Get Away

My husband and I loved our stay here. We primarily used the master suite upstairs and the views were spectacular. We loved the wild goats that wandered by on the cliffs and Scott was very responsive to all of our needs. He also had great recommendations for dining on the island. We would absolutely stay here again!

Great house & location!

My husband and I spent a lovely week at Kuhl Breeze. We had been to Anguilla previously and knew we wanted to be in the Shoal Bay East area. The location was great and just a short drive to the beach at SBE. The house was spacious and well-equipped. WiFi was strong enough for my husband to do some work. The kitchen had what we needed to cook several meals. The views from the patio and pool are stunning. We spent many evenings star gazing and enjoying the sound of the ocean below. There are neighbors on each side, but if they were there, we never saw them. We needed to contact the owner twice due to minor issues and he was very responsive, including delivering a new can opener in less than an hour when we couldn't locate one. We'd definitely stay here again.

July visit

We enjoyed a wonderful vacation in Anguilla and the villla was exactly as was pictured on VRBO. The villa had pretty much everything we needed. The pool was great and the views were stunning every day. The only drawbacks were that the power did go out twice during the stay which you should be aware of on this remote island and that the villa is up for sale so you may be asked if it can be shown during your stay as we were. We respectfully declined as we wanted a private, uninterrupted stay during our rental period. We would’ve like to have had cushions on the lounge chairs by pool. Additionally, the bed linens are worn and honestly need updated and the pillows need replaced so as to be of standard.

What A Find! 👍👍

This is a spacious, comfortable villa with a beautiful view of Shoal Bay East. Very private. Very large bedrooms with huge bathrooms. The infinity pool is inviting and fantastic! There are some things that need attention (primarily most of the sliding glass doors), but you’ll be hard-pressed to find a private villa as nice for the price. Would we come back? Yes. :-)

Elegant Relaxation

Seeing the pictures of this property does not do it justice. When you come through the gate and you see all the colorful landscape specimens in what is a pretty arid landscape and you know that this place is special and the owner appreciates natural beauty. The rooms are spacious and clean. A master suite fit for royality with fantastic views of Shoal bay. Downstairs, step outside onto the portico you now take in the elegance of the infintiy pool that appears to drift off into the ocean. And that is where the relaxation happens. Hearing the melody of waves kissing the rocks below in tune with the coo of the turtle doves creates a true harmony of nature. We cooked some great meals in a fully apointed kitchen and ate our dinners outside to enjoy the evening breeze. When we come back we are bringing some friends with us because the only thing that would have made our stay even better is if we had invited some close freinds to share this wonderfull villa .

A fabulous stay at the Kuhl Breeze!!!

My partner and I stayed at the Kuhl Breeze villa at the end of April and we had an absolutely amazing time! This was our 6th trip to the island and Anguilla feels like a home away fro home at this point. The Villa enhanced this feeling in every way! The pictures do not do the beauty of the Villa justice, and in terms of the view, well you really have to stand there with the breeze blowing in your face to fully appreciate it. Working with Scott was also a “breeze” - he was immediately responsive upon contact and gave us a wonderful warm welcome upon our arrival. He was fantastic to meet and get to talk to. We spent most days at the beach and then returned to this beautiful home and the inviting pool and patio to close out the day. The pool was warm, clean and inviting. The grounds and flowers are kept with love and care. I could not get enough of the colours! The Villa has everything you could need and we never once said “I wish there was a …”. We felt relaxed and comfortable for the duration of our stay. Lastly, this location on Shoal Bay was one of our favourite spots we have found. Shoal Bay East continues to keep us enchanted as do our daily visits to Gwen’s, Elodia’s beach bar and the newly discovered gem of a restaurant, Ola’s - the food surpassed all expectations! We will be so happy to return in the future and are already looking forward to our next trip! Anguilla is a paradise and so was the Kuhl Breeze! Thank you Scott for everything!

Kuhl Breeze, a Cool Breeze

What a great stay! The house was perfect in every way. Location, 5 minutes from Shoal Bay East. In my opinion, the best beach on Anguilla. The house was actually the cleanest and best vacation rental we’ve stayed in. All of the rooms had nice furniture, the beds were comfortable, the AC worked perfect when needed but the ocean breezes left that almost unnecessary. Showers were large with nice and well working shower heads. The kitchen was well set up well The pool was fantastic with its ocean infinity edge. Morning coffee on the veranda overlooking the pool and ocean doesn’t get any better. Scott the host was engaged and available at a moments notice to help with the island. As I told Scott, for once the house actually exceeded the pictures. Great house, great place, great host.

Kuhl Breeze - Way cool! Laid-back Luxury & Treasured home.

Kuhl Breeze lives up to it's name. It's set back and tucked-away luxury and a treasure in that it truly is the best of both worlds as several other 5-star reviews have shared. The home is gated and privately situated between a few other similar-style homes just a few blocks from the major Shoal Bay East hotels. Rent a jeep from Bass and they'll meet you at the airport and guide you to the house. Kuhl Breeze is immaculately clean and uncluttered by design. The art is lovely and much of it I believe local. Glass top tables, comfy Caribbean vibe seating, hammocks, and floor-to-ceiling screened sliding glass doors welcomed us in and made it very hard to leave. The stunning view from the front doors extends straight out through to the infinity pool and ocean below. Since it was just the two of us we took the upstairs suite with an upper deck. We enjoyed breathtaking sunset views from the upper and lower deck each evening and endless stargazing in the unobstructed night sky. The spectacular sunrises from the upstairs comfy king-size bed as we opened our eyes early will forever be etched in our mind. Roosters and goats captured our attention and hearts as magical. They are very fond of the property and we found them amusing. We never turned on the AC. Why anyone would is beyond me. The trade winds cool the entire home and were very well with this soul. The location is minutes by jeep to the best beaches in the world. We ventured out to Rendevouz Bay, the Arch, and several other luxury hotel beaches and beach bars. They were about 20-30 minutes or so across the island and well worth the time. We leave Kuhl Breeze and Anguillia proper, pretty sure we fell into a magical portal where everything actually does have a place. Locals could not be kinder. Grocery stores are easy to find. Food is exceptional and reasonable. Kuhl Breeze also has two ensuite lower-level bedrooms that are perfect for additional couples or families with children. The prime Shoal Bay location and laid-back luxury of Kuhl Breeze are way cool AND the owner, Scott is even cooler! A kinder, more chill, and amenable host, we feel blessed to have spent a few fun hours socializing while on holiday within paradise. Be prepared to thank your angels if you found this treasured home. We can't wait to return. ThankFULL!!!

We had a great stay at this villa with a pool right on the coast. Scott the host was attentive, and we enjoyed meeting him. Short walk or drive to Shoal Bay Beach, which is one of the best on the island.

We loved Kuhl Breeze!

Scott was a friendly, responsive and very helpful host. The house had a great layout, three spacious bedrooms each with their own ensuite. The kitchen had new appliances, including a wine fridge, and was well-equipped. The infinity pool looked out over a vast expanse of ocean and was serene and inviting. We spent a lot of time on the shaded patio that ran the length of the house -- reading, listening to music and just taking in the views. It was unusually windy when we were there but this was true all over the Caribbean this year. The upside? No bugs. I never had to wear bug spray once. Shoal Beach is very close so you can walk (about 15 minutes) or drive (about 3 minutes). We had a great dinner at Zemi Beach House, listened to music at Gwens, and enjoyed a fantastic dinner at Hibernia. Great value and a beautiful place to stay. We even created a cocktail we dubbed "Kuhl Breeze" (frozen watermelon, frozen banana, coconut milk, rum or vodka and a bit of pineapple). Thank you Scott for your hospitality!!

Fantastic Villa- true gem

Kuhl Breeze was everything we could have hoped for and more! Absolutely beautiful home and stunning views from the pool deck overlooking the cliffs and Shoal Bay East to your right. My husband and I have been coming to Anguilla since 2007 and this was our absolute favorite place we've stayed. We would rent this villa again in a heartbeat and hope to return next year. The pictures don't really do the home justice, which when you step through the doors and get out on the patio, you'll see why. Stunning location on the cliffs and we thoroughly enjoyed morning dips in the pool, as well as evening swims under the stars. The kitchen is well appointed and the master suite on the top floor is a fantastic oasis - so serene with it's own outdoor deck, large walk-in closet, spacious bathroom and exceptionally comfortable bed. The home was sparkling when we arrived, extremely clean and well-cared for. Scott was the supreme host and gave us very detailed info prior to arrival, as well as checking in to make sure all was well with our stay. Top host indeed and we enjoyed how hands on he is and concerned that his guests are comfortable. Truly a pleasure to make his acquaintance and run into him as well enjoying a perfect Sunday at Gwen's Reggae Grill nearby! Kuhl Breeze is a lovely home away from home, exceeded our expectations and we're so glad we found it!

A lovely house with an incredible view. Comfortable, big rooms and bathrooms, complete kitchen. Scott was extremely helpful. Shoal Bay is a bit out of the way but there are good restaurants within 5 minute’s drive. Shoal Bay is a paradise beach and fantastic spots for snorkeling.

View, home and host are wonderful!

We just returned from a week at Kuhl Breeze (me, husband, 12-year old daughter and my mom) and the home was perfect for us. Everyone had their own bedroom with ensuite bath with lots of privacy for everyone. The view can't be beat and we loved listening to the sound of the waves as we drifted off to sleep each night. The villa is exactly as pictured and Scott is a great host. We hope to return next year!

Perfect family get-away

Such a perfect home away from home! The house has a great 3 bedroom with private bath set-up, but also has a nice family room/game room/pool area to hang out together! Located in a convenient location just minutes from Shoal Bay. Scott was an awesome host and we enjoyed visiting with him and then running into him at Gwen's Reggae on Sunday (which is a must!)! We will definitely return!

I moved to Anguilla in 1977 and other than the two years I spent in construction at 75 State Street in Boston @1987-88 and earning a Masters Degree in Real Estate Development from MIT in Cambridge @ 1988-89, I've lived and worked on island consistently (and lovingly).

The villa is in a charming low density neighborhood of impressive coastal homes and boasts bougainvillea gardens upon entry--the grounds are lovingly goat protected with an automatic entry gate so the the plants don't get goat devoured...however to the north (to the seaside) one can often watch them lazily grazing on our natural vegetation.

The villa itself is a lovely 3 bedroom / 3 bathroom villa in close proximity to the stunning Shoal Bay Beach. The master penthouse bedroom features appliances for making morning coffee / keeping early evening wine chilled / heating hors d'oeuvres, all discreetly tucked into the gracious walk in closet--every bedroom (including the downstairs master and junior bedrooms) have unobstructed sea views with lovely sunsets visible from the pool deck and verandah.

The kitchen is open plan with the counter island adjacent to the indoor dinning area which is in turn adjacent to the living room with all areas having unobstructed sea views.

The verandah features two double hammocks for calm swaying as well as an oak bar table with four stools for casual outdoor dining whereby a bamboo settee and chair ensemble round out the furnishings--as for the pool deck, comfortable Caribbean style chaise lounges abound.

All in all, a lovely home well maintained and well priced.

Beach beach beach! My home is as close as one can get to being directly on a major white and pink sand beach without staying in a hotel or mega villa.
