Looking for an exceptional setting for your next holiday, a long weekend, a special occasion with family or friends, a golf competition or a company seminar? This traditional farmhouse has been renovated and decorated with great care for your comfort. The house is located in a quiet and natural environment with incredible forest, right in the middle of the golf course of Saint-Malo (Le Tronchet).
With a surface area of 350 m², you will find everything you need for a memorable stay, with family or friends (Large garden of 4000m² and its beautiful garden terrace, Barbecue, fully equipped kitchen, games for children, ping pong table...etc)
Cleaning, sheets, towels and wifi (fibre optic) are included in the rental price.

Very comfortable for 15 people (6 bedrooms, 5 bathrooms) thanks to its size (350m2 including 100m2 of wellness area) and its numerous spaces. Whether you are a golfer or not, this place will delight all the members of your group, young and old.

The facilities are numerous and of high quality: heated indoor swimming pool, jacuzzi, large garden with trampoline, 6-seater swing, table tennis, table football, arcade, petanque pitch... what more could you ask for? Whether the weather is good or not, there is always something to do here.

On site, you will be welcomed by the Cocoonr team, the agency specialised in "ready-to-live" rentals, who will have prepared your stay and will be at your disposal throughout to enable you to make the most of it.

PLEASE NOTE: Villa du Golf is ideal for families and groups of friends who respect the site and the environment. We do not accept groups looking for a place to party. Golf du Tronchet is a peaceful place where our customers are looking for calm. Any festive excesses will be reported to us immediately, will not be tolerated and will be punished. Please note that the house is equipped with a noise detector. Neighbors are also present and may intervene.

LOCATION - ACCESS
Situated in the middle of the Saint-Malo-Le Tronchet golf course, the location is ideal in North Brittany: 20 minutes from Saint-Malo and Dinard, 15 minutes from Dinan and 40 minutes from Rennes and Mont Saint Michel, you will be able to explore the region of Brittany to discover some of its most famous jewels. On site you will need a car but there are several train stations nearby if you need to bring friends or family: Dole de Bretagne is 10 minutes away, Saint Malo (25 minutes), Rennes (45 minutes). All the shops are less than 5 kilometres away (supermarket, bakery, fishmonger, delicatessen, newsagent, tobacconist, restaurants) in the commune of Miniac Morvan. Also nearby, two very good quality restaurants including "Les Jardins de l'Abbaye" and the restaurant of the Saint-Malo Golf Resort.

THE HOUSE - LAYOUT AND FACILITIES
The house, open on all sides to the environment, is bathed in light. It has been renovated with care and attention by its owners in 2021-2022 to allow you to enjoy exceptional comfort, with a heated indoor pool and spa. A short guided tour, to be completed by our virtual visit proposed on the ad.

All the living rooms are on the garden level

A large, light and airy entrance hall, with cupboard and separate toilet.

On your left is the large living room (35m²), accessible by a small staircase. It is a warm room bathed in light, open to the surrounding nature, which offers a beautiful view of the golf course (green of hole number 6, the famous "signature hole" at Tronchet) through its fixed bay. Beware, the view is mesmerizing! The living room has two 3-seater sofas, poufs and armchairs, a coffee table, a large flat screen TV, wifi internet access, Netflix access and a real quality table football for the more experienced players! It is a large and friendly space. A Bluetooth speaker is also available.

To the right of the entrance, the main living area (50m²) is composed of a very nice high quality kitchen, with a convivial island, open on a large dining room with a fireplace (12 to 15 guests). The kitchen is fully equipped and has plenty of storage space: fan oven, microwave oven, 4-burner induction hob, fridge with freezer compartment, dishwasher (raised) and all the small appliances you need: filter coffee maker, Nespresso capsule coffee maker, kettle, toaster, citrus press, pancake maker, mixer .... to make wonderful meals for your loved ones. There are many preparation and serving dishes as well as pots and pans... The dishes and cutlery, chosen with care, are of course provided in more than sufficient quantity for all the guests. ... you should not lack anything to have a wonderful time!


From the kitchen, you can access a hallway with a large cupboard containing storage space for your groceries and a second fridge with freezer space. Practical when there are a lot of people and ideal for keeping drinks cool! From this hallway you can also access a bathroom with a shower, washbasin and toilet. This bathroom is adjacent to the children's area. A lounge/games room with a flat screen TV and an incredible real-life arcade machine that offers access to over 1500 video games for free. For the more nostalgic, you will find for example Pac man, Space Invader or Street fighter... Some books and board games are left at your disposal by the owners, please take care of them!

The laundry room is adjacent to the children's room. It has a washing machine and a tumble dryer, the use of which is of course free. This equipment is new (purchased in 2022).

THE ROOMS (first floor)

On the first floor, the house offers 6 bedrooms divided into three separate sleeping areas, which allow the privacy of the occupants.

Left wing: two large suites, one with a 160x200 double bed, the other with a 180x200 double bed (or two 90x200 beds), each with its own bathroom (with bathtub) and a separate toilet in each suite.

Central part: this area has three bedrooms and two bathrooms: a large double bedroom with a 180x200 bed (or two 90x200 beds), a small bedroom with two bunk beds (90x190) and a double bedroom with a 180x200 bed (or two 90x200 beds) and its own private bathroom A bathroom with a bathtub and a changing table will also be ideal for families.

Right wing: Above the children's playroom/lounge, a small dormitory will accommodate four occupants in two single beds (80x200) and two bunk beds (80x180).

All the bedding is new and high quality (Epeda, Treca...). For all guests and your comfort, all beds will be ready on your arrival at the Villa du Golf. Sheets and towels of 4/5 star hotel quality, kitchen towels and bath mats are also provided.

THE POOL AND WELLNESS AREA

Accessible from the main living area as well as several other external accesses (lockable), this space on the garden level will be the icing on the cake:
With a surface area of 100m², it is covered and offers an incredible view of the garden, the golf course and the surrounding forest. It has a 9.5m long by 4.5m wide pool up to 2m deep, a jacuzzi/spa for an incomparable moment of relaxation for 3 or even 4 people, as well as sanitary facilities with shower and toilet. The pool is heated all year round, between 25 and 29 degrees by a heat pump. Please note that the temperature of the water cannot be guaranteed, as it depends on the weather conditions outside, which can influence the temperature of the pool inside. The jacuzzi can be heated to between 34 and 38 degrees to allow you to enjoy it fully. These facilities are at your disposal and we hope you enjoy them. Your children are your responsibility and must be supervised. In the absence of parental supervision, doors should be kept locked. For reasons of hygiene and durability of our filtration, we ask you to always take a shower before entering the pool or jacuzzi. Thank you for your understanding.

Outdoor areas :
More than 3800 m² of outside gardens with trees will allow you to enjoy fantastic moments of calm or conviviality with your loved ones.
The garden on each side of the house is open on all sides to the magnificent and bucolic surroundings of the golf course and its surrounding woods: more than 100 hectares of magnificent nature in all seasons. All year round, you will be in a real haven of peace in the middle of nature.

Outside, there are numerous facilities to delight young and old alike: trampoline, six-seater swing with slide, gas barbecue, table tennis, petanque court, outdoor living room, outdoor dining table, petanque court...

We have created this house so that you can spend excellent moments of calm, conviviality, relaxation or sport! Cycling in the forest, your morning jog, walks, picking up chestnuts or mushrooms in the autumn, fishing is also possible on the pond next door. There are also two municipal tennis courts in the vicinity which are freely accessible.

A garage, with an electric door, will allow you to safely store your golf bags, bicycles, scooters...
The outside parking spaces allow you to easily park 3 vehicles, even more if necessary.

Note: a mowing robot circulates regularly, day and night, in the garden. Let it do its job and don't approach it! However, there is no danger to your children, as the robot will be able to get to safety on its own.
We just ask you to put away the stuff every evening so as not to disturb its work.
